Second stay in this property, different room. Great for what we paid. However 2 days before checkout a very unpleasant smell appeared in the bathroom, which had a cordoned off shower unit. We assumed drains. Wasn't management fault, as we only informed them upon leaving. Simple fault.
Drain issue, but these things happen on properties where guests pour all sorts and anything down drains...

Very comfy bed, large shower, spacious room
No sugar for hot drinks, I was disappointed to find no bath when my room choice specifically listed it, absolutely no human contact

Had great price for location and was easy to get too with good parking and local shops. Room was clean with lots of space and spare towels and amenities.
Was more like a hostel as they had zero staff and social spaces such as the bar and breakfast area were unattended with no real purpose.

I loved how easy checking in and out was, I didn't need to worry about checking in late or reception times as all I needed was the key code. Staff could be communicated with on my phone which I liked as well, as it felt more like staying in an air BnB apartment than a hotel.
The location was beautiful, with easy access to the Cairngorms and I loved that it was pet friendly. Having packets of Haribo, biscoff biscuits and lots of tea and coffee set out for us was a lovely touch too.
The mattress was a little old as I didn't like that I could feel the springs, but once I laid down it was comfortable enough.

It was warm and cosy with excellent bathroom facilities. And very good value for money.
The bedroom itself and the furniture was a bit dusty.

Old house with a ton of character. It's not a 5-star hotel but it exceeded my expectations for the price. Big, quiet room, toilet with bathtub, amazing garden view, and even a kettle and tea bags to make tea! But the best for me was really the interior. Breakfast was provided, even though it was not included and they had a coffee machine in the breakfast room.

Very good room, clean and quiet. The hotel is near the town centre so very convenient for local amenities.

Warm & comfortable accommodation in Kingussie, great location near rail station, very quiet, you could hear a pin drop, easy self check in and out, breakfast room with microwave and fridge, free cereal & pastries, coffee machine, excellent lounge for guests to relax. I will return.
More hostel than hotel, no staff, I had no interaction with anyone the 3 days I was there, but is that a bad thing ??

Not much
No reception, long winded key access. Room tired and dirty worn furniture.

Lovely place, really recommend for a hiking or skiing trip.
No food on-site, but there are restaurants nearby so it wasn't really an issue!

I stayed there last year for two nights in summer so I could see the area. This month I stayed for two nights in winter when I had a car accident in the snow and needed a lift there as it was somewhere to stay at the last minute.
It was very basic but it did the job
In winter it was not a good place to stay as it’s up a hill and dangerous to drive up and down in the snow. To get to the railway station it was dangerous to have to carry luggage down to roadside to railway station (especially after a car accident in the snow the day before)

Clean, warm, comfortable, and friendly staff that went out of their way to resolve a matter that was completely my fault. Thank you very much. Great place with a great price. Highly recommend.
Nothing, all good

Thank you for our stay. We really liked the cleanliness and facilities. The free breakfast was an added bonus
Can’t really fault it, maybe was just a little bit cold with the duvet

Good for hill walking. Experience consistent with price but have stayed before and will stay again.
Set back location off main road but easy enough to find

It's great value for money. The room (10 Garden Suite) was spacious - 2 beds, to little tables, 2 comfy and 2 normal chairs, a wardrobe and a mirror. Plus an en-suite bathroom. Yes, the decor is tired, but it's fully functional to stay somewhere for a very affordable price.
Downstairs is a decent lounge and a good sized breakfast room with tables. There's a also a tiny fridge which is ok for guests to use if you bring e.g. your own breakfast ingredients.
Parking is directly in front of the hotel, and you can easily walk to the High Street from there.
The complimentary breakfast we've received on the first day was an unexpected bonus! A bit of a shame this didn't work out for the next 2 days as stuff wasn't re-stocked, but I guess you can't complain about lack of something you haven't paid for!
I'd definitely recommend that you bring your own cutlery/crockery - there are some bowls, mugs, spoons, knives and forks - but they don't get cleaned regularly, and there isn't a sink to wash them yourself.
It would have been great to have staff around every day, even if just for a little bit - the bins in the communal rooms were overflowing and quite smelly after not having been emptied for a few days. And there were also no recycling bins - just general landfill bins.
Cleanliness could have been a tad better - there were some crumbs on the carpet in our room, but the bathroom, sheets and towels (i.e. the things which really count) were fine.
Check-out was a bit tricky - the code provided during check in didn't work during check out, so I had to call (as no staff is on site).
These are just a few minor points though, so I'm quite sure that we'll be back sometime.

