Tiny but sweet

The view from the windows. I accidentally broke a side bed lamp and the host has been very understanding and helpful about it.

There wasn't a bidet, as Italian coming from London I was really counting on it :-) No smart telly which again, as foreigners speaking another language, made the telly kind of useless.

Great stop on Via di Francesco.

The property was located close to the center of the city and had everything we needed. The landlord allowed us to check in early which was wonderful. The bed was comfortable, a must after a long day of hiking. The only concern we had is that the apartment was hard to find and we ended up knocking on doors. In the end this really wasn’t a problem because we met several of the neighbors who turned out to be lovely people.

Elena's place was exceptional. Before we even arrived into Spoleto, she was in touch about the apartment, information about the area, making us feel welcome and like returning to a well known place. The flat has one of the most beautiful views of anywhere we have stayed in Spoleto. It is perfect for a couple, a beautiful respite, and Elena was very kind even when we left our plug!

beautiful apartment in a beautiful hill town.

it was a very nice apartment, plenty of space and well decorated in a small historic building. we were going to stay with family in umbria, but we found out that afternoon that they had Covid, so we had to make this reservation at the very last minute, so Elena was very helpful, she went over and turned on the heat before we arrived that night. she helped us understand the parking (either street parking a half block downhill, or park in a lot further away). also, when we couldn't understand whether the heater was on or off, she came over immediately (again in the night time) to help with it. Just a beautiful stay in a beautiful little town in a beautiful former chiostro. would definitely stay again! thanks elena!

Ok apartment but it wasn't very clean

The apartment kitchen was well equipped and there was a washing machine. The size of the apartment worked well for 2 of us. The bed was comfortable.

The apartment wasn't that clean. There were dirt marks on the kitchen appliances and the washing machine and the dishes weren't clean. The shower tiles had mould and mildew stains on them.

Gorgeous apartment in the perfect location! How can you go wrong!?

Loved the apartment... beautifully renovated and in a historic building. Extremely comfortable, with a clean bathroom and well appointed kitchen. The host, Elena, was lovely... very helpful and always available for any advice. The location is perfect, in the historic centre of Spoleto, and within walking distance of the Duomo and the rest of the city. I will definitely be returning to La Bracceschina when I come back to Spoleto. Highly recommended. A big thank you to Elena!

Perfect communication, all the details to self-service-checkin (we didn't read them properly :), but it was our fault) Very cosy appartement. Very clean. Wifi was perfect, which was rather important to us. Then kitchen has almost everything you need. The bathroom is rather small, but we knew it and it was absolutely enough for us. Great price-quality-ratio.

A great stay, everything was perfect!

It is a lively room in an old building - keeps cool even if it is hit outside. We liked the apartment - everything inside is nice and clean. In the evening of the day we moved in we had an event, and needed to move in earlier to prepare. A special effort was made to make the apartment available even though the previous guests moved out later. A big thank you from us!

A convenient, cozy and quiet refuge only 5 minutes away from the heart of the Spoleto Festival!

Elena, the proprietress, was very hospitable and kind. The apartments were lovely, comfortable and super clean. Fantastic location, as it was a 5-10 minute walk to the theater, yet quiet and restful at night - we both got a great night’s sleep! Beautiful view of rooftops and green hills from back of building!

Very roomy apartment with cooking facilities that we really didn't use.

Breakfast was not included but plenty of places close by. Definitely a town on a hill with lots of climbing and steps. Lots of history

Parking was quite a distance away but very doable after getting acquainted with the methods of getting to and from the garage.

Great base for exploring Spoleto - with laundry!

This was a great little apartment - my two cousins and I stayed for one night after hiking in Umbria for a few days, to explore Spoleto. The combination of living room + kitchen + loft space was very comfortable for three of us and having a washer was a huge bonus after we wrapped up our hike. Host was friendly and responsive and it was easy to check in. And the apartment was very clean - we could tell it was just cleaned when we arrived. Location was really nice, a bit down the hill from the main sights in Spoleto but an easy walk and great area to explore. About 20 minutes' walk from the train station as well so we did not need to coordinate transport.

We paid a very reasonable price so it is hard to find fault with the apartment given everything mentioned above. The apartment might benefit from a fresh coat of paint and a few touch-ups in the bathroom, but again it met our needs super well and was a great deal.

Perfect choice for exploring the beautiful town of Spoleto !

Very good location, in the historic center of Spoleto. All attractions very easy to reach. Nice and cosy appartment, well equipped, including cooking facilities. Very clean and comfortable. Elena is a great host. Even if we did not meet, she checked us in earlier, and we have always been in contact, in case we needed help. Thank you so much ! We will be very happy to come back some time.

loved the location in the old town. the apartment was better than expected and the finishes and bedding were top quality. everything was thought of to make it the most wonderful stay! Elena is the nicest host and helped us tremendously to ensure we had a fabulous stay.

The apartment looks nicer and is bigger than in the pictures. It has a good amount of storage. it is so well equipped even a washing machine - so handy for pellegrini! The location is just perfect for exploring Spoleto. The free escalator route is practically next door - lifesaver in the topography. There is also a minimarket, bars and restaurants near by. And Elena is so helpful and caring... An accommodation worth every penny!

I only wish that I could have stayed longer.

Struttura in una posizione perfetta, staff professionale. Ottimi sconti su strutture bar/ristoranti

appartamenti carini ma necessitano di un po di manutenzione. Bagni un po “usurati” con bisogno di un restauro. Doccia che non si chiudeva, soffione pieno di calcare, porta del bagno che non chiudeva bene poiché gonfia/rovinata.. riscaldamento un po troppo rumoroso. necessita di piccole migliorie.

Ottimo appartamento in posizione strategica

Ottima posizione, vicina al centro storico e al parcheggio, sia a pagamento, che a quello gratuito di via Narsina, raggiungibile a piedi in circa 10 minuti ( consigliabile) Appartamento ampio e confortevole, cucina e bagno funzionali, bello il soffitto a volta in pietra

Magari utile un microonde e cuscini da letto aggiuntivi ( difficile generalmente trovare quello ottimale)
