Basic, but reasonably priced and near to convention centre. Free parking on a road nearby and walking distance to shop for supplies. The log burner was lovely (but no logs, etc. provided - £3 each at Sainsburys local). Nice and quiet, felt safe. Milk, tea and nice coffee provided, as well as lots of cutlery. Wasn't nice enough to take pics, other than the fire.
Was a little difficult to find, not in a very nice area with rubbish and other things piled up outside the property. It had been hoovered but dust on the skirting boards and shelves. Found an old pair of socks in the bedroom. No liquid hand soap, just an old used bar of soap. Shower could have done with a new mat as was slippy and had bleach marks. Cupboards were fixed way too high up in the kitchen - good job I had a tall friend! Some logs for the wood burner would have been a nice touch and some bigger wine glasses. Big enough place for 2 people, no good for more than that as tiny sofa.

That it was close to Harrogate and it only took about 10 minutes to walk to the centre. It was very quiet. It's in a nice area. It's decorated nicely.

* Host needs to answer the phone when they’ve asked you to phone them on arrival.
* One of the bedrooms has got a double bed in but it so small you struggle to put your bag and change in it.

It was quite small with no clothes storage other than above your head in one bedroom, also a few cobwebs about but it didn't bother us, overall a great little base when in Harrogate

The house is fine and mostly accommodating, it did make for a relatively comfortable stay overnight for a business trip. It's well decorated and seemed to have everything we needed.
We noticed straight away that the cleaning sponge in the sink was dirty, as though it hadn't been changed in a while, we also found that there was tea & coffee etc but no milk...the coffee was filter and not instant..... instant would just be simpler imo. We also noticed a small leak from the radiator in the bathroom, and the bath is so small personally it would make sense to just install a walk in shower. According to my business partner his bed frame was broken which caused constant creaking whenever he moved throughout the night. (Bedroom opposite the bathroom)
The main gripe I had was, once I had slept and was leaving, i took off the covers of the bed (which is written in the welcome pack) there was what looked to be a blood stain on the mattress protector......this was clearly an old stain and has not been changed. (Photo attached)
Overall this property is fine for a weekend break or overnight stay, but it does need some attention to detail... Mainly with cleaning.

The property is beautifully converted but the 2 bedrooms were tiny. Couldn't walk along the side of the bed. 1 larger room would be better. No air flow and it was very hot. Couldn't get toaster to work.

Location was central to the town. No Parking, although you could drop off things and park on the near by street. parking restrictions were fairly relaxed, not applicable overnight.

Some things took a bit of finding (including the location of the property itself!), the fridge and cutlery - not a huge problem but a bit less searching would have been good (maybe some extra instructions/signage?)

Location was perfect. Plenty of hot water.
Communication from owner was poor and last minute. Key box was very high up in a dark place with the risk of key dropping behind a high fence when opened. Entrance in a car parking area next to full wheelie bins. The accommodation felt dirty. Plates and cutlery had food remnants so everything needed to be washed before use. Damaged fridge wedged inside a cupboard difficult to open. Bedrooms and bathroom very cramped. Climb into bed over the footboard. Cheap linen, insufficient towels. No mirrors to get ready in rooms. No hairdryer.

Overall the property was small, bedrooms very tight. Had an issue with the heating but the host got it sorted quickly.

The bedrooms where small and no where to put suitcase in the smaller room.
The bed in the bigger room headboard was broke.
The shower was hot but again due to the size the curtain stuck to you.

Good location and on street parking was handy. Bathroom was nice and kitchen well stocked with crockery etc but only tea and sugar, coffee had not been restocked. The bedding was good quality and there was a hairdryer.
Very cold. We did contact the owner who kindly explained the heating controls but the property just didn’t warm up sufficiently. We didn’t go prepared with some logs for the burner either as we were travelling light.
To help remedy the cold, there could be some fan heaters made available, more rugs on the floor (as the floor downstairs was really cold too,) curtains in front of the patio doors to the help keep draughts under control.
The kitchen cupboards were grubby on the outside and could do with a full wipe down.
This is a property for 4 people but there were only 2 dining chairs at the broken wobbly table (which also obscured the only radiator downstairs) It was noted that there was patio furniture available, but it’s not the best set up.
There was also only enough seating in the living area for 3 to sit comfortably, not 4 and the area could have done with a couple of side tables for drinks.
Again, there was a little picnic table but this was really wobbly and not fit for purpose.

Had a lovely overnight stay here whilst attending the Yorkshire show. It’s ideally located for visiting Harrogate. Had everything we needed and was very comfortable.
Could do with a door mat to wipe feet when coming indoors. It was raining for us so ended up with wet shoes in the doorway.

The downstairs was good the bedrooms were very small
As we were three elderly ladies it was very difficult for us manage to get In and out of bed so I spent 2 nights on a very small sofa it would also benefit from a microwave.

It was in a good location
It was not very clean. Dusty, greasy marks on the cupboards, bits on the floor. It's a tiny place so wouldn't really take a lot to clean it. The second bedroom is so small that you can't get in at the side and there is a board along the bottom that you have to clamber over to get in and out. Really lumpy pillows.
I felt it was overpriced for the amount of things wrong. I would not stay here again.

Bath was designed for a midget ( couldn’t even sit in it)
Carpets are filthy( need cleaning)
Beds are crammed into tiny rooms with no walk space around bed.( had to climb over the foot board to get into the bed.)
Was like sleeping in a cupboard
Bedroom windows were locked
The toilet was inches away from radiator ( burnt your legs trying to sit on toilet. )
No fire extinguisher or fire blanket on show in kitchen.
All the upstairs ceiling were covered in cobwebs
Bath of bathroom door was caked in dust.
The address advertised isn’t the actual address of the place so couldn’t get any takeaway food delivered as the address doesn’t exist for the b hive
Chairs in kitchen are garden patio chairs. Very flimsy
Sofa and single chair in lounge area very scruffy and ripped.
There are no blinds on the stairs and landing so no privacy.

Well equipped kitchen with good size dining / living room area. Clean cosy bathroom with all that you need. Bedrooms are tiny with bed only inside. However, the downstairs area will make up for this inconvenience. Good for short stays. Close to town centre with free parking spaces on the nearby residential streets.

Decor and bee theme.
Carpets needed a good clean and rug in living area.
Property would benefit from a deep clean and a feather duster. Cooker, doors and skirting were also dirty.
Mattresses and pillows were uncomfortable on both beds.
Not much space to store cases and belongings.
Could do with a door mat at entrance and a lamp in living area for softer lighting.
Fire blanket and extinguishers should be on display and easily accessible. Not stored in a cupboard.
Front door should have thumb lock so can easily vacate property in event of a fire without using key. Larger window upstairs locked, so no fire escape upstairs.
Few personal touches would have been appreciated, like milk and biscuits or a cake or something from Yorkshire on arrival.
Better directions to property as gives address to a different property.
New bin in bathroom to be considered as present one is rusty and dirty and maybe new dining chairs as they didn’t feel safe to sit on.
