The property is walking distance to many restaurants, shops, Promenade des Anglais, Old Town Nice and train station.
The hideaway bed, it is not as comfortable. The traffic noise, but I brought ear plugs & wore it and it helped. The floor is dusty.

Almost all facilities were much under expectation:
- the bed was a sofa bed with uncomfortable bed bottom with metal pieces you could feel under your back.
- the heater was functioning but there was no thermostat and it was or too cold or too warm. we found the solution of regulating the temperature of the water in the heater, but complicated to do
- toilet can be easily clogged if the flush is not pulled strong enough
- “vintage” kitchen
- room much smaller than expected from the pictures.
