False advertising - breakfast is NOT included.😟

Nice facility with a very good location.

Despite the claim on Booking.com, breakfast is most certainly NOT included. All that I received for breakfast was a 4 euro coupon to one of a few local bakeries. Perhaps if your idea of breakfast is coffee and a cigarette (and you provide your own cigarette) then breakfast would be included. Otherwise, the claim "breakfast included" is completely false. Very disappointing and insulting to be tricked in this way. Don't fall for it.

very nice stay in pleasant town!

nice big room with air con that worked well. communication with staff via whatsapp went smoothly. good bed and facilities all in order. nice to have a small fridge in the room. i liked the breakfast at the nearby bakery Pasticceria Giubia.

Good stay in center

excellent location in the center. very clean, comfortable. Good wifi, good a/c. everything was self check-in.

I knew ahead of time to pack light because there are VERY steep stairs up to the rooms. I wouldnt bring a large suitcase if you have a hard time lifting it. The room only had a skylight, which turned out to be fine for one night, but you definitely feel a bit disconnected from the outside.

Good location, very nice staff (or owners - sorry I'm not sure). The apartment was clean and the beds were comfortable.

I wish the owners (or staff - again, I'm not sure) spoke better English - that would make our communication easier. It's difficult to find a parking spot. What I didn't like was that there was no dishcloth and soap to clean the dishes.

The location was perfect, and the apartment was so comfortable and quiet. I loved the breakfast vouchers- a far better breakfast option than the fixed breakfast you get at so many other stays.

Horrible for families with kids

at least it was clean

- when we arrived at the location we realised not only parking is not available (this was described on booking) but the location was in a pedestrian area, meaning we had to carry the bags all the way from parking place - the place is not a hotel, more like an apartment on a very narrow street, with long and steep stairs, without any elevator which made it very uncomfortable to carry the luggage to the room (and when you travel with 2 small kids, the luggage is not small) - in the room I was surprised to find breakfast vouchers to be used in one of the pastries nearby; I booked on purpose with breakfast included to have the comfort for the kids (if I would have wished to eat at a pastry I wouldn’t have excluded so many other hotels which did not offer breakfast) All these remarks I mentioned to the lady in charge with the location (on WhatsApp, as there was nobody to greet us at the location and to check that everything is fine for us). Since my booking was made on last minute (earlier that morning) I asked for a cancellation without costs, she refused complaining we are already checked in (meaning we only entered the room, everything was intact). She basically didn’t care to take our money for a place we do not feel comfortable at all. Just to mention the laud music both evenings, it was like being in bed and in a club in the same time. Overall a horrible experience.

The property is newly refurbished, extremly spacious and confortable. Located very centrally, is srurrounded from shops and restaurants. The vouchers for breakfast were just perfect.

Only one secured parking space already booked. However parking space is very easy to find.

Having only one night in Sarzana, this was an ideal place….close to restaurants, shopping, historic.

Perfect location and recently renovated room. We arrived late and managed to check-in by ourselves. Although I have not seen any of the staff they helped us via phone and everything worked perfect. The rooms and everything inside are as seen in the pictures. If you happen to be in Sarzana, I highly recommend this hotel.

Modern and very clean room right in the center of Sarzana

Modern furnishings, large bed and shower with high cleanliness. Excellent breakfast at GiuBea with a huge variety of pastries, coffee, tea and hot chocolate. Host Anna is very dedicated to give her guests a nice stay.

Towels are changed every second day.
