Good value and extremely central.

Excellent location, good space and all the equipment required for a short self catering break. The property was well cleaned but was only just being finished at time of arrival so the floors were pretty wet in places. The cleaner herself was very helpful and had done a first rate job.

The outside space is a bit unwelcoming - added to by what looks like a water leak in the downstairs hallway.

Jan 2026 weekend stay

Great location, out of the mayhem but close enough to everything, comfortable and clean. Really easy to check in, information sent in advance. All round great stay

Unfortunately the people staying above us, unsure if residents or guests were incredibly loud.. stomping and running around at 6:30am and it was constant until we left for the day, we heard furniture being dragged around at 8:30am and gone 11:30pm. The first morning I jolted awake as I seriously thought there was a person in the apartment, you could feel them moving. Not sure if they were not aware of the amount of noise they are making or just inconsiderate/ on purpose. Maybe some noise reduction needs adding. The single pain windows were blowing a fair breeze through and I was freezing but brilliant heating installed I just really had to crank up the thermostat! Again this allowed alot of outside noise in. So if you want a peaceful sleep then this wasn't it for me, I had two very disturbed nights.

Sofa - bed mattress is quite old, needs topper or replacement as my son felt all springs and couldn't sleep, ended up sleeping on the settee.

Lovely apartment in central location

Location was brilliant, amenities and cleanliness of the apartment spot on and check in and out an easy process. Bed was comfortable and all just perfect for my mini stay with good communication with hosts throughout.

The only disappointment was the noise from other apartments but I was warned about that from previous reviews. I guess that’s the problem when a formal commercial property is converted so nothing can be done really.

Beautiful flat, great location but the beds in the apartment we stayed at were very poor.

Perfect location, easy access, beautiful bathroom, very clean . Great sized flat, good layout, nice kitchen.

The beds were very uncomfortable, all of them were worn out and we all have a sore back from it. The blankets didn’t fit the covers and the pillows were poor too. The doors have no soft close on them so they shut very loudly and because they are very heavy fire doors they won’t stay open either (this makes airing the bathroom very difficult , which has no windows and the extractor fan is poor. ). The kitchen has no frying pan, nor any basic cooking ingredients (such as salt, oil etc), so if you plan to cook need to bring these. The window handle in one of the bedrooms was broken and so you can’t shut the window properly.

Great place

Love the apartment, well laid out, comfortable beds, really comfortable. Lovely lounge and kitchen dining area. Very central.location and close to enough amenities. Just a great place to stay. The two staff we did meet were very friendly and helpful

Nothing really. Just a bit of difficulty with understanding the hearing and TV , very minor points and to be fair I didn't contact staff about it either.

A fabulous apartment with a great location. Ideal for a short Edinburgh break

The lounge was very dark during the day & night due to the lack of windows & the lack of lighting These apartments need more than one standard lamp & the very bright, harsh ceiling lights. An additional standard lamp in the opposite corner to the one that was there, so next to the chair/tv would make the apartment ideal.

Big apartment with all the amenities.

Large apartment with open living kitchen, dining area and lounge. Big bathroom. Separate bedroom. Dishwasher and washing machine. Good pub nearby. Close to tram.

Could hear noise from other apartments. Lighting was quite dim.

Great location

Excellent location. There is a Sainsburys about a 3 minute walk from the apartment and lots of options for food and drink nearby. Took us less than 10 minutes to walk to Princes Street and around 20 minutes to the castle. Slightly noisy on the Friday evening but nothing too disruptive. Luggage storage was brilliant and the tram to the airport is about 3 minutes from the front door! We were travelling with a 10 month old and they provided a cot for us which was great. Plenty of space in the living space for the cot and the cooking area is lovely.

No lift which was a bit awkward but we were aware there wasn't when booking

The apartment was spacious and clean.

I was not satisfied with the way the staff dealt with me, especially when they attempted to charge my card without any prior discussion. In addition, the sound insulation was poor — the apartment was noisy due to the street outside, yet the staff asked us not to make noise ourselves, which felt unfair.

Everything looks nice but a few things to be aware of especially if you are a lite sleeper!

I liked the space and big windows in the main room. It was a nice location, easy walking to many sites and restaurants. Modern and clean. It was nice to have a drying rack for our washed clothes.

You can hear a lot of outside noise as well as the people above you walking. No extra towels and why don't you have any outlets near a mirror to dry or curl hair? This is very confusing to me! Also every door slams shut and only one door stayed open. Is this a code thing? We stayed in 4 or 5 rentals while in Scotland and this was the only one with this issue!

Really enjoyed but felt there was hide costs

The apartment was lovely and modern. The locate was great.

Was not happy about having to pay £30 for some bed linen then already paid over £450 it stay there. Also there was no parking and it cost us £80 to park for two days.

Great central location convenient for Princes Street gardens

Fantastic location near to Princes Street. Staff were very helpful providing advice and discount codes for local secure parking. Clear instructions on access and location. Apartment had everything we could need for our stay.

Only negative was the mattress was a little uncomfortable.

Great Apartment.

Great Location and very comfortable apartment. Liked the stylish decoration. Very clean and well serviced.

We had problems getting into the apartment and there was a delay in getting through to the emergency line which was stressful. However, this aside we had good communication with the company for the rest of our stay.

The price seemed a little high. I booked it because it was close to a friend, so that was great, but I’m not sure I’d pay that amount again. We couldn’t find a book that told us how to use the washer, etc. a welcome manual would go far. Maybe add some ear plugs. The street noise went pretty late.

Great location. Nice large, modern apartment. Location was great, tram stop at West End a few hundred meters away. It was walking distance to the castle, old town, grocery stores, excellent Indian restaurant, and many pubs with music.

Check-in communication was a little disjointed. Tried to check-in early at 1pm to store our baggage but was told we could not. But the person on the phone forgot to tell us there was a storage room in the building where we could store baggage. This was frustrating, it was the cleaning crew who told us there was a storage room (so this was good) and we did store the luggage and the apartment was ready a little early, so not a big deal. A little difficult to get the shower controls working.

Malthouse has a great location. Having two separate bedrooms was great; it was clean. We loved having the laundry there. Using the code made it easily accessible.

The quality of the rooms was not equal. One bed was comfortable, but the bed in the room closest to the kitchen was horribly uncomfortable. It needs to be replaced. You need to get doorstops for the bedrooms. Doors were slamming closed all the time. The bathroom door also needs a doorstop. The door to the bathroom from the adjoining bedroom does not close all the way.

Great apartment and location, but loud.

Excellent location close to the centre. Very spacious with huge bathroom. Clean, hard wood floors. Access was easy and flexible with a door code.

I was in room 2 (ground floor) which is very exposed to the street outside. In addition, the windows do not block sound, so you can hear cars, footsteps, talking. I could also very clearly hear people walking on the floor above. Unfortunately on the night I stayed, there was a loud, constant noise outside (maybe a rusty sign swinging).

Good location. Cute decor

The bed was saggy and miserable. Mattress needs replacing. Towels skimpy and thin. No instructions on how to work washing machine. The worse thing was the host did not reprogram the front door code and we were left standing in the street with our suitcases. We used the intercom to inform them and they never called us back. Luckily another resident came by and let us in. The host never even apologized.
