Horrible- I’ve never experienced such poor customer service & property management. It took 3-4 hours to get try & get checked in, at that point I was told that the deposit was 250 rather than 100 which had been sent to me directly by dream apartments but they haven’t updated their info. This situation was dealt with so poorly that I didn’t end up staying & lost all the money for the booking. I was told to go stay in a different apartment to what I booked also. I work in hospitality myself and I would never dream of treating anybody like this or handling situations so poorly. The negative reviews are reflective of the genuine experience. Please avoid

We had a horrendous experience from the very start. The staff were extremely hard to get in contact with, reading messages and not replying, and took ages to send us our code through for the apartment while we were standing outside in the rain , even though we had contacted them more than an hour before our arrival! On booking.com it says a security deposit of £100 is needed but in actual fact it is £250. Once we got inside the apartment we noticed it absolutely stank of tobacco.
We had to document the whole apartment on arrival as there was so much damage to it. door stop was broke off wall , table was scratched, three holes in the fridge, smoke alarm ripped off the wall , photo frames broke and bent, handles on bedroom window ripped off, wires hanging out of the wall, hole in radiator, microwave not working, and worst of all the tap in kitchen when turned on shot water up towards the ceiling . The apartment was dirty aswell , old onions lying im cupboards and food and tinfoil still in the oven from the last person who had stayed in it.
5 days after check out we still had not received our security deposit back and staff again, were extremely unhelpful and hard to get in contact with. In the end we had to contact booking.com to get it back.
I think its an absolute disgrace that this company is still running and continuing to take money off people. Not only was the apartment unsafe but stinking too!!

Blood going up and down the hallways of places and the carpet and everything in it is awful.
My daughter and my partner wanted to stay over Xmas for a few days. Safe to say Xmas ruined because of them. this places doesn’t look this nice and clean in person.
Staff unhelpful and ignore you when text and call.
Tried to get our deposit and money back… it took them weeksss and apparently every time the excuse is “ we are doing some work to the apartments “ eeee no your not bunch of lies.

Subject: Formal Complaint and Demand for Refund – Unacceptable Accommodation and Service
Dear Sir/Madam,
I am writing to make a formal complaint regarding our stay at Belfast Dream Apartments, which was completely unacceptable and resulted in our trip being effectively ruined.
We arrived at the property at approximately 15:30 on the day of check-in. Upon arrival, we had no key and were required to call reception to be checked in. Instead of providing us with proper access, we were placed into an apartment that had clearly just been vacated and had not been cleaned or prepared.
The apartment was in a shocking condition. There were signs of drug use and multiple stains in both the sitting room and bedroom. This was distressing, unhygienic, and entirely inappropriate for paying guests. After being placed in this room, we attempted to contact reception for assistance. We called over 15 times with no answer. After waiting approximately 45 minutes, we eventually had to use another couple’s phone as reception was not answering our calls.
It then took approximately two hours for a staff member to attend and provide us with a key. In total, we were left for almost four hours without proper accommodation, despite having paid in full.
After eventually being moved to a different apartment, further issues arose the following morning. We contacted reception from approximately 11:00am onwards to ask for assistance with turning on the hot water, as there was no hot water available. Once again, our calls were ignored. When we eventually got through, we were repeatedly told simply to “press a button”, which did not resolve the issue.
We attempted this multiple times and continued calling for help. Our calls were ignored again. After calling approximately 15 times with no response, I was forced to take a 15-minute taxi journey across Belfast to attend reception in person at around 4:00pm.

Nothing - it smelled, the door was kicked in, the toilet wouldnt flush, pee stains in bed, marks on walls, back door could not be locked and someone tried to enter the apartment. Customer service was horrible. AVOID AT ALL COSTS

The shower door fell off prior to getting in to use it, the TV didnt work to which they moved us rooms and that TV also didnt work. Balcony doors arent lockable, walls are filthy. Carpets are disgusting. Give it a miss.

Location into city centre
I was mislead before arriving at this property. The images on booking.com tell a nice story of a nice looking apartment, however this wasn't the case. I was made to pay for my stay before arriving at the apartment, as well as paying a £100 security deposit for damages. Upon arrival, I was disappointed to learn that the apartments are nothing like the photos. Several damaged items, stained carpets, and a strong smell of smoke let down the property. It has also been 16 days since I checked out and I have still not received my security deposit; a matter which I am escalating through booking.com, and am close to filing it as fraud. The host is no longer responding to my Whatsapp messages, after verbally telling me before my stay that I'd receive the refund within 72 hours of departure. Extremely disappointing and disheartened to know that there are people out there who scam hard working individuals who are just looking for a nice weekend away in Belfast. I wouldn't recommend staying here by any means.

