the house is a period weatherboard home on a sloping block with 3 split levels - level 1 is the top level accessed via the street frontage. Other people stay on the below levels so there is some noise filtering up below, though wasn't too bad. The house is lovely with high ceilings, really large bedrooms and bathroom and nice cosy lounge room with big TV - all rooms have split system A/C. Location is perfect, a short walk to Ponsonby rd which is trendy with restaurants, cafes and clothing shops. And walkable to the city centre (30 mins) and you clearly see the sky tower from the bedroom window. It is quite hilly around the area, but that is NZ all over. Parking was easy enough out the front, but make sure you get a pass from the host though they are very responsive
It was sold with a kitchen, but in reality it is not overly useable. A small bench with sink is crammed into a corner near the stair banister with no stove top or oven. They provide a portable electric hot plate and electric fry pan but with little bench space to prepare it is not overly practical. the kitchen table only sits 4 and is in an awkward spot that is hard to gain access to all chairs. As a family of 5 we wanted to self cater, but in the end we had to do more of ready made meals or takeaway. If meal prep is not high on your agenda this is not a deal breaker. also there weren't enough bowls for each person, which was disappointing.

The villa was light, comfortable and clean
The instructions for getting into the property were not accurate and the communication for accessing was difficult.
A written compendium would be helpful for things like the wifi access, where things were in the kitchen as access to stove elements etc were in a cupboard that was very high above the sink. Only 3 wineglasses when there was 4 of us staying and non-of the glasses matched. No Kitchen paper towels. Large amount of saucepans but difficult to access portable elements. Dining area very cramped for 4 people, not suitable for a 3 bedroomed house. White bath towels were quite stained. Not very clear on how to use vehicle parking as we had 2 vehicles, although there was ample on-street parking spaces.

The location was excellent. So close yo the city. Slept group of 6 comfortably.
Really no balcony to sit and enjoy the view. Can’t feed all 6 at one table - table only for 4 people. Not really a kitchen to cook from. One bathroom.
