The hotel has a perfect location right in the center of Chiang Mai's old city. We arrived on a Sunday night and had to walk to the hotel since there was the night market, so we were right at the core if the market once checked-in.
We were in a bit of a hurry in the morning and breakfast was a bit slow to be prepared. Not too dramatic, but to be taken into consideration if your schedule is tight.

Just great service, rooms clean, good restaurant with mainly great tasting food. 4 bedrooms and nice location in the middle of the old city. We were x3 adults and x2 children and in the end only used x3 bedrooms. Defo use this place again in Chang Mai.
Car parking could be better but was no real drama as can park on the street just got a bizarre rota of every other day have to swap sides to park on the street otherwise police fine can occur. Staff will give you details.

Location was great, lots of local restaurants and right on the road for the Sunday night market.
Kitchen area smelt of sewage, leaky taps in two of the 4 bathrooms, loose in the other two and one bed needs a new mattress. A little maintenance would make this place perfectly acceptable. One mattress was so uncomfortable (worn out, no foam left just springs) that my parents got little to no sleep. Staff however were great.
