Being in Mary’s house is like stepping back into your childhood days when you’d stay with your granny - sleeping on a comfortable mattress with soft pillows, swaddled in clean, chintz sheets and waking up to the sound of laughter and a hot breakfast sizzling downstairs.
Mary is a warm and charming person and we very much enjoyed our chats with her. She is very open and accommodating and a wonderful cook!
The room is comfortable and has everything you’d need. Don’t let the idea of a shared bathroom deter you - we never had to wait to go and it was always clean and fresh.
Nothing!

Nice spacious room, plenty of bedding and a kettle.
Access to kitchen would have made it better, and there is a particular smell to the house and bedsheets, but they were all clean.

Mary was brilliant, couldn't do enough - the vintage style of the property is definitely a big plus, along with the animals 😀

The moment I left.
Unfortunately, my experience did not match the expectations set by the listing.
In addition to the presence of dust (which I’m allergic to), I encountered several other issues that made the stay uncomfortable:
a noticeable smell of dog,
cobwebs in several corners,
an old, very small, and uncomfortable mattress,
and most importantly, the bathroom, which was advertised as private, was actually shared.
Due to these factors, I decided to leave the property early and opted for alternative accommodation that better suited my needs.

Mary was an excellent host! She sent us constant messages about arrival times, making us feel welcome, and our tea and breakfast preferences. The house had traditional and original decor, a beautiful garden with fragrant flowers—one of the best welcomes I've ever had!

It was very pleasant with great facilities and very comfortable beds

Very cute and cosy - quirky but in a charming way. Mary was made to be a hostess - my friend and I managed by ourselves but she would have absolutely jumped to help us in any way necessary. Convenient bus into the centre of the city.
As other reviewers have mentioned, it is not a private bathroom, it is shared between a couple of rooms. Not an issue for us but worth being aware of

Breakfast was Scones, Rolls and Tea / Coffee. This was well prepared and presented by our host. Breakfast was delivered to our room by our host, Mary at a time to suit.
While a shared bathroom is not a major problem there was only one serving four rooms. There perhaps needs to be the addition of a seperate toilet and/or another bathroom/en-suite in one or two of the rooms.

The information provided on Booking.com about this Bed and Breakfast is inaccurate and unclear. When I booked this stay for myself and a friend, I was under the impression that breakfast would be included, given that this is listed as a Bed and Breakfast. There are photos of the breakfasts offered and it was not clear that I would need to pay a higher rate to receive breakfast. When I inquired about this shortly before my stay, Mary notified me that breakfast is not included, and that it is not even available at this moment. The breakfast was only one small issue among a number of others.
Upon arriving, there was an immediate and intense odor of urine throughout the home. When we entered our bedroom, the smell followed. There were urine-looking stains on the bedspread that appeared to be from an animal (based on the location), large cobwebs in the corners, and dirt around the windows and floors. It looked like the only thing that had been cleaned in that room were perhaps the sheets under the bedspread.
Our room showed that it would have a private bathroom, but we discovered that the bathroom was in the hallway and accessible by the other guests. My interpretation of a private bathroom is that it is only used by the guest booking the room, which was not the case here. Our room also showed that we would have a balcony, which we did not have. My friend and I felt extremely uncomfortable in our room, as we were concerned about bedbugs and the unsatisfactory sanitary conditions. We immediately left and booked a stay elsewhere for a lower rate, closer to the city center, and with an actual private bathroom and clean space.
After leaving, I contacted Booking.com to alert them to my concerns. I expressed that I felt uncomfortable speaking with Mary about the space due to the conditions and concern about she might respond. When I finally did message her to request a refund, she was rude and accused me of being "villainous" in my descriptions.

The room was just what we needed for the night. Close to downtown, easy to get to for my first time driving on the left. Parking on the street was a bit intimidating. Mary was lovely. I wish we had more time for a conversation over tea and biscuits. The house was nice and quiet.
Nothing, really. Just thought we should mention that other reviews mentioned breakfast. We were hoping but not expecting it to be included. We found a lovely place and it all worked out for the best.

This place is from another time, if you don’t mind a few cobwebs on the lights, dogs and chickens this is the place for you. Mary is fantastic and will bend over backwards to make your stay comfortable. The accommodation is straight out of bed knobs and broomsticks with metal frame beds with big duvet covers and throws with large old wardrobes and display cupboard in all rooms. Massive breakfast with scones, cakes, cereal and a huge fry up.
It was about a 20 minute walk from town, but it suited us because we were on motorbikes and Mary allowed us to lock them in the back yard.

Great spot. Close enough to the city and to where we wanted to be. Really great communication with warm and friendly host. Clean comfy beds, warm well ventilated homely rooms. Lovely breakfast, lots of choice of fruit pastries and cereal. The kids loved freshly made pancakes and the owner, Mary. We are looking forward to returning soon.

Mary is a really welcoming host. The lavender on the pillows was a nice touch, and I appreciated the variety of choices of tea. We got there very late and was happy to found several restaurants still open just 3 blocks walking distance.
The shower run hot and cold, literally, alternating every 12 to 13 seconds. I timed it so I can figure out when to step back.

nothing. Its not a Hotel as written, its a poor b&b in a family-house, where mom rents the old childrens rooms
all very scruffy, furniture very old, one bath for all the rooms/house, windows so old that they cant be opened, dirty.
Extremely much too expensive. Sleeping in the car would have been better.

Warm hospitality, wonderful breakfasts, delightful conversation, and information regarding points of interest. Interesting conversations with other guests.
Mary was a very engaging, articulate person who enjoyed talking and listening.
The bus waiting was but a few minutes from Brackenberry House. Very convenient, reliable, and economical transportation.
Traditional decorating. A glance back to an earlier, more genteel era.
The bathroom had no grab bars. A little bit of a concern for an old man.
I was unaware of how many other guests would be there. It would have been helpful, and being able to anticipate late night sounds and bathroom gavility sharing times.