The receptionist was rude and took an over to check us in so we had to sit and wait in the car until we were given access, even though I had confirm later check in, stated parking available but there was not and I was ignored twice when asked on the phone and via WhatsApp, The tv was broken, the blinds were broken, there were smashed walls and paint stains on the wall from previous damages, not all the radiators worked, the glasses had cigarette ash in them in the cupboard, the shower was dangling with no shower head holder, there were no tea towels or anything in the kitchen. Really disappointed

First of all, you’re required to pay a £100 damages/smoking deposit via bank transfer, and the stay itself is paid through Booking.com (DO NOT PAY VIA BANK TRANSFER). I’ve already requested a refund through booking.
When we arrived, the entire corridor smelled strongly of weed. In the apartment, the balcony door had been left open because the living room reeked of cigarette smoke, and the blinds were damaged.
The worst part came in the middle of the night. My girlfriend woke me up saying she was getting bitten. When we turned the light on, we found bed bugs crawling around the bed. At 2 a.m., we immediately left the property and contacted Booking.com to report everything.

It was stressful to get access to the apartment. When I arrived there, I had to ring and was contacted on WhattsApp and a security deposit was demanded before access ouuld be granted. Eventually, after having paid (it felt like being extorted) a security deposit of €125, I was given the access code via WhattsApp.At the time, I didn't give my IBAN to facilitate return of the security deposit because, I had genuine concerns that I was being scammed. I left the apartment in clean condition. During the following week, I sent my IBAN and asked for return of my deposit. I still haven't received my deposit or a reason for non refund despite requesting either. The property itself was reasonably good but the issue around the deposit spoiled my experience and I would caution against staying there because of it.
Would it be possible for booking.com to intervene in relation to refund of the deposit please?

Nothing, wouldn't let us get in for 4 hours after check-in, dirty, fire alarms hanging out the roof, patio doors smashed and wouldn't close or lock and had an adjoining balcony to the next apartment. Rooms disgusting, bathroom smashed to bits, dishwasher disgusting and smelled, cooker smashed to bits. Had to find alternative accomodation do not go there at all!

Disgusting apartment I’ve been all over the world and this is the worst place I’ve stayed in. It smelt of smoke and the room was smashed to bits and on the last day realised the mattress was upside down so turned it round to find it dirty and found bed bugs. On top of this they ask for £100 😂 a room like this shouldn’t have a deposit and if it does it shouldn’t be through a WhatsApp message asking for bank details very shady way of doing things. DO NOT STAY HERE

There was nothing good. We are a family with a toddler. Smoke and vomit smell everywhere, floor was dirty and smelly, toilet seat has come off. Next room people kept going out and coming back in till 4.30am with loud noises. We couldnt sleep. So we booked another place for the second day and checked out early after the first night. Had to carry bags to the 4th floor, no lift available. No parking as well to unload, had to carry luggages across the road.

This property was run down and was not clean at all. Dirty marks on walls, greasy marks on kitchen area walls, dust around skirting and picture frames, grime around corners of shower, broken shower head, rips on chair and sofa, really dirty remote control, door handle on front door was loose. In addition, there was an overwhelming smell of cannabis in the front corridor when we arrived (which I reported) and one bedroom smelled like tobacco (a smell which seemed to come from downstairs). No toilet roll provided. I reported this when we arrived, but none was brought to the apartment at any point. The carpeting in the corridors in the flat and outside the flat were the dirtiest I have ever seen anywhere. This place was horrible.

The standards of the accommodation was very poor! From broken blinds, dirty apartment, next to no cutlery including crockery. The smell of weed constant. Bed was hardly made and uncomfortable with shocking pillows. Dirty bathroom, kitchen and living space! It was certainly not a dream apartment!

