The floor in the room was buckled from water damage. The shower grout was black with accumulation in the corners. The curtains didn’t cover the windows very well. The help was friendly and helpful. The location was great.

Friendly staff, excellent local food on site, and a great location that’s easy to get to the beach or the zoo! The room cozy and comfortable and the walk out balcony was something I missed in the ad, so that ended up being a pleasant surprise. We’ll be back for sure!!!

The location is absolutely perfect, love that OB dog beach is only a few steps away! Staff have always been extremely nice and helpful. The only negative is that the mattresses in this room were very firm.

We have stayed here several times and absolutely loved it but this time we had neighbors that left there 4 dogs in the room all day long into the night and it was horrible. I went to the office twice and was told that he would call them. I asked for a copy of the rules and found out that as long as you tell the office your leaving your pets in the room its ok. Well, it totally ruined out vacation and will not recommend this place any longer.

The floor in coming up and the couch was broken and dirty and when you look out side it’s a bunch of homeless people living outside and there is no parking and they charge you $16.16 for parking I wasn’t even told there was a fee for parking .. the ac/heater makes a lot of noise it was hard to sleep with it on the beds were ok but the blankets were thin

The view was great. Room was big, roomie and clean but it was very cold and there only the sheets and a thin blanket. There was a wall heater but it was very very old and very very loud.

Contrary to other reviews, our hotel staff wasn’t the nicest. He wasn’t rude per se, but just felt like he wasn’t happy to be there. The hotel curtain ride was half pulled out of the wall so you couldn’t really pull back the curtains, the nightstands (which were very pretty) equally were falling out of the wall. The couch had rips, the blankets and towels had strains, and overall the cleanliness left a lot to be desired. The view was wonderful, the proximity to the beach was great, but overall pictures definitely looked better than in person. We paid additional for the suite, the size was nice, but that was it. Oh! And the coffee, one packet of creamer and one packet of sugar for three coffees, but we went to the desk to ask for more, and no one was there.

I booked this room for 2 nights. I was in town starting a new job. This room was filthy. I needed an outlet to plug my cellphone all outlets in the rooms didn't work. The tv was very large but only the bottom left corner of it worked on one channel. I moved the couch to find a plug it was filthy & had spiders and webs. The outlet behind the couch did not work. I tried to see if i could find one in the bedroom that didn't work. I tried to call the office with the phone in the room, someone had yanked all of the wires out. I walked down to the office in the pouring rain, the desk clerk came to the room & tried to fix tv, but it stayed the same. I asked for a wakeup call so i wouldn't be late on my 2nd day of work, she replied they don't get into the hotel until after 8AM. I didn't find an outlet to charge my phone and so i overslept and didn't get to work until 10 am and i needed to be there at 8am. This was such a crappy experience. I came so close to losing my job. I wasnt going to go back i was going to book somewhere else but by the time i got out of work it was almost 9pm so i figured i would finish out the stay as i was exhausted. Well the tv, phone and fridgerator did not cool. I left messages for the owner to call or come by my room and then i checked out. The owner finally called and offered $76 the when i checked there was less that $49

The amenities are a bit outdated; however, I chose this hotel for its location, and it DID NOT disappoint! I imagine the décor is intentionally designed to match the hotel’s vintage charm, so don’t be surprised if the rooms look dated. The staff were all extremely accommodating. I’ll definitely be returning next year!

This place was a total dump. There was gross staining in the shower and a sewage smell coming up out of the drain, the tiles in the bathroom were cracked, the sink, barely drained, and would fill up while trying to wash your face or brush your teeth. I didn’t take a shower for the entire four nights stay that I was there. The staff was very friendly. It made absolutely no sense that you had to pay $15 a night for parking when it is not an enclosed lot or gated or anything. It’s basically just aThe staff was very friendly. The reason I was staying there was because my aunt flew in from Virginia for the national Pickleball tournaments and she wanted to be close to the Barnes tennis center.

Pros: - Rooms are reasonably clean - Very close to the beach - Nice balcony Cons: - Key system is awful, and you’ll likely get locked out of your room repeatedly - People in the community don’t pick up after their dogs, and much of the surrounding area smells heavily of dog waste - Front desk staff were often rude

There was not one place on website showing that I would be charged daily for parking? When I parked right in front of my door. All rooms did. These were only parking spots. So don't understand the need to pay extra.

Location was great and staff was very friendly, However... the room itself was the worst room I've probably ever stayed in, it felt very dirty. We didn't even want to walk around the room or shower without shoes on. The water when ran smelt like eggs. The towels were so rough and literally felt like paper towels. The bathroom you could see dark scum along the tiles. Just felt very disgusting. I usually am not a harsh critic with hotels, and never leave bad reviews because not everything is going to be perfect but this is literally the worst room I've ever stayed in.

Dog Beach is an off leash Beach so they can run and have fun hanging with 400 of their closest friends. This hotel is old, built in 1960. They keep it up for the most part. Employees are exceptional, always there to help. It's rated at 2 stars, which must not take into consideration the location. We used to stay down at a cove. Three times the cost, and had to load up the car and drive here. Now we hook the leashes on, literally walk around the corner and we're on the beach. This was our 7th time staying here, and next year will be our eighth.

I enjoy staying in ob and because this place is dog friendly and has a parking spot it has been great for me on multiple occasions. My door at one point needed to be charged? To let me in. It was like 12am and I did not exactly feel like I would have been happy about that as a female traveling. I like this hotel so I hope they continue to take care of the property. I will definitely return .
