Lovely accommodation to stay and relax.
Very comfortable , clean , good quality and homely feel.
I stayed two weeks. The house keepers called after first week to change towels and bed linen etc.
Nit picking :
The information folder had been tidied away in the book shelf. It was a day or two before I came across it.
External porch door lock was temperamental if locked from inside and then locked when going out.
Smaller bedroom ceiling light was dismal.

Great base from which to explore the Lakes
The property has a great lounge area and two good sized double bedrooms with plenty of storage. There was a lovely 'welcome pack' consisting of tea, coffee, sugar and some nice biscuits, as well as a tea towel, washing up liquid and, bizarrely, some dishwasher tablets - although there isn't a dishwasher. There are instructions a-plenty for the TV, HiFi and central heating system.
The washing machine was a trial - didn't seem to work properly. We saw from the guest book that we weren't the first guests to have experienced that. The key stuck in the front door after a coupe of days. We rang maintenance and they just said "Again? It does that sometimes." Not an issue as there is an inner door that locked so access to the property was secure - just annoying! There were no details about recycling - we remain unsure of everything just goes in the bin! We were able to park on the road outside the property.

Pleasant stay, adequate for 3 nights.
Great location in the village close to all shops and by the river. Easy check in and out. Big main living space, great shower once you got it working.
The place was clean but some areas could have been checked again before our arrival (clean blanket on the bed for example but with large stains showing, some of the plates and bowls needed cleaning. A dishwasher would probably avoid that). The flush of the downstairs toilet stopped working.

I love the location of the property. You can see the river Kent from kitchen window and can hear as well. the 2nd bedroom window view is amazing. Not far from the bus stop.
The day we arrived weather is-4C, -5C the house we freezing cold. Central heating setting for the night is 5pm to 10pm, and then morning 7am to 9:30am. It was freezing cold when the temperature dropped to 10/11 when the central heating wasn't on for 9 hrs for the whole night. Radiators in bed rooms don't heat up enough. That was the biggest let-down for staying at the property in the winter.

Disappointing and stressful
The location of Kingfisher barn is perfect- on the edge of the village, with countryside views and easy access from M6 and to get to different areas of the Lake District. Good amenities in village - shop, pub, butchers, pharmacy, amazing coffee shop and bakery near the brewery- a short walk from appartment. Kitchen facilities were good (when worked!), although no dishwasher.
We had several issues with the property, which resulted in it not meeting our expectations, and spoiling our holiday somewhat, plus adding a lot of unnecessary stress. As soon as we arrived it was apparent that the apartment needed a long awaited deep clean- there was a dirty odour in the apartment and there were large food crumbs visible all over the seats of the settee and armchairs!! I had to hoover these as soon as we arrived before we could sit down. Although the kitchen was clean on the surface, there were a few items which had not been washed up properly- including the plastic chopping board in the cupboard with dried food on it (which I therefore left without using all week!). We washed the mugs and cutlery ourselves before using as did not feel comfortable to use otherwise. Upon arrival the boiler was not working and had a red warning triangle, so there was no hot water. We had to contact Sykes cottages whom arranged for an engineer to come round- whom fixed the issue that day. However, we were unable to have the showers we had hoped for upon arrival after travelling for 11 hours. The hand towel for the downstairs toilet was folded up on top of the toilet seat (instead of hung in the towel ring)!! Not great for drying hands as then adding a whole new layer of germs! The bath did not appear very clean and had hair in the bath and watermarks on taps. Again, we had to clean the bath too before using. There were cobwebs down side of bedside cabinets and in some corners. However, luckily the beds did appear clean, as at this point we were contemplating not staying. The highchair in the corner of lounge (which we were not using as a group of 3 adults) was dirty , and the cover of the travel cot in corner of lounge (again obviously not using) was thick with dust. The next issue was that the fridge was not working, which we did not notice until a couple of days in. We were given a free standing fridge on day 2 but lost £54 worth food - has been repaid by Sykes now

We had a lovely holiday,but the cottage is ok for two people and definitely needs maintaining
Self catering.
Facilities would not be good for four people. Bathroom and toilet facilities not adequate for four adults.
Having a toilet in the kitchen!!
The toilet in the bathroom was difficult to use, especially for men. The sloping ceiling meant they had to lean away but then head was touching the light bulb! Would be more sensible to do away with The bath and have a shower cubicle .
The maintenance of the property definitely needs looking at. We contacted Sykes about a broken kitchen drawer and missing cupboard door, plus a couple of light bulbs that needed replacing, but after two days we gave up leaving the keys, as nobody came.
