Overall ok, theres no reception or lobby or anything. We had to use WhatsApp to contact the owner(?) To let us into the apartment building. The bathroom was dirty, but they let us move to another room immediately. Doors work with a code rather than a key so they just texted us to move to a new room No room service, no fresh towels etc during our stay. We probably could have requested them. Ok location, tram T2 goes towards city center, about a 10 min walk.

The room was advertised as a bed & breakfast, there was no breakfast offered. It was also advertised as a bathroom/bidet included IN the room. The bathroom was shared. There was no WiFi even when the weather was sunny and clear. A handful of mosquitos in the room too. I have about 8 bug bites from the five nights I stayed there.

My stay in Florence from August 7th to 9th was a nightmare due to serious security and safety issues. The most terrifying event was an unauthorized entry into our room around 4:00 PM while we were sleeping. The management called it a "mistake," but it left us feeling deeply insecure for the rest of our vacation. Beyond the security breach, the room was in a state of severe disrepair. The shower head was loose and fell on my foot, the shower curtain fixture was broken, and the toilet leaked from its base after every flush. Cleanliness was also a major concern, with spiderwebs hanging from the ceiling and visible residue from dead flies on the walls. I reported all these problems and requested a refund, but the owner was completely indifferent. This accommodation is not recommended to anyone seeking a safe, clean, and well-maintained place to stay, as it demonstrated a complete disregard for customer satisfaction and safety.

There is no staff on duty. Everything is run through messages on WhatsApp. The electricity went off for 5-10 minutes my first night without notice, the pipes make gutling amd burping sounds everytime the watee is used (for washing hands, flushing toilet or showering)

The check in was remotely done, quick and smooth but the room provided was terrible. The double bed is made using two single beds, not comfortable at all. The room was full of mosquitos and was a graveyard of dead flies and mosquites all around the walls. Toilet was clean but was small and getting into and out of the shower is unsafe as it is very easily slippable

This was a rushed, last minute choice. Only stayed for one night. The door was opened remotely after me trying to get in touch with the person in charge for half an hour. Couldn’t use the elevator as the provided key didn’t work. The room was clean but crammed and felt cheap and worn out. All noice from outside could be heard from the tram to people and scooters during the night. I checked-out as soon as possible. The place is well connected to the train station on foot.

The bathroom was a little smelly when you flushed the toilet, no matter the contents inside. The entrance is a little confusing, the light is automatic so you have to switch it on when you’re entering. The overall room was nice, the bed was very comfortable, a little creaky. Overall nice stay. Had a problem with my booking and the owner was very lenient and helped me out over the phone. There is no lobby or staff, just an apartment style entrance.

Property is in a good location, close to the main train/bus station, but at night it's kind of a bit scary, we got stopped 3 times by people asking us for money and following us to the apartment, however nothing happened. Showers are very small and for a medium to big person like me is very hard to take a shower, other than that everything is fine, rooms are clean. I would suggest to put a second pillow per person in the wardrobe for persons like me who like to sleep on two pillows (the ones we found were very soft). Sofia and Ginevra are both very accommodating and helpful.

Place is small and basic. Ginevra who checked us in was extremely nice and helpful. The location is perfect, far enough away that it’s a quiet street but still walking distance to everything. Also we had pastries and coffee at the same place around the corner every morning that were fantastic

The rooms were comfortable, the location is great, and the staff was super nice and responsive. Although the check-in process and communication is all on-line, they always replied immediately to all my messages and requests. The only downside was the shower of the shared bathroom, which was a bit unsteady. But overall, I had good experience!

Very good system to entry to the rooms. Easy money only. They do not expense oil to put in the doors, when open it, very noisy. This is "Supposed" to be an B&B, but no breakfast is offered. They need to change the name for rooms only, this is fake information. Also, NO Information about around, restaurants or how to get to rooms.
