There was no breakfast included. The location was very good, about a 3-minute walk down to the ocean, which saved on parking and time. It had a nice bed and couch, plus storage room for setting up shop there. It had a coffeemaker (a Keurig?) and pods
The kitchen and bathroom were very small, next to each other, with one sink right outside the bathroom, for both the kitchen and bath. And since the kitchen was so small, it really meant that only one person at a time could be in the kitchen. The kitchen had one frypan and a hot plate, and limited other kitchen supports. It really needed to clean the floors.
