I stayed in the hotel with my daughter and we loved every part of it. The hotel was a lovely family hotel and very comfortable. There was also a nice swimming pool. Views of the sea were lovely too. We were made very welcome by Fabrice and Charlotte and we really could not fault their hospitality. So much nicer than a large impersonal hotel!

Good location, although a car is a must (however there is parking with a charge).
The aircon in the room is not great (we also travelled in September) so it wasn’t the middle of summer and still found it very warm. Giving a fan would help this.

Our hosts were very welcoming and hospitable, our room had a little terrace outside with outstanding views down towards the pool and further on to the bay. A small bar with very good and well priced wine, some from Charlottes mother's vineyards. We enjoyed our stay very much. Like much of the area it is expensive but that seems to go with the territory. Nearby an excellent little bakery and cafe.
I don't have any negative comments.

Air conditioning didn’t work, extremely poor condition – the rooms require a major renovation. Extremely noisy as the property sits on the main road.

Good locartion at the top of the bay. Nice 20 min walk to the main town , but down lots of steps and paths. Swimming pool was great in summer and staff super friendly and helpful. Bedrooms OK, bit small and basic

The hotel is in a good location if you’re planning to explore the area by car, as it’s roughly halfway between Monte Carlo and Nice. The rooms are what you would expect from a 3-star hotel.
Some aspects could be improved, such as adding a small safe in the room. The pool area is nothing special, and on our last day the pool wasn’t working due to excessive heat. I would have expected a refund from the hosts, but instead they only offered a very small discount.

Is small independent hotel. Owners lives on site. Very warm and helpful.
The buses were frequent. We had a car. Col de villefranche is a strategic location, great for Nice old town, Villefranche-sur-Mer and further afield. However don’t expect to step out of your room and into the beach!!

A very quirky hotel! Individual and rather charming. Lovely fresh clean linen. Love the loo being separate from the bathroom, all beautifully tiled. Views from balcony are spectacular. Lots of space to sit & relax. Pool lovely.
Access tricky, lots of steep stairs. Lots more stairs down to the pool - but this steep aspect is how the views are so good! Some maintenance issues: top gate got stuck and no-one could get out - reception door locked shut and having popped out for croissants could not get back in! - no sign of anyone on reception to help and no-one buzzer or method to attract attention.
Enormous aircon units outside our bedroom window were really noisy (but v good double glazing).
More attention to external areas - sweeping, plant care, pressure wash the pool tiles and stairs perhaps. Pool seating a bit tired.
Lots of ants, including in the room.
I am being critical as this hotel is quite expensive, £1300 for 6 nights and not yet the summer holidays.

Our 4 person room was clean, spacious and comfortable with a beautiful sea view. There were some nice touches like sweets, tea and coffee. The beds were very comfortable too! There was no noise at night so we all slept well. It was wonderful eating breakfast on the terrace in the sun each day. The food was very good quality: a good selection of pastries, bread, fruit, eggs etc and the coffees were delicious. It was also great to have the bar for pre and post dinner drinks. The pool area was clean and spacious and there were always enough loungers for our group of 4. Location-wise, there was a supermarket and boulangerie a short walk away which was handy. Emilie was very welcoming and always ready to help - thank you for having us!
Although we could walk to the supermarket and bakery, it was a 25-30 min walk into the main town which could be a little far for older people/ kids. We made use of some of the local buses but mainly used Uber which was easy enough to get in high season.

A small boutique hotel with a great site that has amazing potential, and a great pool and facilities.
Our room smelled of mold, like an old humid basement… we first didn’t notice when we came in as the room had just been cleaned and smelled of cleaning product, but when we came back from dinner in the evening the smell was quite strong. Completely unacceptable for a 3-star hotel. Sure the environment is humid by the sea and we were in one of the lower (4-person) rooms that is set into the mountain side but that is absolutely no excuse for mold. I spoke to the manager and since the hotel was fully booked there was no alternative, which i understand. However, this room should not have been available for rent in the first place…
In general, there is a lack of maintenance of the property (broken lights, leaking toilets, dirty pavement, unfinished gypsum) and lack of the basics (the eggs at breakfast were over date (they floated in the boiler)).
I gave a 6 because of the view and potential but unless management seriously steps up their game I absolutely would not stay here again….

Our fault that the location did not meet our needs. Lovely room and social/pool area. Nice restaurant and bakery within walking distance.
Was very disappointed with the attitude of the gentleman owner, he became belligerent when we couldn't speak French, slamming drawers and yelling, "Why can't you speak French?" There were several issues that soured our stay.

The place is beautiful and the host, Emilie and her husband, are very friendly, welcoming and hospitable. We had a very nice stay and enjoyed the quiet location (although it is far from the city or the beaches), the gorgeous view, the delicious breakfast, and the comfortable and beautiful room. We would very much like to come back in the future.

The property owner Charlotte and manager Emilie are very friendly and caring. They took good care of guests and we felt like at home. The hotel well located between Nice and Monaco and has its own parking space which makes it very convenient if you travel by car. The room had amazing view of the sea from the top. The room was very clean and well maintained. I recommend it for an enjoyable and comfortable stay.

Pool was lovely, as was the breakfast.
There was dog poo outside of our room.
The plug didn’t work for the bath so could only shower.
The spa pool was cold.

I am afraid that the location is poor given that you rely on taxis in the evening and they are super expensive at least 20 euros to get even to the port of Ville Franche
I think that the pictures present a property that is in much better order the pool is very poor and lots of cracked paving. The rooms look nothing like they do no the website. It is very very dated and tired looking.
