Proximity to Santa Lucia Train Station. Lovely short walk to the property through Venice alleyways.
It can be a bit unnerving arriving after dark, but it is pretty safe. I’d rather walk here at the same time of night than some better lit places around our township.
We had the first floor room. Saw some reviews that had issues of sorts, but it was all fine for us.
No issues. Best sleep we had throughout our Italia vacation. Check-in was easy. Massimo and Marco made sure the process went smoothly. Shout out to Massimo for the nice welcome. Grazie Mille Massimo!
Steps. Lots of steps up and down two rather pretty bridges to get there from the train station. The heavier your luggages the more this becomes an issue. Add some rain to yer effort… well, you get the picture. Then again, this is what you sign up for coming to Venice anyway no matter which property.

It was an easy journey from the train station. The flat is modern (although it needs work) and has a useful washing machine and in an area with bars and restaurants a short walk away.
The lack of communication was dreadful nd frustrating. On the first evening I messaged via Booking and directly to the contact - to report that two handles had fallen off within minutes of entering the property. One of these was the bathroom handle. Others have also reported this in the past I think. I also asked about mosquito plug ins as this was a major issue for us, we were bitten more in the apartment than anywhere outside because of the small canal that runs into the entrance.
Lastly I asked for some recommendations for restaurants. I messaged via all three routes and received no response until the evening of our final night. It meant that as a family of four we could not close the bathroom door as you would then be locked in. The lack of response was really poor and dangerous as the front door handle was also very loose.
Lastly the final night a family took the apartment upstairs and as there is zero insulation we had no sleep until past 2am. Again, this issue has been reported, there is no sound insulation. If you stay here I would say do not take the ground floor apartment, take your own mozzie plug ins, don’t expect a closing bathroom door or any response from the owners unless you call.
