The room was really clean with everything you need. The guests were respectful for the noise and we managed to sleep really well. Don’t let the busy road put you off as you don’t really hear the traffic. Breakfast was adequate for the price we paid so overall we can’t complain. The owners do have a cat but was kept away from the rooms and breakfast area and is not an issue. It was lovely that we was told about this when we arrived. Car parking round the back of the property which is off the main road. Driveway and spaces are tight but was ok if you are careful.. The location is perfect only a few minutes walk from the Stratford upon Avon shops. The property overall is really good for the price. If you are expecting a more modern property, this isn’t for you and expect to pay a lot more!
If I had to comment on the negativity it would be the lack of correspondence for the questions on our stay through booking.com and not been able to speak to anyone on the phone. It’s a busy guest house run by 2 ladies so I guess they were too busy. The check in at 17:00 is quite late and would have been better with a slightly earlier check in time. To us though it did not have an impact to our stay.

We stayed here twice in a short time. It is a guest house, run by a nice host. Location is great if you are going to the RSC theatres. The rooms were both en-suite and had a good shower, lots of towels and toiletries. Also, a hair dryer was available in one of the drawers. There was also a kettle, tea, hot chocolate and coffee. If you wanted milk, you had to go downstairs to the fridge in the breakfast room, not a problem. There was also a TV that we didn’t use and some books about Stratford and Shakespeare. We did use the wi-fi and worked fine. The first room was a bit tighter, but the second was bigger. Beds were comfy and it was all quite clean, especially the bathroom. Breakfast was very good. I went for the cooked breakfast and it was very filling and excellent quality. There were also vegan and gluten free options for those who needed it.
The main negative was that the second room was incredibly hot and that there was no air-con. I guess that the UK isn’t ready for heatwaves, but our room was like an oven, even at night with the windows wide open. Thankfully we found a fan and it helped the second night. There is no lift, just so you know in case that you bring a lot of luggage (I usually travel very light). Also, we found complicated connecting with them for leaving the luggage there before the check-in time (no reply to any message the days before we arrived). But thankfully we managed to do it and get the room a bit early, which was super convenient. The second time, I had to wait outside for a while because no one was opening the door. But after other guests left, the host appeared and I could get the room. Apart from that, the stay was good and I’d be back.
