Great place to stay but could do with a bit of a refresh

Beautiful House and loved it

It was a fantastic location, with sea views, and a beautiful place to spend time with family, also wheelchair accessible which was a bonus. Places near to eat, a lovely post office close by. We loved every minute. We were unsure after reading some reviews but who has an immaculate house? It was very clean and tidy and the beds were comfy. We also enjoyed time in the hot tub

The only uncomfortable thing was the big sofa downstairs. It's very deep and hard to get comfy in. Would be better with something more practical.

Disaster don’t book

Location and size

It was dirty, in need of refurbishment but more importantly dangerous. Large sash window in downstairs bathroom can’t be locked so anyone can get in at any time. Play area raised and about to collapse. Nails sticking out of one of the staircase, pointy end. Light up mirror in one bathroom over heating and boiling to touch. In addition, heating on top floor doesn’t work, oven filthy, freezer so fully of frost you can’t get food in it. Overall dirty and neglected, mess from previous residents left around. Asked for partial refund, but so far nothing and booking.com have not been able to secure a refund either. Overall very disappointed and concerned for any families that might book this.

Great location and parking Really good, spacious bedrooms Lots of bathroom/toilets (no en-suites but lots of bathrobes provided, which was a nice touch) Decor Superficial cleaning of kitchens, bathrooms etc was fine Hot tub was good

Outside maintenance was poor Dire state of one bedroom window meant the occupants were constantly in fear of a pane falling out Inadequate lighting in the downstairs kitchen and bathroom Inadequate inspections, ovens and BBQs were not clean, didn't try with the latter but had to use brillo pads on the ovens ( if the cleaners had looked and used a steam cleaner if would have helped) Stains on some of the upholstery should be addressed We had been contacted the day before our stay to say there was a 'little peeling paint' behind the radiator in the downstairs kitchen which they apologised hadn't been sorted. Fine but this turned out to be a major damp proof problem. Advertised games were non-existent Basically this is a great property, well fitted out but not adequately maintained, the problem with remote owners who don't care but are just looking to make a profit.

Lovely base for groups to explore the fabulous North Yorkshire coast.

Fantastic location - juts round the corner from a lovely local store & pub. We rented both bedroom villas so had plenty of room. The beds were comfortable with great pillows. We enjoyed the hot tub, robes & toiletries (conditioner & lotion included).The generous sofa let us gather together in the evenings.

The sofa in the captains residence is a great for lounging on, and is big enough for everyone but some of the older people in the group didn’t find it very comfortable. They liked the upstairs sofa though

Perfect from start to finish.

Everything!! The space was amazing!! We held a retreat there and was fabulous! Everything you could possibly need and more the outside area was stunning!! Would 100% recommend.

Great house for a large family get-together in a perfect location for Robin Hoods Bay.

The size of the accommodation and location. The beds were incredibly comfy and the area is quiet and the views are fantastic. The outdoor space and hot tub were fantastic.

Unfortunately the WiFi wasn't working for the duration of our stay. The owners did inform us of this on the day we were arriving and although the issue (which was out of their control) wasn't fixed, they did keep us updated. This wasn't an ideal situation as none of the TV's worked and so whilst there was a lot of us and we were out every day sightseeing and we did take various games to play, not being able to watch any Christmas films or have any background music on did have an impact on our stay. Whilst the majority of the accommodation was immaculate, there were a couple of areas that need attention and redecoration.

Family stay in Robin Hood Bay

House was beautifully decorated and in great location. We had a fantastic holiday. The house was well equipped with everything we could need. Sea views from the top floor rooms were amazing, especially the first couple of days when the bay was misty. Great to be able to take the dogs onto the Cleveland track every morning and work up an appetite for breakfast. Plenty of bathrooms was a bonus with so many of us. The town itself is amazing and a real treat to explore. Thank you Rounton Villa for the amazing memories.

Problem with the hot tub but this was quickly resolved which we really appreciated. Bbq wasn't clean and not big enough for size of house, this would be my only little complaint, the property should have putdoor cooking facilities to match the rest of the house. A large gas or charcoal bbq with all tongs etc would have been amazing but certainly didn't ruin our holiday and time together.

Fabulous accommodation. ⭐⭐⭐⭐⭐

We stayed at Rounton Villa in January with family and friends for my partners 50th birthday. We all absolutely loved it. Great to spend time together in the luxury of this beautiful house. I would love to visit again in the summer and take advantage of the garden area, although we did use the Hot tub, but just rather cold when getting out. Beds were so comfy and so much room for everyone. Loved everything about it, plus great communication and help from the owners. Fab accommodation. Great location.

Fantastic property and great location

The whole property was lovely, a lot of effort has gone into the decor and facilities. We had the entire property and there was so much room for us all. Beds were very comfy. Lots of bathrooms and toilets. The kitchen was really well equipped and the gift bag on arrival was a really nice touch. We met Rich who manages the property and he was really helpful and friendly, very easy to contact if we did need anything.

We weren’t aware of the noise sensor prior to arriving and although it didn’t affect our holiday at all, it was something we were super aware of and wouldn’t be suitable for any hen/stag or girly weekends away. This is the only reason I haven’t given a 10/10.

Totally missold

The position it was in

Mis sold as 14 ladies there for there 50th we were not told it was in a residential area the house had a volume alarm in it couldnt go in the hot tub after 9 none of this was told before we arrivedThe hot tub didn't work for 1day and wasn't sorted till we managed to do it ourselves.We were told there would be robes there wasn't.we spent a lot of money to stay and ended up very let down.Never would of booked this property if it had been in the details up front.we waited a year to enjoy our time together we had nothing but neighbours shouting over the fence and messages from the host to say the volume has gone up.We are defiantly looking for a refund.

A gem in the Bay

Staff were helpful - assisted with delivery shop as we were delayed on the motorway due to no fault of our own. Great to have off-street parking. House was clean, spacious and luxurious. Location is great - local to both Robin Hoods Bay & Whitby by bus or cab within 15-20 minutes.

The hot tub became luke warm by day 2 of stay and upon calling host, she stated that she didn't know how to operate and wasn't local. No sugar in property despite asking prior. BBQ facilities had no coal which isn't mentioned in listing. Received noise complaint from neighbours via host following a Saturday evening - limited time spent in garden in eveing/night due to weather being chilly and group of only 10 so can only think that the house may need soundproofing to prevent this being an issue going forward.
