The hospitality was top class. Maurizio, the owner, met us at the property and welcomed us warmly. He explained everything, offered homemade cake and breakfast. The room was lovely, a private bathroom and very sizeable space.

Just like home… comfortable bed, nice shower/ bathroom. Good size room. Shared kitchen with self served breakfast any time of the day.!
Not that I didn’t like it but worth mentioning are narrow steps leading to the room. This could be an issue for someone with mobility problems.

Everything was well thoughtful from the breakfast amenities excellent coffee variety of alternative milks.

The location was excellent to explore Sienna’s attractions. A few steps down to the escalator to reach the cathedral, a short walk up the street to the main Piezza and the rear of the town. Everything is close by. Bed was comfortable, room had what we needed. 3 steps up to the bathroom, and three steps up to the shared kitchen and dining area. It was shared, but we didn’t see anyone else while we were there. Maurizio was a great host providing all the information we needed for our visit. Rated lower because of the festival
The BIG negative was when we were there, down the street they held a neighborhood award for winning the horse race in July which was two nights of loud music from 10-2am. It was a private event, and made it impossible to sleep. Very unfortunate timing on our part.
