value to the price

the position is excellent. Also the person in charge of checking in and out was always present, helpful and very nice☺️. the bed was very comfortable and the kichennete was good. the coffee was so good😁

The chechink in was difficult and confusing specially when you arrive you are tired, and it's not interesting to solve a maze to enter. the checking in started long before online. the floor wasn't clean specially in the toilet was full of someone else's hair on the floor. the other small problem was that coffee cups were missing. we used the plastic cups from the loo. there were many cooking casseroles and cutlery though.

Cozy little apartment in a very central yet easy to reach location. The place is small but has beautiful light and was very comfortable for our stay (3 persons 2 nights). Communication with the host was very good. Make sure you book the Sky Room (the one with two floors).

Great location if you want to reach the city center or Osteria Francescana, which is literally next door

Kitchen cutlery and plates were in a tiny cupboard on the floor and all the stuff was in one place. You took one thing and the things fell from the closet or needed to take away everything to reach a knife. The stairs in the building are loud. If there are other people living in the property (3 apartments), that can wake you up in the evening/morning

Nice location and unit was clean and had everything we needed. Pretty good value overall.

Thin walls so you can here what's going on in the other units pretty clearly. Made use of an app/website to unlock the doors to the building and unit which ultimately worked fine, but relies on your connectivity to get into the unit. Felt a bit over-engineered

Most of the things The keys to the apartment were electric and had tons of problems The shower leaks The apartment is tiny The design is not for humans The windows sucks The floor is wet No tables to put things in room No hang for towels to dry The guy who designs the room should live there for 48 hours to understand how unbearable it is

the glasses and cups were dirty and the sheets and towels seemed like someone used them before. and it’s kind of odd that the toilet is 30cm next to the bed without a proper door.

tiny rooms, it feels like being in shoe box tableware was dirty, wine glasses weren't cleaned at all the online check-in procedure through an app was really painful and cumbersome the host refused to pick-up the phone and only discussed via Whatapps to solve bugs with the on-line check-in, really annoying

This accomodation would work great with some improvements

Location was great, close to good restaurants. Modena was familiar to me, but people visiting Modena for 1st time, this accomodation might be inconvenient due to lack of a present host. You definitely need a smartphone to unlock the doors and make your visit comfortable, which I had, and made life easier without the usage of keycards or keys. Peaceful street, no late closing restaurants on this street. Good aircon and possibility to open windows if needed. A fridge and sink in the mini-kitchen.

A booklet provided with info about certain things at accomodation, inside of the accomodation would be great (none). Nobody to ask F2F to show how things work, when questions occur. Language barrier. WAPP is only way to communicate with host (by text). Check-in is online digitally with a deposit, that some might find inconvenient. Some people might find this accomodation without a host inconvenient. Nothing negative to say about this accomodation, it just might not be the place for everyone. Overall it went smooth for me.

Automatic key was very convenient. Internet connection was very good, I needed it as I was working during the day. Great location, very attentive host.

There were a few things that went wrong (mostly regarding the facilities). Also we weren't exactly prepared for a glass door in the toilet (Harmony room), luckily there were two rooms in there.

Book if you have a reservation at Osteria Francescana

We only chose this mini hotel because it is walking distance to the restaurant we booked. The app worked only in opening the doors but locking doors it didnt work.

This hotel doesnt have any human being on site. AS per booking.com the checkout is at 11 AM but the hotel checkout is 10:30 in the morning (later we found out). We went back at the hotel 10:28 AM and the key app doesnt work anymore. We contacted the number who was communicating with us thru whatsapp as it is urgent for us to get inside and checkout. While my husband was talking to the staff on the phone he cancelled the call and messaged us that it is better to communicate thru whatsapp. Well that was really RUDE. No one would call if it is not urgent. And next time, write in your description that this hotel locks you out at 10:30 AM and no phone calls is allowed to the management of the building only whatsapp.

Mala experiencia

La ubicacion. El resto NADA, reseñable la falta de limpieza. El apartamento estaba helado cuando llegamos el 31de diciembre, y no funciono la calefaccion en toda la noche. Nos atendieron por wapp pero nadie nos soluciono el problema, estabamos con la cazadora y las botas de invierno puestas dentro del apartamento.

