Positives include a spacious room and generally clean facilities.
The listing and booking conformation for our room (special double) included a bath and coffee machine - Neither present on arrival. When I asked the staff about this they seemingly had no idea why these facilities were listed, and made no attempt to explain or rectify aside from offering me a complimentary drink from the bar (appreciated but hardly compensation, especially when the includion of a bathtub was a prime reason for booking the room in the first place. The hotel was also undergoing heavy rennovation - Something we didn't know until we arrived. Although the room was clean, it was clearly awaiting repairs; One of the windows would not close all the way due to a poorly secured latch, meaning there was a constant draft throughout the stay. When I made a complaint to the staff were really dismissive. I don't think they really seemed to care whatsoever. Extremely dissapointing and what made it worse is that neither the hotel management nor booking.com would take any responibility for the errors in the listing.

Under full renovations. Old mattress and furniture blocking the landing space, disgusting dirty carpets, no radiator in bathroom just pipes for tripping over, it was full of marijuana smoking ( which I will tell police) Booking.com has this information plus photos and they still take your money. I asked for a full refund and they only said £8. For my next trip. Absolutely ridiculous. This place should shut down. No breakfast until after 8.30am

The room was not clean or tidy, bed sheets where stained, shower was not clean, noise from restaurant downstairs was very loud this was not customers as it was empty this was the staff playing music.

It was a nice room and tidy but no facilities. Very little toilet roll, less than half a roll. No heating whatsoever and No staff. A kind man who was in the separate building came and helped us and let us into our room. But there was no receptionist. Without the gentleman we wouldn’t have been able to get in even though we had paid.

It was close to where we were visiting
The room was cold, wooden floor with no carpeting added to the room being cold.
The bathroom door would not shut and was cold.

The linen was clean and bed quite comfortable .
The hotel is very old and in a lot of disrepair. From very dirty carpets to wallpaper ripped off the wall furniture over worn and paint peeling in many places. There was no vegetarian full breakfast available and the breakfast served was small portions the full English was just two slices of turkey bacon one egg and baked beans. Dirty plates were on the landing floor when we arrived and still there when we departed. Very long curtains covered the radiator and made the room very cold until lifted to allow heat into room not out the windows.

On the web site it says full English how ever this is not the case as it Halal, which is fine but it does not state that on the web site so no pork, sausages there are chicken or turkey only.
The restaurant on site is Indian food only, so if you don’t want Indian food then you have to drive out to find somewhere else to eat.

How can you charge people for a room that is dirty falling to bits mouldy bathroom a bed that slopes as much as a ski slope and is as hard as a rock every step you take the floor board creeks the wall paper is falling down from the ceiling lamps that do not work

Breakfast options limited and it took longer than usual time to serve it.
Room had very basic facilities than described on website. Two bedside lamps and none were functioning. Shower very slow. Music played till 11pm in the evening so loud and it disturbed my sleep

The building is impressive. It's large and the rooms have high ceilings, they are spacious.
The bed sheets and towels were clean and nicely presented.
There is a nice pub/bar on the ground floor, and a carpark.
The location was perfect for where we needed to get to.
Workmen ladders, vacuum cleaners, and various other equipment was left in the hallway.
The room and ensuite bathroom were both in states of disrepair. Bathroom fixtures and in-room free-standing furniture were old and mismatched (which could lend character, but felt too random).
The wall had holes where a towel rail had either been removed or fallen off.
Wall paper was coming away from the walls and there was sticky tape holding it in place; curtain linings were ripped and frayed.
Breakfast was ok, but when I asked for Scrabbled egg, they said they werent able to do that, but they could do a full english breakfast.... with a fried egg!

We were in Oxford and needed somewhere nice and affordable and quite close to the city centre. The hotel is comfortable and the staff are friendly. The on-site bar is a good value and has a good food selection and lots of different drinks. The room is standard but it is clean and does its purpose.
The hotel is certainly in need of renovation (however we heard that work is about to begin) our room is slightly cold as the heating didn't really work too well. The breakfast also didn't have a lot of options but it does the job

I couldn't figure out how to get the shower to work, the controls didn't work the same as other hotel showers I've seen.

The room was almost as cold as outside and nothing like the picture of the room I booked.
The staff were ambivalent, after finally acknowledging me they found a key and simply pointed up stairs with a brief summary of which way to go.
It was ramshackle with building works, material & tools propped up next to the tiny room.
With the square metre-age being mostly bathroom & closet.
The wall heaters needed bled, the tiny storage heater, full bast only manage to keep the room slightly above freezing & one of the towels was simply scrunched behind a heater.
Worked late, at work at dawn & needed sleep… but there….I woke every few hours from cold. It was a terrible place.

