We had a nice room with a comfortable bed. They were doing remodeling, but it was during the day, so it didn't really bother us.

The room was nice. The food was very good. I didn’t have anything that wasn’t good.

Their staff was courteous and our room was clean. Our room had a newer toilet than we’ve had in the past, which was a good update. There was a coffee maker and small refrigerator in our room, along with a safe in the closet; but no microwave. Our 2 double beds were comfortable but short. I am 5’7” and found it short.

The location was great for restaurants and shopping. On the water but no beach. We had a lovely balcony overlooking the ocean. It was the best part of the stay until the last night when our neighbors were smoking pot and we had to go inside. The hotel needs updating. Not great shape at all. Very disappointing. There were pizza boxes and garbage in the water/ice room for days that’s didn’t get cleaned up. Our maid/room service was Excellent! I know I am picky but for the price you expect more.

Beautiful location and room overlooking the ocean. Construction ongoing to renovate but not much inconvenience. Lunch was disappointing at the restaurant but the views were spectacular. Bell service was slow.

The hotel needs an update. The room just was not worth the price. I am in Kauai now at the Ko’a kea and it is superior for another 50 a night. The location is great. But when you can’t sleep because the bed and sheets are prison issue Idk. I would air bbb next time

Booked a full ocean view which was some ocean but mostly was of the adjacent building and the roof and a/c which was extremely noisy. Offered earplugs but cannot tolerated them. Requested a room move and offered two double bed in another location facing bars so it too would be noisy. Requested again and offered a room in building undergoing renovations. No thanks. No other appropriate room was available for my 7 night stay so we stayed in original room and tolerated the crazy noise level. No compensation. Pool area is very small and could never find a chair, so sadly never had the opportunity to use it during our stay. Room is dated but clean.

Staff was amazing. The room was nice, needs some minor updates & refreshes (baseboards worn with chipped paint, lanai doors are bit rusty & hard to open/close). Location is fabulous so close to Kona town. We appreciated free drink tickets at Don’s Beachcomber bar. During our visit in December 2025, there was construction at the lagoon tower & the hotel staff were picketing (on strike for a new contract), using bullhorns & making noise starting at 7 am. Other than that, a nice stay!

Staff was fabulous! So friendly and accommodating . Only issue is room was very musty smelling (carpet a bad idea maybe?) . We had a very nice free upgrade to ocean view- however the band music from 5 stories down was so loud that even with closed doors and windows it was impossible to drown out the noise. They are upgrading the other tower so maybe once this other tower gets remodeled it won’t smell so old . Beautiful views and excellent staff though.

The construction was loud every day. A few wait staff was extremely nice and the rest were rude. The towel guy at the pool was a complete jerk. The rooms were outdated. The only thing that was nice on the resort was the outside view. Would not go back.

This hotel is in disrepair. There are cracks, rust and peeling paint everywhere. The post on our balcony looked like one swift kick could bring it down. The staff, however, was lovely and the location was great.

Buildings were having renovations so had to walk a distance from front desk. Would be nice to have a microwave since the breakfast bar in the rooms could accomodate it . Lousy coffee makers

A classic Kona Hotel. Clean and well located. Service at the restaurant was inconsistent. Hotel is in need of a refresh. A bit dated. Work was being done on another building during our stay. Assuming entire hotel will eventually be updated.

Renovations have started in one of the three towers from what we understand. They are all desperately in need of upgrades and a refresh. Our tower had a great view of the ocean bay front, however the room was old with worn out faded carpeting along with a musty urine smell. 2 small double beds that were very low to the ground. Not suitable bed sizes for a couple to sleep in the same bed. Wobbly balcony furniture. Spots of black mold in bathroom on the ceiling and around the tub drain and fixtures. Small tub/shower. Cramped bathroom.

Friendly and helpful staff, convenient location, nice view. We stayed in the Alii tower and it has both sunrise mountain view and sunset ocean view.

Pros: Nice staff, fantastic location, nice amenities, great property, views, pool, lagoon, value. Cons: Place is a little tired, maybe the time of year but hotel was a little understaffed, main restaurant was closed temporarily, other restaurant was just ok, rooms need towel hooks, hair conditioner Overall we enjoyed our stay here and would come back again.