Falta de limpieza (los vasos del armario estaban sucios, etc), fotos engañosas, la falta de atención del personal y el cheking on line horrible.

Gita modenese alla scoperta dell'Osteria Francescana

Abbiamo alloggiato nel mololocale superior sito al primo piano (senza ascensore). Grazioso, pulito e ben curato, ma decisamente piccolo, anche se gli spazi son stati sfruttati al massimo delle possibilità. Giusto per 2 persone e 2/3 notti al massimo. Un corridoio con un grande specchio a muro collega la zona giorno dalla zona notte, dove è previsto un comodo letto alla francese. Molto gradita la presenza della macchinetta del caffè e delle cialde, ma per una colazione vera e propria ci si deve attrezzare in autonomia o optare per un bar. Ottima la posizione centralissima al limite della ZTL, con possibilità di parcheggio in strada a pagamento (striscie blu) a 5 minuti a piedi. Per noi perfetta perché a 1 minuto a piedi dalla rinomata Osteria Francescana che volevamo sperimentare. Il personale è gentile e disponibile, e risponde in tempi brevissimi in caso di necessità. In generale la struttura ha soddisfatto le aspettative, seppur con qualche intoppo iniziale presto risolto.

Purtroppo tutta la zona bagno è ricavata in una nicchia a ridosso del letto, quindi nessuna privacy possibile, e non è dotata di bidet. E' previsto il doccino vicino al wc, ma non siamo riusciti a farlo funzionare, quindi abbiamo utilizzato la doccia, moderna e spaziosa, anche se meno funzionale allo specifico scopo. Una porta scorrevole chiude la doccia o il bagno, quindi se ci si chiude in bagno la doccia rimane aperta e viceversa. Istruzioni per il check-in solo online, comode, chiare anche se non semplicissime e richiedono decisamente più di 1 minuto per effettuarlo. Sono richiesti i documenti accompagnati anche da un selfie che comprovi l’identità. L’apertura del portone d’ingresso avviene solo tramite internet, quindi in caso di problemi con la rete e in mancanza di wifi bisogna farsi aprire da remoto dall'host.

Sfeerloos onpersoonlijk .

Het was heel moeilijk om in het appartement te komen. Je moet veel oneline invullen en foto’s maken. De sleutel gaat via een app op je telefoon. We zijn er lang mee bezig geweest. Het appartement is heel sober en de bank stinkt naar hond.

Personale inesistente anche difronte a ripetute segnalazioni di problemi. Pile scariche al telecomando TV, climatizzatore spento nonostante a Modena ci fossero 35°. Ma la cosa peggiore è stata scoprire che il clima era staccato dal contatore generale e loro tramite whatsapp mi dicevano che risultava acceso da controllo da remoto. Una vera e propria presa per il culo! Ah 10€ di rimborso per 8 ore Senza climatizzatore!

Ottima struttura per un soggiorno a Modena

Struttura nel pieno centro di Modena, molto comoda per girare a piedi. La stanza era grande (due ambienti distinti) e molto pulita, ho riposato bene senza rumori. I proprietari sono gentili e sempre disponibili per dei consigli. Possibilità di parcheggio su strisce comunali a pochi passi dalla struttura. La consiglio ad occhi chiusi

Una notte a Modena

Il lavandino era in camera, fuori dal bagno e quindi scomodo. Per arrivare alla stanza si dovevano fare 3 piani senza ascensore. Le camere erano molto vicine e quindi si sentiva tutto al minimo rumore. La finestra sul letto non si poteva aprire ( probabilmente poco funzionante). Mancanza di finestre.

Posizione centralissima, design curato, staff disponibile. Apprezzate le cialde caffè.

La porta del bagno è semitrasparente, non c'è privacy. Ciò rende la stanza adatta ad una coppia o ad un viaggiatore singolo, dati anche gli spazi ristretti. Dal bagno arrivava un odore di scarico poco gradevole. Troppa tecnologia per il check in e per entrare e uscire dall'appartamento.
