Located on the stunning Lime Avenue drive to Arniston House Sycamore Cottage is one of 4 charming stone cottages which housed the foresters for the estate in days gone by. Set in a sunny tranquil courtyard the cottages overlook fields to the north. The cottages also have an area of peaceful garden for visitors' use. A timeless place to relax in the country yet only 30 minutes from the center of Edinburgh with all its attractions. Arniston is an ideal base for families with pets. We are accredited with the Good to Go scheme ensuring our compliance with strict Covid-19 protocols.

We stayed in Sycamore Cottage. It is poorly designed with little usable space for a family. It was filthy, e.g. pubic hairs all over the bathroom floor and a radiator in the kitchen (for hanging tea towels) with about 30 years of dust and grime in it. The grounds itself are nice and well maintained, just not the Cottage.

Enjoyed another relaxing stay with Arniston Cottages. Henrietta is always on hand to ensure you have everything you need. The booking process is easy and you receive regular email updates and information prior to your stay.. A super 3 night stay with our dogs, taking advantage of the lovely walks through the estate. Supermarkets and other amenities only a short drive, or we had food delivered easily from local restaurants. Found dog friendly pubs too so enjoyed a lovely lunch with the dogs in tow. The cottages are in beautiful surroundings with a small paddock/garden where you can let the dogs run freely without fear of them upsetting any wildlife/farm animals. We will definitely be back again to enjoy the friendly and relaxing hospitality of Edinburgh and it's surrounding areas. Top Marks!

We loved it! Everything about it, the area, how it was kept up, and of course, Henrietta was wonderful. The location was absolutely beautiful. We already are trying to schedule another stay for next summer.

Loved the Arniston cottage. The inside was clean and welcoming, easy parking, and peaceful area to walk around. There are sweet pigs, Bruno and Sophie, that love scratches behind their ears and eating our apple cores! We ran into the owner (I’m assuming) who introduced us to the pigs and since it was time to feed the baby lambs he let us watch and also hold one of them. We also got to meet his sweet dogs, Fin and Pepper. It was a great place to stay while visiting Scotland for the first time.

Lovely accommodations. Peaceful and very quiet. Remote yet easily accessible to the train for 25 minute day trips to Edinburgh with free parking at the station. Communications prior to arrival were promptly responded. All amenities were as described in the VRBO descriptions. We had a thoroughly wonderful stay and would book here again in the future.

the cottage lived up to all that was advertised. it was an amazing experience to live in a cottage that was likely built in the 18th century. all the updates made it a modern stay in history. truly wonderful. our sons were thrilled by Boris the pig and his blind mate and fed them every morning. if you stay here, take the tour of the Manor House. Arniston is a fabulous working farm.

Our family had a wonderful stay at Sycamore Cottage. It was a fairly last minute booking but we feel that we found a gem! The cottage was very well equipped, comfortable and cosy and had everything we needed. The information we received before our stay was great with details of transport links, pubs, restaurants and take ways as well as ideas for days out.

My family and I had a beautiful week in Scotland at Arniston house. Henrietta was a wonderful host and was very attentive to anything we needed during our stay. We did a tour of the property as well, so much history and beauty on site.

We live in Edinburgh but had to book somewhere to stay while we were having work done at our house and Sycamore Cottage was perfect for four of us. The bedrooms are really spacious and the kitchen is really well equipped which isn’t always the case in self catering accommodation. We didn’t think we’d need to use the log burner but a typical Scottish spring meant we used it a few nights and there was plenty of logs left for it. Easy to drive into Edinburgh or can get the train from Gorebridge. Overall, a lovely cosy house!

Just finished a 9 day stay while helping our daughter with some upgrades around her place. I chose this cottage since it is very close to her place, but would highly recommend it to anyone wanting to explore Edinburgh or the nearby countryside. It is only 11 miles to the city, but you can also catch a train from either Gorebridge or Newtongrange and be at Princes Street downtown in just over 30 minutes. The cottage is very clean and smells very fresh with very nice carpeting throughout and all the gadgets you need for your stay. My only regret was not spending any time exploring the grounds which look fabulous. My daughter comes here for a bonfire in the fall I believe. The information provided in the binder in the cottage was very helpful. Will definitely check availability next time we are in town to visit our daughter.

An excellent property to rent outside of Edinburgh. Perfect for dogs and families. The cottage was warm and well lit when we arrived and the fireplace was already prepped with a basket full of logs. The manager of the property was very friendly and she came over to introduce herself and check we had everything we needed. Strongly recommend and will be going back.

Check was easy, the place neat and clean. Living room has fire place where you burn wood - absolutely amazing experience. Near by field has chickens and other animals, choice of fresh eggs every morning. Plenty of parking spaces . So quite, the only sound you hear is burning of wood.

We had a lovely stay. Ground were gorgeous and cottage was lovely. Would of been good to have a few more staples such as toilet paper and washing powder. Beds were quite hard. Was lovely to be able to cook and an easy train ride to Edinburgh.

Beautiful cottages, kitted out with everything you need. Lovely grounds and location. We were there for a wedding on site but would definitely recommend staying for a holiday/relaxing break away.

Great location, with room to roam across the estate. Cosy cottage and brilliant beds. Complementary honey was a nice treat. Could use a little bit of updating (eg TV and some furniture), plus had to have a hoover on arrival.

We stayed for a week and enjoyed the whole experience, very much a cottage feel, wood burner in the lounge and peaceful surroundings, very accommodating for us and our two German Shepherd dogs. Owners very helpful and responsive to requests for information.

Lovely cottages on a beautiful estate
Lovely and well-maintained cottages on the Arniston estate. No jacuzzis or cocktail bars nearby but a very quiet and secluded getaway, wood fire, beautiful estate to walk around outside your door. A few minutes drive for some more serious walks (Portmore, Gladhouse, etc.). Extremely friendly and helpful owners.

A Last Minute Trip to Edinburgh
We needed somewhere to stay with easy access to Edinburgh , to visit my mum for 1st time since Covid lockdown . What a great place we found in Sycamore Cottage. Dog friendly . Fully equipped kitchen. Very comfy bed. and and amazing log burner with plentiful supply of logs . Tess (dog) and I enjoyed meeting the pet sheep and pigs on our morning wander around the grounds . Would have loved to have visited the main house .Maybe next time post covid .
There was only 2 of us this time but plenty room for 4 . Hope for a return visit .

A lovely family stay
We enjoyed a lovely stay with our kids (6 & 9). The cottage was spotlessly clean and very thorough COVID-19 precautions had been taken.
The cottage was very cosy, well laid out and equipped.
The location is good for trips into Edinburgh or surrounding countryside. We visited North Berwick which is lovely.
We went on a tour of the house which was very interesting, and enjoyed walking in the grounds.
We also loved seeing the wildlife on the estate. It was lovely to let the kids stay up late to see deer, rabbits, bats and owls, right on our doorstep.
Communication with the owner was good before and during our stay.
