Luxury, comfort and style

This was one of the nicest B&Bs we have ever stayed in. It was clean, very comfortable we loved the interior design, the breakfasts were wonderful and plenty and the owners were friendly and full of suggestions of places to visit and restaurants to try. We used the location as a base for visiting many areas-such as Clovelly, Lynmouth and Lynton

"Room for a pony."

Full review on TripAdvisor Torbayaotearoa but seeing as you ask: Everything. Hosts Jane and Ivan. Friendly, engaging and passionate about their business. Exceptionally spacious accommodation, beautifully appointed, utterly comfortable and clean. Private entrance hall, bedroom, living room and fab en suite. Location. Exceptional value plus only £5 a day to park close by on the street. Excellent breakfast with quality ingredients. Barnstaple has some interesting architecture and undergoing plenty of restoration and conservation. Some excellent restaurants, cafés and proper pubs. Theatre and cinema. Would we return? Yes.

Gorgeous B&B that felt like a boutique hotel. The bed was so comfortable, and the room was so carefully thought out and beautifully decorated. Delicious breakfast with lots of choice. Friendly, welcoming host. Overall absolutely perfect!

A delightful one night stay in this lovely B&B

No. 22 is a gem. Beautifully restored building. Tastefully decorated. Very comfortable bedroom with lots of thoughtful touches. Huge bathroom with bath and shower. Delicious breakfast and delightful and attentive host. Would 100% recommend this B&B especially as there was storage for our bikes in the garage.

We want to say a heartfelt thank you to Jane and Ivan for such a wonderful stay at No.22. From the moment we arrived, we felt genuinely welcomed. Your warmth, thoughtfulness, and all the great advice on where to go and what to see made our trip extra special. The house is a beautifully presented home, everywhere was sparkling clean and clearly cared for with great attention to detail. Breakfast each morning was a real treat, with an array of choices all cooked fresh and to perfection. You're both such friendly and knowledgeable hosts, and we really appreciated everything you did to make our stay so memorable. We’ll definitely be back, hopefully in the near future! A Lovely Spacious Accommodation on a Quiet Street

The property is a large terraced house on a quiet street in Barnstaple. Parking is best arranged with Jane the owner, in the form of a digital parking permit at £5 per day. Our 2nd floor rooms were outstanding and very spacious with a comfortable bed, a separate lounge and seating area with the TV and tea coffee making equipment. The bathroom was also large with a powerful rainfall shower cubicle and a stand alone bath. The whole house was very clean with beautiful furniture. The breakfast was selected the day before and cooked to order fresh the next morning. Jane was an excellent host with a great knowledge of the best places to see ( and those to avoid) around and about in North Devon.

Everything, from arrival to departure. We stayed two separate nights over one week, in room Pimpernel The attention to detail, furnishings, toiletries and little extras makes No22 a great stay. Jane runs a beautiful place offering fantastic accommodation . Breakfast is lovely and Jane was very flexible with our breakfast times. Thank you.

Jane was very friendly, accommodating and made you feel very welcome. The room was presented immaculately and very well appointed. The bed was very comfortable , and we had a wonderful nights sleep. I wouldn’t change anything about the room, everything had been thought of.

There was nothing that I didn’t like, only one thing that I kept doing. I kept catching myself on the shelf behind the en-suite door. A tiny point in a marvellous stay.

It was absolutely stunning!!!

WOW, WOW,WOW!!! What an absolutely fantastic B&B. Nicer than almost all the hotels we’ve stayed in. Such attention to detail. I have a dairy allergy and Jane had prepared a lovely breakfast of granola, fresh fruit and plant based yoghurt for me. Breakfast was superb. The room was stunning, all the toiletries are ‘Rituals’. Lie in a glorious bath or have a lovely shower. Will definitely return. Thank you Jane and Ivan.

Perfect.

The property was stunning. From the moment you walked in the door you were greeted by Jane (& Oscar). Nothing was too much trouble simple booking in and out. The room was out of this world! Large bathroom with bath and shower felt luxurious and the separate living area and bed room was beautifully decorated and perfect for a romantic getaway. The breakfast was delicious!

The place is spotless! The room was more than what I expected - wonderful comfy bed, large bathroom supplied with everything you need from ear plugs to shower cap, cotton buds to face pads to shower gel, body cream, shampoo and conditioner... they have thought of every amenity! The breakfast was top notch; Jane was the best host (thank you) and her and Ivan are the sweetest of souls. Nothing was too much for them... I felt right at home! No. 22 is less than a couple of mins walk to the train station (which was a blessing with my heavy luggage). I recommend it and will be returning when visiting Barnstaple again to hike. Thank you both! :-)
