The Spinney home stay is a beautiful home, It is owned by two amazing hosts that welcomed me from the first instance.

A comfortable stay in a quiet location.

We did not expect breakfast, so the cereals and milk left in the room were very welcome. Quiet location with lovely lake view. Watching the bats flitting at sunset. Very warm host. Room was superbly furnished and comfortable.

Minor point, one side of the bed was close to eave. A tall person could have found this difficult.

WE DROVE PAST AS WE THOUGHT 'NO WE CAN BE STAYING HERE, IT WAS SO NICE.

after a very arduous day we arrived (finally) at Maria and Phil's beautiful home, after a delayed flight we finally arrived at the spinney at 22.30 to be met by a smiling and very welcoming Maria then Phil, they relaxed us straight away and made us feel so so welcome. the deluxe sweet with an amazing walk in wet room and walk out Velux balcony overlooking the lake was superb. they do not provide a cooked breakfast but have cereals, porridge tea and coffee making facilities and mmmm biscoffee biscuits, and a bottle of milk in the fridge all in the price. Maria also gave us a welcome beverage on arrival, which was very much appreciated. They also have the most amazing honesty bar I have seen, which included a bottle of champagne, sweet and toiletries .... everything seemed to be thought about. N.B. if you arrive in the dark please believe your sat nav you are there!!

whilst there was a fan in the room we found the room a little warm, i never thought i would say this but they provided he thickest warmest duvet but it was just a little too warm to be appreciated, a minor point really.

Lovely Short stay at the Spinney.

Beautiful views from the super suite we were allocated. Bed was very comfortable with inbuilt rising tv. Lovely shower room on upper floor. Generous supply of breakfast cereals and beverages included.

Unable to alter shower temperature, which was slightly too hot. Other than that, everything was great.

Lovely spacious rooms with all the facilities you could wish for, and more. Location and parking excellent.

I am sensitive to odours so the fabric conditioner fragrance was a little overwhelming for me. It also takes me a couple of nights to get used to sleeping on a memory foam mattress

Lovely hosts, very welcoming. Came out to meet me and showed me to my suite and highlighted all the facilities. The suite was very well equipped and the house itself is lovely. Parking super easy unlike the centre of Leamington!

Exceptional.

EVERYTHING! It was an exceptional property and the suite was one of the best we have had the pleasure of staying in, for a very reasonable price. Breakfast isn't advertised but a simple yet adequate breakfast is supplied free of charge. The "Honesty Box" counter is also a lovely touch as the property is a little drive from any shops. The hosts were both very warm and welcoming and nothing was too much trouble. We will definitely be booking here again in the not too distant future. All we can say is a massive "Thank You" for a wonderful stay.

Beautiful home, very clean and such friendly hosts! Also the comfiest bed I've slept in in a LONG time that isn't my own! Great idea to have the snacks/drinks/essentials ' tuck shop' all reasonable prices and so handy!

Perfect stay!

Exactly as described. Just what we needed for a little get away. The hosts were very welcoming and accommodating. Very well kept grounds they work very hard to keep it nice. Room was spotless. They offered us to eat our takeaway in the outdoor bar which was great and looked lovely sat outside at night.

This is the nicest place I think I have ever stayed. It is a beautiful countryside location . You can tell phil and Maria have put their heart and soul into this place. Every detail was perfect. And I loved the beautiful grounds especially at night. The room was state of the art and very modern. A light breakfast is provided.

Peaceful and relaxing

Maria & Phil were very welcoming and lovely hosts. We were able to check in early. Room was beautiful, comfortable and view over the pond was so peaceful. Can't wait to find another reason to visit Leamington Spa to stay here again. Little piece of paradise.

Breakfast was basic and do-it-yourself, but adequate. Loved the decor and the whole place was spotlessly clean. Very friendly greeting. Lovely views and picturesque gardens.

Perfect spot

Phil and Marie were so welcoming, let us check in early as room was ready, beautiful design and view over pond. Lovely place to relax in-between the wedding. All amenities were provided. We will be going back as it's in a beautiful area

A lovely warm welcome from Maria on arrival. The property is very clean and had everything needed. It has been done to a very high spec and is surrounded by lovely gardens and countryside and so very quiet.

We had a wedding event to attend to at the Connexions which was less than 5mins away so the location was great for us. Beautiful grounds and lovely clean airy modern rooms. friendly warm welcome.
