My wife and I and another couple rented two rooms in mid May and could not have been happier with the hotel. The rooms were clean and as advertised, the owner was extremely pleasant and helpful. When in Venice it is fun to stay in a place that is filled with history, and this does not disappoint. Built in the 1600s as a priory for the nearby church, it has been modernized and offers what travelers expect. The location cannot be better: just a few blocks from the Rialto Bridge and Saint Mark’s Plaza. We were very happy and when we go back to Venice, we will not hesitate to return to this hotel.

Highly recommend this beautiful place .... we had the junior suite with jacuzzi bath and it was glorious old venetian style decor and furnishings with small balcony overlooking the canal....perfect ...staff could not do enough for us 5 star service ....spotlessly clean and fantastic location....we will definitely be back thank you 😊

This property is in a perfect location - 4 minutes walk from Rialto vaparetto station. It's location - right on the canal is quiet despite the procession of gondolas passing by. The Residenza is so centrally located for Venices sights as well as shopping & eating options. We stayed in room with the balcony which really was so special - loved it.

There is a very small window of opportunity to check in… And then there is virtually no service beyond noon in case there are any issues. The room was clean no issues there but this is more like renting a room instead of having a hotel and the typical services and information you would receive with one. It is also incredibly hard to locate

wonderful room, personal terrace, excellent location and good breakfast, with many options. Anna, the staff was very welcoming and kind. The only issues were that AC was not working at all and the bathroom floor would always be soaked after a shower, we couldn’t find the leak. Overall great, beautiful room, amazing location, and very clean.

poor amenities,,, I almost got blind watching a 15" TV fo such a big room, toilet paper is almost invisible, you have no air conditioning obviously and to be able to breath you need to open the window you feel completely trapped in such a closed room,,,the carpet super nasty and the front desk takes forever to attends and when you see it you think you will be in a great place but then they send you to another place my advice is,,, read a lot of reviews,,, oh and if you are lucky to have a male kiss hm because pretty much all women there are the rudest people in the world, looks like they hit themselves before leaving their house to be mad and treated you wrong even you are paying a lot already...

We paid for the end room which had a balcony over looking a canal which was absolutely gorgeous to wake up to every morning. The property doesn’t have a reception however it has a sister hotel which is where you go it check in/out, we didn’t find this to be a problem as they were virtually opposite each other.

The location was excellent and close walking distance to all the citys main attractions. I was disappointed however that our room was on the alley side, as the main reason I booked this hotel was because a different review said that gondolas go by right outside the window. Check in was at a separate hotel, but went smoothly and staff was very nice. Room was nothing special, but as expected for the price. The bed was uncomfortable. The AC didnt work well and leaving the window open left us covered in mosquito bites.Bathroom had a very nice, small bathtub with jacuzzi jets, but it looked like there was some mold on the side of it. Also, some of the fresh towels were left for us sitting in the bidet, which is disgusting. Showeing wasnt really an option as the showerhead didnt stay mounted to the wall.

We had a really easy stay here, the check-in and out isn't the same building but as long as you're aware of this everything else was fine. We got checked in and a porter took us to our hotel and showed us the room, it was clean and comfortable, everything worked well and it is such good value for money! Barely 5 minutes walk to Saint Marks Square. Only thing is we probably wouldn't have been able to find it without being taken round as it is down a small street with only a plaque to show where it was. Other than that very easy! Even gave us advice on where to find good food!

We had a really easy stay here, the check-in and out isnt the same building but as long as youre aware of this everything else was fine. On line information did not mention that the place of lodging did not have registration service. I had to call someone to lead me to another property under the same ownership located a couple of minutes away on another street, to register, and partake of daily breakfast. I did get accustomed to this moderate inconvenience, and found the breakfasts excellent and most of the desk staff friendly and informative. The location is excellent. My one complaint is that wifi was not functional in my room, despite the advertising and several complaints to the front desk.

We loved this quaint apartment and watching the gondolas pass by our window. It was very close to San Marco and many restaurants and shops. The desk clerk was very helpful arranging transportation to the airport and recommending local sites. A very positive experience.

This was a fab little apartment for our family. The windows opened onto a canal with gondolas constantly going past - brilliant for people watching. It was small but comfortable with air con. However the kitchen didn't have enough glasses, cups or plates for 4 people which it is advertised as catering for. The reception in the other hotel had a very brusque receptionist who couldn't crack a smile. It's in a great position though and very close to the Rialto and St Marks. It was great VFM for a family to stay in the heart of Venice for a couple of nights.

The Hotel was a little difficult to find however calling them was very helpful. Did not realize I was booking a off site connection hotel to another hotel so lobby and check in where at a different hotel. Great location in Marco. Once you learned the location the landmarks were easy to find your way back to the room. Very friendly staff. Breakfast was good.

The studio was very spacious and comfortable, the second day the staff that cleaned took the blanket of my bed without apparent reason and at the check out the person at the desk was kind of rude because I didn’t understood what he was saying
