The house is an old "grand house" with high ceilings. Rooms are on the first floor using a separate entry at the side of the house. The rooms are simple but well equipped (no fridge). Parking on the premises means you will have to enter through a narrow gate, so wider cars will have to find a spot on the street. Loved the restaurant the owner advised for dinner.
The bathroom was not adjacent to the room. While I didn't mind crossing the hallway to get to the bathroom, this might be something others will want to know before booking.

Friendly host, lovely hotel/house, easy check in, comfortable bed and good size room. Perfect for a one night stay before travelling onwards, Livorno and Livorno Stazione Centrale are both close by bus or by walking.

Location was good for taking the ferry to Corsica, and the building was nice on the outside
Shared bathroom among 4 rooms, not very well furnished, staff was not very flexible and patient (i cannot understand why in 2022 you can still impose a check-in time of 6-7 PM. No breakfast alternatives offered to lack of regular breakfast. This place should not be classified as a bed&breakfast facility given the level of service.
