Great location and a comfortable stay

It is just a short walk to the tower and sights of Pisa The room was was large with a comfortable bed and the continental breakfast was great.

The bathroom which we thought was en-suite was outside the room in the hallway that meant you had to pass another bedroom and the reception (unmanned at night) and breakfast room. Plenty of room to change in the bathroom but worthy of note. I’m not sure all rooms are like this.

We loved everything! The villa is beautiful Martina is so welcoming. There are stairs but these are manageable. We stayed in room 4 and the room was excellent. We had a great sleep! You are a short walk from the tower, there are beautiful restaurants down the side streets. The main town area is a short walk away or scooter ride. The train station is a short walk away which is great if you plan to travel to other towns. Definitely recommend staying here.

Martina was a wonderful host. Excellent position for a short walk to the learning tower of Pisa.

Although the place was lovely and very comfortable, our room was on the top floor with no lift, although Martina did help us. Good breakfast.

It perfectly for us and not far to leaning tower of Pisa also train station

People who arrive late in evening we can hear banging from upstairs and making noise like after 12 am so maybe need to remind like after 10pm please respect other people rooms like less noise

A lovely room but more thought could have made our stay much more pleasant.

The room and the bathroom were spotless with lovely facilities. The breakfast was very good.

We arrived after warning Martina of our delayed flight and the room was sooo hot that we were almost unable to sleep the first night. No one thought to put on the air conditioning even though our room was at the top of the house. Whilst there was coffee making facilities in the room there was no milk. Martins was polite but she seemed distinctly disinterested and was only barely present at breakfast time.

A really positive experience in a great location

Checking in out of hours was accessible and easy which was great after a long flight. Toiletries provided was really handy, and location to all attractions was great

Excellent host Martina warm welcome when we arrived earlier than planned,arranged taxi for us to the airport nothing too much trouble. Stylish comfortable rooms everything you could need for your stay. Breakfast very relaxed serve yourself from 7am with good selection. Great position to explore Pisa and for the airport.

In overall it was okay - rooms have a normal “house doors”, that you can hear everything happening outside the room, fx.

Charming and spacious green room

The location was excellent, and our green room was truly charming—very spacious, with a fantastic bed and an amazing shower. The continental breakfast was nice, and the owner was kind and welcoming. We also appreciated the thoughtful touches in the room, like complimentary coffee, cold water, and tea. The air conditioning worked perfectly, making our stay even more comfortable.

The only downside was that the room was on the third floor, and the staircase is quite narrow—so carrying big suitcases up was a bit challenging. Other than that, everything was great!

Great location and Fantastic host

The location was perfect. Ten minute walk to the tower and attractions on one straight road so easy to find. Less than Ten minute walk in the opposite direction took us to a little shopping district with shops such as H&M, Mango etc. Also the river front which was picturesque The host Martina was wonderful, constantly on hand if any issues and responded almost immediately by WhatsApp if any questions. Even offered to help us with a taxi to the airport on checkout. This personal touch really made this place stand out to us. Breakfast was light and consisted of pastries, cereal, fruit and yogurt. Again this was a nice little touch and included in the price We stayed in a standard double which was smaller but for three nights it was more than adequate.

Occasionally you could hear the trains going past but that was no issue for us as there were not many. They also don’t run that late at night

Location is near to the Leaning Tower.

Something was crawling in the sheets. The walls were dirty and the door offered no security. Didn’t feel safe around the hotel. Tried getting a refund and was only offered 50%.

Nice place to stay in Pisa.

Good place to spend the night when visiting the Pisa historic center. Martina is a welcoming and kind host that made sure to help us even if we arrived before check in hours. The rooms are ok and the fact that it's about 15 mins away from the attractions, make this a place to rest from the crowds and the noise. All in all, a place with good value, specially when compared with the ridiculous price of very similar places that are 5 mins closer to the center.

This is more of a note than an issue: the place does not have "parking in site" as indicated in the "facilities section". It does have several public parking spaces around the area that are quite cheap for the day (the only issue is that you need to get lucky during the day...at night you can find several of them). Also, the breakfast is quite basic when compared with every place we stayed in our trip through Tuscany.

Property didn’t quite look like a hotel at the start, but once in it does! Staff came to meet me & give keys. Staff were also helpful and got me a taxi the next morning

Bathroom was outside the room so very warm due to no air in there. But was private bathroom and only few steps away from my room so wasn’t that bad.

Great location for a one night stay

We liked how close this was to the main centre the staff were really polite and told us the best places to go. They were really friendly.

Unfortunately there was a strange smell outside of our room in the breakfast area which was very off putting especially when we were eating breakfast.

Very comfortable!

Smells very nice when you walk in, the expectation of cleanliness carried by that was met delightfully. Clean comfortable room! The lady that checked us in was very helpful and informative, they give out Pisa map printouts as standard to help you get to where you’re going. I was concerned about having a private external bathroom but it was so close and well appointed that it wasn’t a bother in the end. Also they give you a key to lock it so it is definitely dedicated to only your room.

Breakfast was disappointing, I give the kids cereal/toast and fruit juice when I can’t be bothered.

Breakfasts were a bit odd…a sort of buffet help yourself thing…but there is no staff about most of the time…just the occasional guy who checked us in & seemed to be cleaning rooms… so more like an airb&b which I guess is ok ?

We were given a warm greeting arriving late in the evening which was nice. The bedroom was very clean and comfortable. Bathroom also nice, roomy and very clean.

Unfortunately the air conditioning was very noisy in the bedroom and disturbed our sleep. Also the shower water did not heat up in the morning - even after running it a while - I didn’t enjoy the cold shower.

Pleasant stay in quiet but convenient location

Convenient location with a short walk to the Leaning Tower and main restaurants. Martina who checked us in was very pleasant and kindly allowed us to drop off our luggage early as well as providing a map and directions. Large room with comfy bed and cold water provided, which was a bonus! Breakfast was included and was as to be expected for self service continental. Overall a good stay.

A hidden gem in Pisa

Room was spacious, comfortable and exceptionally clean. Bathroom and breakfast room were also very clean and well maintained. Both were modern but also characterful. Wide range of breakfast options available, I liked the self-service machine for coffee/tea as it makes breakfast faster. Staff were polite, friendly and helpful, they even let us drop off our bags before check in time as we got there early. Overall Pisa is a beautiful city in itself but this accomodation made our stay even more special.
