The guys running the place were pleasant and friendly. The hotel is in a nice location, around 25 min walk into the centre of the city.
The central staircase in the hotel was impressive. The beds in our triple room were comfy.
The breakfast was a bit disappointing, some hot choices would have been nice.
The hotel is obviously a very old building which is in need of some refreshing and redecoration. The grouting around the tiles in the shower of our bathroom was rather grubby but otherwise the bathroom was fine.

The beer we got in the bar was good.
The bed was broken (springs were gone) so my husband slept like a cheese doodle The shower was uncontrollable and swapped from hot to cold in a blink of an eye, did wake you up though.. And.. breakfast... International NOT! It contained bread, some pot yoghurt, pain a chocolate and some tired fruit. For the toast you could choose ham or cheese. On the Sunday.. they ran out of bread.. at 8am .I do feel sorry for the receptionist this morning.. Other then that.. a cute little hotel 20 min walk from the center.

The staff were very friendly and accommodating. Good location just a short walk to the main areas and the transport links.
The room was dated and shabby, poor water pressure in the shower, the window wouldn’t close and it was very cold outside. Very poor choice of light bites and ran out of the local lager. It has potential to be a great hotel.

Loved our stay in this beautiful hotel. Such friendly and helpful staff, particularly the Liverpudlian young man on the desk. We were at the top of the building so it might not suit someone with mobility issues but the room had a lovely view of the castle. Super location, much nearer to the castle, theatres etc than I expected. Clean and very comfortable. Will definitely book again.

Very big and spacious room with a lot of lighting. Aesthetics of the building and room fit very well with the city.
It felt like the room was half put together. The cabinet drawers wouldn't open without falling out of the slides and the bathroom drawers weren't finished with the dividers and parts just tossed inside for storage.

The hotel was within walking distance of all the places we wanted to see but was far enough away from the main busy areas to be quiet at night. All the staff were very friendly and helpful.

We stayed for two nights to have a full day in Edinburgh. We requested their on site parking that was nearby between buildings. The listing is accurate. The parking spot is tight for a small car. We were given the third floor. It is a hike to the top. The location is great for walking to visit Dean Village, the Castle, and the rest of Edinburgh. The lounge bar was good for an evening drink. The breakfasts were good.

I liked its character. It could be a real gem but it needs money spent on it. The staircase is lovely. Lovely friendly, helpful staff. Beds comfy. Great situation, a 10 m walk to Haymarket for onward travel.
No use for older people as there is no lift to the top floors. Continental breakfast very basic. Decor old and cleanliness poor. Over priced.

The staff were accommodating in obtaining a cab when required.
Our room was on the top floor, 3 floors up no elevator, the front desk attendant had a recent injury and could not bring but one light bag to the room, we are seniors and one of us had mobility issues. Not friendly to seniors. There was a musty odour upon entry to the hotel lobby. The location was a far walk from down town and the old town of Edinburgh making for a long walk or cab ride.

Very dated. Mould in shower. Breakfast was questionable. The fruit was clearly served in the same bowls as the previous day.

My room was in the basement. The bed was clean and comfortable. The room itself was grubby, the carpet sticky, the woodwork rotten in places and needed a good clean and painting. The bathroom was gross. While the toilet was clean, the floor was not. I have never seen so much mould in a shower. Breakfast, at £9.50, was basic. The whole place is run down, even the seats outside are too rotten to sit on. The pictures on the website are misleading. While it is at the cheaper end of Edinburgh hotels and we weren’t expecting luxury, we did not expect quite this level of neglect and mould.
Needed a thorough clean. Shower so grim I didn’t want to use it.

It was comfortable and quirky and the staff great.
There were no lifts and we were on the top floor which was 77 stairs to climb. The shower was falling apart and not much water pressure. The windows were held up with blocks of wood.

Everything about the Hotel was very poor expect the staff hospitality which was good, The beds were very uncomfortable and stained. The toilet has practically detached from the wall were it was mounted and moveable. Filthy carpet never been cleaned.
Not sure where the pictures on the booking.com website came from showing the beautiful rooms? It was all a scam!! If I can get some refund for pain & suffering it will be high appreciated. No sure, why Booking.com still has the Hotel on there website after the reviews?

Old worn hotel, given the last minute price I received this was fine- for desired following days the price jumped significantly and did not make it of any value compared to other hotels. The breakfast was expensive and very underwhelming. No elevator

Paid over £500 for two nights and didnt even include breakfast. Widow propped open with bits of wood. Bathroom dirty, towel rail not working and rusty, shower doors mouldy, no hot water, coffee and tea not replenished and cups dirty. Room 27

The room and bed size good.
1. Breakfast well below expectations, to the point it would have been better not to put it on and reduce room charge.
Not even a Continental , due to absence of any meat and only limp slices of processed cheese.
2. Quality of room furniture and curtains very tired and needed upgrade, especially at the price.
