Location was great and so was breakfast.
Television didn’t work after asking twice about how to fix it. Our hair dryer looked like it was from the 90s and it didn’t work then they gave us a new one that stopped working after 1 minute of use.

I appreciate one staff member was off ill but breakfast on first day, not great. We were there for quite some time about 40 mins before our order was taken and there were no pastries.

Care was made of the room presentation. The history of the building was reflected throughout and that added to the sense of style. The breakfast was buffet both with and without gluten options as well as a cooked option within the price. The hotel is very close to the central shopping district and yet it was quiet and felt residential and peaceful. All of the staff made the effort to interact and were responsive and keen to help.
Please be aware that whilst there is a lift, it is very small, which reflects the history of the building. Do not expect to fit a number of persons and their cases at one time. This was made clear by the reception staff.

The property is STUNNING, such a gorgeous period building. It felt really authentic to the area especially as we stayed for the Christmas markets. The library is an absolute show stopper! Our room was amazing and had everything we needed, the views were fantastic and breakfast was great as it was freshly cooked to order. The staff here are so helpful. The lady who checked us in was brilliant and gave us so many recommendations during our stay. The location is just a ten minute walk to the Jonny Walker experience and 10 minutes to dean village (in the opposite direction). We managed to get to everywhere we needed on foot. When we come back we will definitely be booking this hotel, could not recommend it enough!
The shower screen in our room could be a little longer to stop water ingress on the floor but it didn’t affect our stay as we had extra towels to mop up any spillage.

The hotel was super clean and it felt like you were staying in part of Edinburgh’s history. All the history provided about the house/build really made the experience. The view from our bedroom window ,over looking dean village, was amazing. Breakfast felt fresh. The bar was stocked with local drinks and the staff serving were knowledge about the selection and provided us with recommendation on drinks and things to do during our stay.
Overnight parking is 15 mins walk from the hotel but didn’t ruin the trip.

No cooked breakfast and extremely poor continental cold buffet.
Unfortunately everything. Room at top of stairs, no lift, no cooked breakfast and staff seriously lacking empathy, compassion and hospitality. Complaint not satisfactorily dealt with and more disappointingly that Head Office didn't even respond but forwarded it to the assistant hotel manager. I have stayed here before, many years ago, and have to say it has deteriorated considerably. I could add more but it may sound like I have a vendetta but honestly this is a true reflection of our stay, which we cut short.

The staff was so incredibly helpful and nice. Really. This is my first ever review, because I don’t really care about leaving it, but this stay was so exceptional. From the reception through the lounge to the room it was truly outstanding. The breakfast was nice. Not exactly for my taste buds (I’m a picky eater), but my girlfriend really loved it. Sadly me and my girlfriend only stayed there for 2 nights and we had to leave very early but staff gave us breakfast lunch boxes. The view was beautiful. We had a room on 4th floor with river view.
10/10, if we’re going to visit Edinburgh again, we WILL book this hotel again.

Location good, property is unique with interesting history. Bed was comfortable.
Staff - most (not all) of the ones we met were not well trained or experienced in hospitality. Several were eastern European which is fine but we had a communication issue with a misunderstanding of a breakfast order and felt they did not provide the welcome and customer satisfaction we've experienced elsewhere.
Breakfast was poor - quality and preparation of fruit was disappointing, fruit juices were poor quality. Big breakfast on the menu was rather misleading - one slice of bacon and one sausage but even worse was the quantity of beans and mushrooms, genuinely little more than a tablespoonful.....no exaggeration.

Breakfast all you could wish for from fruit to fry-up, staff ran to-and-fro for us and were very friendly all the time. Room sleeping under the skylight [Rm 119] was 'thrilling' - fell asleep watching the moon and the stars! Location was beautiful, tranquil, almost no traffic noise, handy for the bus and tram, walking distance to Dean Village, Water of Leith, Modern One and Two, Haymarket, city centre ... FAB-U-LOUS! And of course the whole building was classically beautiful, for example I just could have spent the days reading in the Library.

