Everything was as described. The pin pad attached to door to enter code to access was a bit fiddly as sensitive and recognised digit twice. O my return in the late evening I noticed another pin pad to left of the door under the ring doorbell. This was easier to navigate and entered code to access with no problem

Disappointed

Fred the owner was on holiday but stayed in contact via WhatsApp. His niece who was there, was very nice and helpful. The use of the kitchen to eat my evening takeout was useful. The location was good for what I required and easy to find. The room was bright, light and airy, overlooking the garden.

I found it very confusing trying to get into the house despite Fred’s WhatsApp instructions. The niece had to let me in. The room was big but sparsely furnished. The en-suite constantly smelled of backed up sewage. The sheet on the bed smelt clean but was very creased and crumpled. The mattress had no mattress protector and was heavily stained all over. The floor was laminated but was gritty. I had to wipe my feet before getting back into bed every time I got up to use the bathroom.

Dirty, broken toilet and shower, bad area of town

The staff were very friendly and welcoming

The room was dirty and dusty. Toilet seat and shower door were broken. It was sooo hot/stuffy and the fan was useless. It's not in a nice area and next door to a working mens club, didn't feel very safe in the evening. Very overpriced for overnight stay, no breakfast or tea/coffee.

The room was large and very clean. The host was friendly and informative. Kitchen was very well equipped for making drinks and snacks or a full meal if you wanted

Would have been good to have a fan as it was very hot and very little airflow. TV remote was missing so TV wouldn't work but not a big problem

Passable location with lovely owner but a bit overpriced

We really appreciated Fred the owner who was very hands on and helpful, and very welcoming. Appreciated the use of a shared kitchen which was well supplied with cutlery glasses etc. The towels were nice too!

Strangely sterile/clinical and rather bare room. Only one bedside table and no choice of lighting. The set up elsewhere was a bit odd in that the fridges were full of old food as if someone was living there. The garden had a rickety table with a broken parasol and lots of old furniture down the side. None of this was a major issue but we thought it was pretty expensive at £160 per night and would have expected hotel quality for this rather than a place which felt in need or in the process of renovation .

Not the standard expected and small things would have made a big difference! We wouldn't book again

The location was convenient for our event. The host allowed us to check in early to allow us to get to our event on time (although this was on the third attempt to make contact with him)

No response to 2 x communication before check in, so had to call the week of check in. It was raining on arrival and there was no mat on a hard floor, therefore the room got wet footprints and water from luggage within seconds and wasn't pleasant having a wet room to walk around. No hand towel in the bathroom, no hand soap even though the lisiting specified this alongside sanitiser which there wasn't any in the room either. Hair under the sheet on the bed (although the matress appeared newish) and the bathroom didn't look particularly clean including the toilet and there was a dirty shower mat. We also weren't given any checkout instructions and didn't get a response from the host until over 90 minutes after we checked out... The room was very hot being in the middle of summer with only 1 small window that was unlocked. Although on the ground floor, I feel both small windows should have been able to open for air and not just one (they were the same size). Although there was a fan, this wasn't enough!

Disappointing, lacking maintenance both inside and outside. Doors insecure.

Off road parking although not sufficient for the number of rooms booked. Manager did suggest some other places to try though.

Unable to get into the house on arrival as no arrival instructions were provided and we were unable to get hold of the manager. The property was tired and needed attention. The bathrooms were in disrepair (toilet seat not fixed to bowl and shower door not working correctly). The smoke alarms were hanging off the ceiling and the battery was failing on the landing causing it to beep when we arrived home at midnight. The manager was unable to sort this out as he told us he lived in Cambridge!

Appalling conditions and coercive extortion

Location

I was contacted with 24hr notice to say 'pay 60 more or we cancel your booking, your room is no longer available.' With no good reason given. I was forced to go along with this or face being stranded in a remote area at night. I had no choice but to be extorted due to a sporting event close by and all other hotels fully booked. After paying more, I was in a room in appalling conditions, hard fresh body fluid stain on sheets, broken shower, broken table, broken window blinds. Friday night i was awake all night and left to get the earliest train I could in morning. So much noise, people smoking cannabis inside and set the fire alarm off also. Booking.com have not responded to complaints and so legal action will ensue and I'll never use this site again.

Polite host who understood about me being late because I got lost on a long trail walk, offered me a choice of upstairs or downstairs (downstairs was very helpful as I had a huge rucksack), showed me the washing machine etc.

Absolutely everything! Value for money was out of this world! Tons of space, everything you could ask for, the host was also by far the nicest and most helpful host I’ve ever met, even went out of his way to drive us to the races as local taxis was too busy