Easy access to the bus stops into Oxford and a lovely walk along the river into Oxford.

It’s a good location for my needs
The hotel stairs were filthy. Although the bed was clean and comfortable, the room was generally very poor. There were signs up apologising for ongoing work but this was not mentioned on booking. The radiator was broken and the decor was in terrible state

Excellent location in Iffley village. Staff friendly. Breakfast was adequate, the full English breakfast produced unusually in halal style with bacon replaced by turkey rashers and pork sausages by chicken sausages

Surrounding area was nice as the river was close by and the views were beautiful.
We get that the building is old but my oh my what a horrible place . As you enter the foul smell pinches your nose straightaway . Staff was just a random person you see on the street , looking scruff not presentable at all , went there at the reception no comunication whatsoever , well we made the payment and sent us to our room. The room was small but that was not a problem , the problem was everything else .The bed was a small double , very wobley , the mattres reshaped while you move and as you move to the edge you would fall down . One side of the bed was against the wall and my oh my that wall was full of stains and who knows what on earth were they ,disgusting. The sink was in the room and not in the bathroom and patched up with a cello tape, everything in there was a hundred years old ,not clean ,filthy . A nightmare to spent a night in .We were told by the staff that the curtains were never clean in 5 years or more , dusty ,stains all over .Well that was a night to remember . And as for the breakfast that was including with the room we didnt even consider of having breakfast there .
And one more thing , advertise the hotel as a bangladeshi one so people would know and have a choise and not taken by surprise . I would never go back and ill make sure none of my friends and family go too. It was a rip off .

Easy to get too and parking was available.
The restaurant looked nice, but I did not use it.
The building looked good from the outside, but inside, everything looks outdated.
This included the bedroom (for me) and the cupboard room had a damp smell.
The shower was not very strong, but did the job (big bathroom though).
Breakfast only starts at 8:30am, unfortunately, I had to leave at 8am, so had to miss the breakfast, pity because I had a long day in front of me, and was looking forward to eating a good breakfast before having to leave the hotel.

The location and access to the venue of the party I was attending locally. The Tree Hotel is a beautiful building and if properly presented would be a beautiful quiet place to stay in Oxford.
The room was very cold. The heating did not come on in the morning. I was very cold and there was insufficient bedding. I had to listen to the loud sound of the boiler all night which prevented me sleeping. The light came from the landing into the room from the top of the door and underneath the door. The breakfast was not an English breakfast. The bathroom was clean although the shower apparatus could have been much cleaner. I had no idea how to make contact with the staff during the night if I'd had an emergency. £110 for this stay was completely out of order.

The decor was really tired with chipped paint and peeling wallpaper in my room. There were marks on the walls where things had been removed or replaced with just a lick of paint without making good. The communal areas were quite shabby. My room had a large bathroom which reminded me of a public toilet. As soon as I entered my room I could smell damp, probably coming from the bathroom which was.accessed by going down three stairs. The building was lovely once with a nice garden in a nice quiet area. It was obvious there's been no money spent on it for years, it was like going back to the 1970s.

The room wasn’t what you’d call clean, with dirty stains on a very old carpet. The door lock was not secure so that it moved when you turned the key and it wasn’t fitted properly. The tv remote was held together with tape, and would not operate the tv properly. The room badly needed decoration and was tired looking. The sink taps were old and incomplete with one not having the hot or cold label on it. The bed was very old as was the mattress.
The bar downstairs was very old and was in serious need of updating and decorating.
Everything about the place was old and in need of repair.
I did not enjoy my stay at all and couldn’t wait to leave.
My room definitely was not like the one in the photos.
I’m sorry to feel that I have to make an entry like this, but I couldn’t find anything to praise and I wish I did because writing this doesn’t give me any pleasure at all.

This hotel was in prime location for the event we attended with good parking.
This hotel needs a complete restoration and bringing up to the 21st century. The rooms me and my family booked were poorly decorated, holes in the walls, wallpaper hanging off the ceilings, the paintwork had not been refreshed for decades. The beds were old and seemed like they would collapse at any time. This was generally the feature throughout the hotel and bar areas.
The breakfasts we had consisted of boxes of cereals and juices, no problem with that but the hot breakfasts were cold toast, rock hard poached eggs, runny scrambled eggs which we declined to eat on our second morning of our stay.
