It was neat and peaceful
There was no microwave in room to even warm your dinner and you don’t have access to their kitchen so I recommend they buy a microwave and put close to the stairs for guests.we all can’t go to restaurants.

Have private parking space next to the house. Check in instructions were easy to follow. The rooms were really cozy, and the beds were a dream to sleep in. Very clean, nicely decorated. Everything works and smell nice. We were even welcomed with muffins :))
I'd appreciate a better lit room. The lamps were a bit too orange for us. And there are little gaps through the toilet doors. Would really appreciate a wider door to cover the toilet opening entirely.

The host is very nice, they answered all our emails/queries quickly. The cleanliness was up to the mark, and the bedsheets, covers, blankets, smelt like fresh and new! The fruits and cakes in the hall was a very sweet addition :)
The self check in - check out, procedure was very easy without any difficulties.
The only thing which we found missing was - cycle parking.
Me and my friend actually arrived on our bicycles and couldn't find any parking area for it, therefore we had to keep the cycles in the front garden itself. Maybe there is a cycle parking which we were not aware of ?? Anyways, not a big issue and this did not affect our stay in a negative sense at all!

Very comfortable bed. Room with good space. It's very well located in the city. The best advantage for us was that they allow a late check in.

I’m afraid I can’t recommend the Braeburn..
The rooms were basic but ok, the shared bathroom sink didn’t drain very quickly and the toilet seat was loose. The biggest issue that really spoiled our stay was a party of other guests (who may have been occupying a larger apartment or something similar) adjoining our accommodation. They came in at c1 a.m. singing, talking loudly and visiting the bathroom adjoining our room from then until c3 a.m. typically leaving the light/extractor fan on and culminating in someone throwing up loudly into the toilet at around 3am. It seems like the host does not live on site and could not manage the situation and I didn’t feel confident in challenging them.

Location within neighborhood, good for morning walk and walkwble to town center.
The room above my bed had an en suite, you could clearly hear someone using the toilet. Once flushed, the water ran down inside the wall directly at your ear. There were dripping and popping sounds often. The room behind had an en suite that was on the back side of the head of the bed. There was banging and toilet noises well past midnight. The beds were uncomfortable, felt like springs poking through. The second night there was a person sitting just outside our window talking and vaping. There were people in the street after midnight again. The common bath was surface clean only with empty containers and dust hanging from the exhaust vent.

Location was reasonable in relation to the town centre. Shower was great but only a tiny free standing mirror provided.
Should have read the fine print more carefully. Thought it was a B&B except the breakfast did not exist. Had to go out and buy a bowl, spoon and glass as only a kettle and mugs were provided.
Only chair was an outdoor chair with cushion. Not ideal for relaxing.
Full length mirror provided in bedroom but it was just leaning against the wall and easily knocked. All in one shared bathroom and toilet which appeared to be shared by the host family.

I guess it was just very noisy at night as there is a railway track behind and there were noisy kids staying (which is NOT a reflection on that actual place itself)

Shares facilities were clean and beds comfy. Smooth parking and self check in.

The cleanliness was exceptional, great location and easy walking to the centre. Claire was excellent, all info given, prior arrival. Everything was easy and simple.
Majority services provide is excellent, however, so strong to use ‘I didn’t like’. But would like to advise wine glasses and opener will fit perfectly.

Lovely stay- perfect base for our trip, easy to reach train/bus station and restaurants. Our host couldn’t have been more helpful. Room was lovely - clean, comfy and nicely done, with a great view of the mountains and trains.
Nothing to complain about. Perhaps a jug of tap water with the muffins and fruit so I didn’t have to bother them in their kitchen!

Parking was a bit difficult as one spot was filled with a pile of rocks, and others didn’t park very well to accommodate others. Glad there was a suggested other parking area though :)

We liked that the property was close to the trains, and that it was in a quieter more residential area of town. We liked that there was a refrigerator and kettle.
The property is labeled as a Bed & Breakfast in multiple online locations, which is misleading and led to disappointment for our group. The quarters for the family room are quite small, and the sink in the bathroom is too small to fill the kettle. The drain in the shower also did not drain effectively. The toilet itself was relatively clean but the toilet brush was horrifying and should have been either cleaned prior to welcoming visitors or replaced. The towel situation was also…not great. Small towels and nowhere to put them. Also no place for hand towel in the bathroom and in general storage options (shelves, hooks) were scarce. Sitting chairs took up too much space for the design of the room and the room could benefit from another surface (even a fold-out table, to conserve space in such a small room).

Large triple room with shared bath. Coffee/tea was available in the room. Large, bright bathroom.
The communication with Claire could have been better. My phone plan is not the best, so easiest to text or read my email when wifi is available. At the time I booked she messaged that she would send check min info closer to the arrival date, and a few days before arrival emailed that the details would be sent the day of check in. We were arriving Monday evening, so I messaged her through Booking.com on Saturday and twice Sunday to please send me the details sooner, as I would have trouble accessing my email on Monday. I also asked if we could drop the luggage off early. The only response I got was on Sunday that she would send the details Monday.
The room doors were very heavy to open. The lock on the bathroom door was difficult to turn, and left you wondering if you would be trapped in there. The door to the next room was directly next to ours, and when the other couple was using their key, it sounded like someone was trying to get into our room. A few hangers in the room would have been nice for coats.

Two poor nights sleep due to noise. Very loud house party or soneone playing loud music till 3am and other guests slamming front door early on morning and heavy footsteps, somebody also dropped something heavy. Presumably a shower room above bedroom because sound of running water down drain and noisy hot water pipes clunking so loud in the wall beside the bed that the bed vibrated! Walls and floors must be very thin with no sound proofing.

This is a very comfortable place to stay. The room had everything I required. A special mention needs to be made for the shower. Of all the places I stayed at in the UK, this one had the best.
I would stay here again should I find myself in that part of the world.

Well located place with nice clean rooms and facilities.
As we were there for two nights it would have been nice for the coffee and milks to have been topped up as we didn’t have enough for the second morning. The muffins and fruit were a nice touch but most of the muffins at the bottom were quite stale which was a shame .

Very comfortable, had a good night sleep. The bathroom, while shared, was spacious and well equipped. The steam train in the morning just outside the window was a pleasant surprise.
Found some stains on some of the pillows and a small dead insect on the bed, not a deal breaker for me though as there were other pillows and insects can always come when the window is open.

Lovely house with nice touch in each room! The house owner is very attentive. Although the bathrooms are shared, it's clean and well maintained.
If you are a light sleeper, be aware that this house is located right by the train track. You can hear the sound of the train that passes by from time to time.

Shared bathroom should have toilet as seperate room accessible when bathroom is in use. Voices from neighbouring flat were easily heard at night through walls (neighbours were NOT speaking noisily - walls need better sound insulation).

Family room three beds two singles and a double. Plus a couch/sitting area so a lot of room. Having tea and coffee available was great. Close to train line..good for looking at the train…noisy if trying to sleep but trains didn’t run too late. A bit of a hike to the city centre.
Car park was small fitted around 6 cars. The other guests were more than happy to move cars if we needed to get out. Parking down the road was close enough to walk only a few minutes.
TV didn’t work at all and there was a previous guests underpants left behind on the floor in the bathroom. Mother in law didn’t want them so we left them behind😂😂😂