This was my second time here and I loved it again! The staff is great, you have a lot of options for (hot) breakfast and the room is nice and roomy. The view from the room was amazing, as I could see edinburgh castle in the distance and you can see Dean Village from the breakfast room. The area where B+B is in nice, close to the city centre, but very safe and quiet at night. Overall, I loved it and if I’m ever in the city again, I’ll probably stay here.
The elevator was out of service the second day I was there, so it was a bit of a walk up to the third floor, something to note for people who depend on the lift.

Room was comfortable and bathroom well positioned and well decorated. Breakfast room has a lovely balcony with a great view over the Dean Village.
The lift is small and very slow - I was on the 4th floor!
The bathroom is well fitted in but if you were having a bath, the soap was positioned only for someone having a shower. No hand held shower attachment and no bath caps. Breakfast room - the chairs are mostly horrible (with the exception of the Phillip Starck ones). The breakfast could have been more inspired with a better choice of yoghurts and the bread should have been fresher.

The breakfast was mean. We had a dog. We were told he would get a breakfast but it wasn’t offered. I chose breakfast porridge and then was told I couldn’t have anything else unless I paid for eat. The coffee from a machine was so sweet. My husband’s breakfast was a child size cooked breakfast. The supply of tea in our room just 2 bags and no choice. 2 small short breads. Adequate shower gel and soap. Lovely smelling shampoo and hand soap

A building with superb architecture and in an ideal location.
The staff were friendly, especially the evening receptionist, who also manages the bar. She even suggested we get a panini from the adjoining hotel to save the delay in her making one.
The NCP car park code that the hotel can issue saves money on nearby NCP parking.
I am sad to say the bland but clean double bedroom only had one chair and no curtains. There was a blind, but it allowed sunlight to enter.
Whilst there was coffee, there were only two teabags and no milk for two people per night. However, reception staff provided some after they were requested. They also provided a missing TV remote, after first searching for it in our bedroom and not finding it!
Breakfast followed in a similar vein, with only one slice of toast per guest, which came with the tea. A ten-minute wait for the actual meal followed. Also, on both days, we both ordered duplicate meals. But the first one had finished before the second one had arrived.
A problem was also created by yoghurts, fruit, or cakes being displayed in just twos or threes, and replaced by the same number. This resulted in a continuous shortage for the occupants of the twelve or so breakfast tables. It also kept the staff very busy in doing so.
Despite the above, I should add that the staff were superb, especially Chris, who was not only very informative and helpful, but who were just following management instructions.

The leaking shower, the broken windows that wouldn’t open on a very hot evening, the lack of sheets on the cot, the ugly and tired furniture, the uncomfortable entry to the shower and the very expensive price (290£/night)

Location, peace
1 bedroom. We were up in the eaves, and my husband was continually banging his head on the side of the dormer window.
2 Our shower mat was threadbare
3 Food and crockery on the breakfast buffet was often missing and was slow and often not replenished
4 As a party of six we were told we could not sit together at breakfast, even when we were informed they would re-arrange this. Fire precautions were given as a reason but it would have been possible to sit in the corner and not block anyone.

The room was spacious with great on-suite with excellent water pressure. The bed was super comfy with high quality linen sheets. . The views were stunning of Dean village! As an experienced traveler and someone who knows Edinburgh well, you could spend a lot of money on accommodation and not arrive at anything half as good as this well run establishment!

The room was lovely - had a gorgeous view, was super clean and the bed comfy. Plus a bath! Good breakfast, lots of options.
The bedside light didn't work. Nor did the phone to reach reception. Some of the staff/managers were discussing work matters within ear shot, eg you could hear them criticising other staff, telling them off, with no awareness that guests could hear. This was unpleasant.

The breakfast room is lovely.
If you don’t want a cooked breakfast the food isn’t great. Also a large group were standing around pushing against my table and staff didn’t do anything. That’s in contrast with reception staff, who were excellent.
