Clean, quiet and easy access.

Location was very good with the old river Tiber just around the corner, where the fishing boat quay is as well as a plethora of restaurants, bars, cafes are stringed along the that same quay. A foot bridge brings you across the river to the Isla Sacra. The ambience of this 'harbor area' is very untouristed (mid-June), but still very lively (Sunday).
Breakfast is self service in a small 'coffee room' with drinking water, coffee, milk, juice, marmelade, cakes & bread in wrappers. The cleaning lady was very helpful with practicalities.
Check-in procedures are somewhat cumbersome, though this apparently mostly owes to a new Italian law aimed at illegit airbnb's.

This property is conveniently located: first to Fiumicino Airport and second to the busiest area of Fiumicino town - especially at the weekend and when the sun is shining - great people watching. The apartment is not grand but it has everything you would need for a quick stopover. The hosts are very communicative and very willing to be flexible and accommodating which was very much appreciated. Wifi worked, parking is free on the street and breakfast - which was simple - was a nice touch and appreciated.
While it did the job, the apartment had the smallest bathroom I think I have ever seen. The sink and toilet was inside the shower stall!!

Bed was big and very comfy, and honestly it was the only thing we needed at 2 am on the way from the airport.
The shower situation was quite disappointing; the showerhead protruding from the wall above the toilet was not what I had expected. Additionally, we had pre-booked a taxi from the airport, but it did not arrive, which caused me a great deal of stress in the middle of the night. As a result, I had to take a more expensive taxi from the airport.