Initially bring told I had to send id and £100 before I could even get the code for access..The appointment was not clean at all, the noise from the neighbours was ridiculous that my partner was unable to sleep..when the same noise was starting the next evening I made contact with the company who ignored my message..we had to sleep in the living room due to the noise, the sofa bed was broken and disgusting, therefore we had to bring in the mattress to sleep on...will never be back or recommend dream apartments

Stayed here before every other time was great however this time the apartment smelt of smoke, the coffee table, curtains rails, tv, and frames in the hotel were all damaged. The washing machine was covered in food and the kitchen looked uncleaned. No kitchenroll, washing up liquid, ect was supplied with the full kitchen

Had to wait for the hosts to contact us, before we could pay a deposit via bank transfer, so they would release the key code for the door and key collection. Contact wasn't made until after our check in time.
When we arrived at the apartment at first glance the apartment appeared great. However, during our stay, it was evident that this was not the case. As our hosts Beehosting of Dream Apartments are aware we’ve had numerous issues with our most recent booking. Including, but not limited to:
We requested an additional bed at a cost of £25. The extra bed was not fit for purpose. There were at least 7 springs missing from the ‘bed’. It was incredibly small and the mattress was not suitable. The bed is not suitable at all for an adult. We requested a refund for the bed and asked for it to be collected as we would not be able to use it. This never happened. The response from beehosting was simply “We are so sorry to hear that and just sent your comments to our manager team”.
We then tried to watch TV, however there was no remote control, so no way of turning the TV on. We contacted beehosting again to ask where it would be, or if they could provide a replacement, and we did not receive a response.
We were pleased to see that the apartment had a small balcony. However this pleasure soon disappeared when we discovered that the flat was not secure because the patio doors do not lock. We requested that they send someone from maintenance to look at the issue. However, we received no response.
By lunchtime of our second day we had filled the dishwasher - with the limited amount of plates, cutlery and crockery provided. However when we came to turn it on, we discovered it did not work. We downloaded the operating instructions for the appliance, but still had no success. Again we contacted beehosting and they did not respond.
The stove was damaged, I’m not sure it was safe to use.
There were damp/sticky patches in the lounge carpet. We have no idea what they were, but not pleasant to walk through.
There are numerous errors in the listing with many items listed just not in the flat or broken.
We have requested our £25 refund numerous times, without success.

Please avoid at all costs, I wish I had have read the reviews properly. To check in, you must call their reception to gain the access code. After 2 1/2 hours of calling, there was still no answer so I had to book alternative accommodation last minute to ensure I had a place to stay. Then at 11.30pm that night, they emailed me through the details on how to check in. Within this message, they ask you to bank transfer £100 deposit first. Many reviews have stated how hard this deposit is to get back. Absolutely ridiculous customer service. Other people were also trying to gain access without any luck. Wish I had have read the reviews on this as it seems to be a common problem.

On arrival the apartment smelt of staleness, doors were closed, cleaning had not been completed and vacuuming clearly not done. Toilet seat was held on by one screw and unable to contact the hosts. Appalling and I have contacted the hosts once I have left and still waiting for a response.

The property was worn, smelt of stale smoke, the smoke alarms were disconnected, there was no tea towel or anything to dry the washing up, the bed was uncomfortable, the ‘toiletries’ was a bit of liquid soap, no shampoo, there were horrible stains on the carpet and so on and so on.

The location was excellent. The rooms were big and spacious. After reading some reviews I was a bit worried but we realised there were two locations in Belfast. We stayed in the Lisburn Road and it was perfect. Deposit was returned in full the day after we left. To avoid any hassle with check in I was in contact with reception a few days before and paid the deposit and gave proof of ID in advance. We received the codes via email the morning of check-in there was no problem at all with check in.
Unfortunately we had booked 2 penthouse apartments but due to maintenance we were temporarily given a 2 bed. That day I found out they had resold the penthouse. I am waiting on a partial refund for this. However the rooms were pretty much the same( just no balcony). Another thing I would reccomend is to have full length mirrors in each bedroom as some of our group had these and some didn't. This made it awkward ro get ready.

The apartment was okay. It was clean and within walking distance of most places, which I enjoyed.
I did not like the fact that I had to pay a deposit and then be told I would get it back 3 days after my stay, only for a month to go by and still nothing and don't bother emailing them they won't respond. So, don't stay here unless you're willing to lose £100. Also, I did not like that the doors were on hindges, so they did not stay open and also the fact that the bedroom did not have curtains. I had to make curtains out of the throw blanket on the bed. Also there was quite a bit of damage on the walls, and certain arears really needed some paint.
