La ubicación.
El departamento es oscuro porque no tiene ventanas a ningún espacio amplio .. es normal en Venecia .. supongo .. pero para mi fue algo nuevo

The location is vsuperb, not far from popular water bus stops and between two main Art Biennale venues. The apartment overlooks a lively street and you feel more like actually living in the city. The apartment is surprisingly pretty big and well equipped.
The communication with the host was a struggle at first: I needed to wait for a long time to get the answers. Still, it improved with the time.

The location is superb - you look straight out onto Via Garibaldi, there are restaurants & cafes all up and down the street, and there is a coop supermarket (in two different sections) just 30 metres away.
The Arsenale & Giardini ferry stops are just 5 minutes walk away, and of course the Biennale venues are both just a short walk (less than 5 minutes) away.
The airconditioning unit is installed in the lounge/kitchen area only and is only just able to provide enough cool air for the bedroom, with the door left open. Even running fulltime, the ambient room temperature, in the middle of summer, and quite unpleasant outside, was 25.7 degrees C, which is the upper limit of comfortable.
There was no washing machine - not a dealbreaker, but very helpful.
The kitchen needs a refurb - it is oddly laid out, in terms of storage, and is showing its age.
Also some things were missing - tee towels, sink plug.

15 minutos andando de San Marco y en una calle con muchas opciones de bares, restaurantes, supers etc. Cercano tambien a la parada para estacion y centro.
El piso no corresponde del todo a las fotos, no está en tan buen estado y se ve más viejo. Es funcional pero una vez lo ves, es más caro de lo que vale.
