The Roma resort was in a really good location, 15mins walk to the colosseum and straight outside the front of the property was the metro. The room was very spacious and the lady on reception was really helpful ordering an early morning taxi for our departure.
However the property also has some negatives. The location is very noisy from road traffic until the early hours. The bed was extremely hard and uncomfortable. The room despite having a no smoking sign inside had clearly been smoked inside as had a stale smoke smell. This has lingered and clothes in cases still smell now we are home. It also has a damp smell in the property.
The overall room needed TLC, the bathroom had mouldy seals, peeling away door frames, cupboards without doors and generally in poor condition. The dining table chairs were filthy and I wouldn’t have wanted to eat in here, I took two dishes out to put crisps in for my kids and both were chipped.
I wouldn’t choose to stay here again despite the positive parts.

Did not even stay here. Misrepresentation of hotel in the photos on Expedia. It’s a fake hotel with shady customer service that demanded passport, credit card and other information before check in. Graffiti on exterior of building, operates like a hostel. Refused to refund my money! DO NOY STAY HERE - you will be frightened.

Convenient location next to metro. I noticed they came to make my bed and tidy up a bit during my stay. I never saw anyone from the management office but there was also no need to reach them. Mattress was a bit hard but besides that convenient location.

For the price, it was unbeatable! The room was spacious with extra beds, perfect for our young adult kids. Great location near the metro with plenty of food and grocery options. The AC did go out last night in main bedroom and wasn’t fixed during our stay—manageable for us, but could be uncomfortable in hotter months. We did not feel uncomfortable with our surroundings, but there is a lot of graffiti in Rome so be aware.

A Surprisingly Spacious Gem with Unbeatable Metro Access
Don’t let the tired exterior fool you—this apartment hotel in Rome turned out to be a fantastic find. While the outside could use a facelift, the interior offered more than enough to make up for it. The one-bedroom apartment was incredibly spacious, featuring a small but functional kitchen, two full bathrooms (a rarity in city stays), a comfortable king-sized bed, and a queen-sized sofa bed that easily accommodated our family. Plus, with two separate air conditioning units, we stayed perfectly cool even during the Roman summer heat.
The location was a dream for getting around. The metro entrance was quite literally just outside the front door, and it was only two quick stops to Roma Termini. This made navigating the city efficient and stress-free. The included continental breakfast was served across the street at a charming local restaurant and was a lovely way to start the day.
The only real downside was the lack of a 24-hour front desk. While not a dealbreaker, it would have added a layer of convenience, especially for late check-ins or assistance during off-hours.
Overall, a solid, affordable choice for travelers who value space, comfort, and unbeatable access to public transit over curb appeal.

Really enjoyed staying here. Some may be turned off by the graffiti on the walls outside, but we found that to be very common in Rome. It was very safe and very convenient location to the train. The room was very big and traveling with 3 women and having 2 bathrooms sold me on the hotel.

We stayed at this location for 6 nights, and aside from the beds being brutal (which they all are in Italy), the rooms were spacious with two separate rooms, both with their own washrooms. The elevator is small and only fits a couple of people or one person with their luggage. My issue was with communication and the noise. The communication was very poor. The reception is only open from 9am - 4pm, so if there are any issues outside of that time, you are kind of on your own. As for the noise, HOLY MOLY! the hotel is located right in the middle of a main intersection, with a metro, main bus route and main tram route, so from 7am - 11pm you hear everything. Also, the amount of sirens from Ambulances and Police officers is CRAZY! there's seriously a siren going off every 30 mins for 12 + hours ( I may be exaggerating, but it seemed that way). But the location was amazing, so I would stay there again, I would just bring some earplugs or noise-cancelling headphones.

The unit was huge! And it’s something difficult to find in Europe. It had three bathrooms!! Kitchen was almost fully equipped. Hot water at all times. Shower-heads holders needed some maintenance as none had grip to stay at place and ended up moving down during shower. Building entrance can be “spooky” as it is graffitied and main entrance door is not well maintained. It is located JUST as you exit a metro station which couldn’t be better when traveling with lots of luggage. A few steps before the elevator once you are inside the building. Walking distance to Collosseum/Forum AND Santa Maria Maggiore where Pope Francis was recently buried.

We arrived late in the day, only to find the power was out. The hallways were pitch black and our room had no electricity. There was no one working reception.
I had to text with someone about the predicament, and she was completely useless.
The security keypad to the front door was not functional, due to power outage, so any random person could have entered the building.

Our family's stay at this hotel was very special. To begin with, I would say that the lady who served us was very kind and professional, always willing to resolve any concerns. The rooms are very spacious, the bathrooms are clean and spacious, and the kitchen has everything you need. The area is fantastic; everything is close by, and there's a train station next to the hotel. Another wonderful thing is that the Coliseum and other attractions are a 15- to 20-minute walk away. Across the street from the hotel, there's a small Chinese restaurant with excellent food and affordable prices. I will definitely stay at this hotel again with my family.

It was a great place to stay. Plenty of space for a family of 5. 15 minutes to some of Romes major attractions. My only concern was the service hours. They are only open from 9am to 4pm. Not user friendly if you need assistance, as the lift was broken upon our arrival.

This hotel was a pleasant surprise. After reading some bad reviews I was a bit afraid, but it was completely the opposite, the appartment is very modern and cleaned, and the area is safe and closed to the city center.
This has been my best experience in Rome so far (if you have been there before, you should already know how hard is to fine something good for an affordable price), with value for money, I can definitely recommend!

I was worried after reading other reviews. Gave the place the benefit of the doubt.
We travelled with 3 kids and was worried about safety. It did feel safe enough though. The location was good.
Otherwise rhe property was terrible. It stunk, the toilets emitted foul smells continuously. The bathrooms were mouldy ans stale. The floors were dirty. The curtains didn't cover the windows. The few dishes provided needed washing first, and there wasn't even a tea towel for drying. The furniture was old and falling apart. There is no hot water to the kitchen sink, and one night we had no hot water to the showers.
One positive, Fresh towels each day.
I wouldnt stay again. It put a damper on our Rome adventure.
