Air conditioning, location, cleanliness, staff flexibility, and safety. Overall a very positive experience. Relatively good value for price. Beds are very comfortable and rooms are quite cool even during the summer.
Limited operating hours, lacks the features of a hotel (e.g., breakfast facilities), rooms are not sound proofed from construction or interior noise, but we were still able to sleep very well.

The location is amazing, close to Spanish steps. There are a lot of shopping stores along the street. The breakfast at nearby cafe is delicious and you have a lot of options. The staff is amazing, very nice and very helpful. The room looks exactly like the photos. Also there was some mentions about noise - if you are really really quiet you can hear someone entering the guest house, but otherwise the rooms are well isolated.
The air conditioning unit was a bit tricky to use, they could get an upgrade. The sheets had a few stains, but overall it was really clean.

Incredibly helpful staff. Great communication and recommendations for local spots to check out. Were also very helpful with questions about transportation/airport transfers etc. Property itself is clean, well maintained and easily walkable to transit/all Rome’s main attractions.
It’s right in a busy shopping core. Which honestly made it very convenient in terms of walkability and dining options but you’re right in the thick of the crowds the second you step out the door. That being said the property is very quiet, once you’re inside you’d have no idea there’s a thousand people outside.
