Location only
The furniture is worn out and smells very bad. It is also unclean and unfit for human consumption. Breakfast consists of some biscuits and canned croissants. The bathrooms are shared and there is no air conditioning or elevator.

Near the Pisa central station,just 2 mins walk. Take the bus (1+) from the station to Pisa tower, just 10 mins away. Good locations like basic markets, kebabs and other eatables are just a couple of mins walk. Balcony, kitchen with all the amenities, very basic breakfast like cornflakes milk, coffee and outside basic croissant and cakes with some cheese cubes and butter. No breads, No eggs, No anything Hot and NO fruits.
Stairs, No elevator, No AC, small fan available, Shared Bathroom as they have mentioned already.

Communication was excellent, we requested very late check in and instructions for self check in were provided very clearly and it was a very smooth process. Room was clean and very comfortable, nice balcony. Bathrooms are shared but very clean. We stayed for one day and half. Overall everything very good and i would definitely recommend this place.

The location is very convenient for earlier/ late departures, this place is close to the Pisa International Airport and not far from the main tourist attractions such as the Leaning Tower of Pisa. The breakfast is included in the price. Guests have access to the terrace, kitchen and garden where You can have an Italian coffee just for 50 cent. The room was pleasant, cosy, with a little table, reading lamp, bed, an antique dressing table, TV. The linen and towels were included in the room. Share both rooms were always available. Great value for money!

Looking at the price, the location, the breakfast options (how modest it would be, I have to praise the hostel). I was very satisfied. It is not a 5 star hotel, but a modest place. It is an old tenement next to a busy street (as long as from this side of the room you have), so you can hear the surroundings (like any tenement, this is probably not a surprise), however, ear plugs manage :). By the fact that I underestimated my standard I was pleasantly surprised by the place. Bathrooms I have also seen worse, I think it is better than I expected. There was no dust, and someone cleans the bathrooms. Large, spacious, with a secluded window, plenty of toilet paper - well you need that sometimes ;>. Overall it is not a nightmare as others may write. If you have higher expectations then you can always change hotels, this one is modest, but still nice and definitely spacious. A small minus also for the lack of air conditioning, I would always choose air conditioning over a TV in a hostel, but well it is what it is. But there was a fan to put, the townhouse at night also cold it is ok. There is a 24-hour open kitchen area, where there is a microwave and a refrigerator, a table, chairs, cutlery, a place to wash dishes, dishwashing liquid, dishwashing sponge, kettle - everything for the weary traveler :). It's great that there is such a place. Receptionist contactable, nice, chatty, will help as he can :). My mother very liked him and regards of course :).
Not too much. The beds are comfortable, especially the mattress, but because of the metal frame they creak terribly when sleeping and turning scrubs the bed on the ground and it's loud . The bathroom was fine, but the shower was clogged, not very symaptic, someone did not unclog even once with some kind of unclogging fluid, and I was a few days (I washed at all times of the day and evening), but I survived that somehow too :).. It could have been worse (always).

the sweet elderly man that works at the front desk is so kind and caring. he really made the review go from a 2 to a 5. speaks multiple languages and has great stories to tell. really gave the place an atmosphere. they had lots of Italian brioche for breakfast, was nice snacks.
you can tell that the owners don’t take good care of the place, ( not the sweet elderly person ), there was a lot of dust. dead mosquitoes on the wall. one of the toilets were clogged and smelled terrible. there wasn’t what I would consider breakfast, but I do understand that is just what Italians have breakfast.

to be quite honest it was the worst accommodation experience I have ever had, the room was filthy, it had an unpleasant odor, the beds were uncomfortable, we had to put the mattresses on the floor to be able to sleep, the duvets were without a cover and you could to see that they were dirty and smelly, the bathroom was something unpleasant, in one of them there was no water pressure in the shower and it took a long time to heat outside which was very tight, the flush did not work properly, the other bathroom without structure, very cramped, water splashed everywhere and both bathrooms smelled of pee. breakfast didn't have much to look forward to, it was just bread, coffee and juice, nothing more

The only positive note is that it's close to the train station. Apart from that, the people in the staff do what they can to help but the logistics and management of the hostel is awful.
It has potential to be a great backpacker hostel given that it has a simple but cute tiny garden in the back, a kitchenette and 2 bathrooms per floor.
However, the cons widely outnumber the pros. Since there's no enough space for the cons in the other space, I'll continue the cons here (they start in the cons section though)
CONS Pt. 2/2
MOSQUITOS: Seriously guys. Do something. there are no mosquito nets on the windows and my room opened on a light well (which is normal and common in historical Italian buildings) so ventilation was necessary as well as hard. (The room also had humidity problems. Result: mosquitos everywhere. Ventilation is necessary also in the common spaces so of course doors have to stay open. But seriously: just buy some of those Raid or Vape electro-emitter that heats up and has plates which ensure protection against mosquitoes. I bought one for my room because it was unbearable.
There was a terrible room fragrance in my room and I just put it outside, now they moved it back in and it's at the front desk: 1st its not a room fragrance that might have covered the dirt in my room, and in such a tiny room it was nauseating; 2nd just put some lemongrass based fragrance to keep mosquitos away!
To conclude -and this will be a personal opinion, not an objective observation as all the previous observations- to me it looked like a short-term tourist scam. There's no attention from the owners (who also manage many other accommodations in the area of Pisa) to provide a decent service to travellers who mostly just come and go. I would never recommend it to a friend ad I really hope they reconsider their policies. If I was the owner and I had 1 person coming I would have cleaned that room myself before the arrival.
CONS pt. 1/2
My permanence (2 nights) there was a real pain in the neck, slightly alleviated by the support of the staff who helped as they could.
THE ROOM: the owner walked me to my room and showed me the spaces of the hostel. I quickly dropped my luggage and went for a walk. When I came back in the evening I noticed how dirty the room was: dust everywhere as if it wasn't dusted in months even the fan was covered in dust so I couldn't use it. I cleaned it myself but of course, I couldn't still use it because of the dust covering every corner of the room.
There were ibuprofen pills, nuts and a beer cap in a drawer of my bedside table, and the bedside lamp was connected to a socket that didn't work. It was night so I couldn't do anything so I slept in that dirt with my nose completely blocked by the dust.
I thought it might have been an isolated case, but also the guests in the room next to mine had all sort of stuff on top of their wardrobe, some tape on the floor and dust everywhere.
When I spoke to the front desk he fastly arranged with the head of cleaning to have my room sorted out so the second night the room was completely cleaned up in all of its corners, which is good and responsive, but still, I had to stay in a terrible condition in the first night. Apparently, it's not the head of cleaning that cleans all the rooms (the building has multiple floors) but there are some temporary cleaners that come and go and probably are not very skilled, but this does not justify
1) The indecency of the room I slept in
2) the carelessness and negligence of the owner who he himself walked me in the room and thought the situation was acceptable.
BREAKFAST: I payed 50€/night to stay at Holiday Pisa gare and what I get for breakfast is just cheap packed snacks. There was a coffee machine and some juices and 1 type of corn flakes. Only cow milk, no vegetable milk whatsoever. Really disappointing.