The price was very low, but I understand that you get what you pay for. However, I inquired about hygiene and hot water, and the fact that my room, 2C, didn't have hot water for showering was unacceptable. I came to ski, and a hot shower is essential for both my physical and mental well-being. I've seen many reviews mentioning hygiene and hot water issues, and the manager replied in the app that these problems had been resolved, but the hot water issue remains unresolved. After turning on the water for a while, you might feel it's getting warmer, but that's an illusion; your skin has adjusted. When you switch to a showerhead, you'll find it as cold as the snow outside. I booked four nights, and after the first night, I was so disappointed that I switched to another hotel.
This is a self-service hotel with no staff in sight. The lack of hot shower water is the most critical issue. The mattresses are too thin, making the double bed in room 2C, which consists of two single beds pushed together, very uncomfortable in the middle. The toilet accumulates water around the toilet bowl, making it very uncomfortable to use.

Property was very warm and clean
Did not falter the stay. Just things a bit dated but absolutely fine. Bed was comfortable and rooms really spacious. Only one tiny thing. The small steps to the side of the property was full of old leaves but I did find a spade and cleared them myself. No issue as I was using them myself:)

We stayed in the penthouse which has a kitchenette. Great Spacious room with sofa, TV, dining area, nice views. The location is central within walking distance of local shops and restaurants and perfect for visiting the Cairngorms. Try the woodfired sauna at Loch insch

Survey Feedback
My experience before arrival was disappointing and has affected my confidence in booking with this property again. After making my reservation, I checked the hotel’s own page regarding pets and saw that dogs were accepted. At no point during the booking process was a pet fee mentioned.
However, when I contacted the hotel directly, I was suddenly informed that there would be an additional pet fee. When I queried this, the staff member I spoke to was unprofessional and dismissive, which made the situation unnecessarily stressful.
I was then told there would also be a cancellation fee, despite the Booking.com listing clearly stating free cancellation. This inconsistency between the information online and what the hotel communicated was unacceptable. It felt as though the receptionist may have confused “fee” with “free,” but regardless, the responsibility lies with the property to provide accurate information and treat guests respectfully.
Overall, the lack of clarity, the incorrect information, and the poor attitude from staff created a negative experience before I even arrived.

The location was fine, and the accommodation was comfortable enough.
There is no Wi-Fi available in my room, and I was unable to do work in the evening. The kettle did not work, so I was unable to make coffee. There was no one on site, neither staff nor owners, to assist with this issue.

The room was really big and compared to the money it’s really worth. The bed, red carpet, bath tub everything thing felt a royal feeling. They have parking facilities as well.
They didn’t provide enough milk and sugar.

Great location lovely view from window
No staff. No hot water. Severely lacking in facilities. Felt like staying in a haunted house, very creepy. Outdated. In need of a deep clean and updating/refurb. Carpet worn and very dirty, bathroom dirty. My son was very upset and didn't want to stay there, neither did I but had booked tickets for the wildlife park and couldn't afford to book anywhere else. Definitely won't be back and wouldn't recommend it to anyone. Didn't feel safe as main door open 24hrs, also the cctv cameras inside freaked us out abit. Have stayed in hostels for cheaper that were better.

Beautiful, perched on top of a hill with fantastic views, lots of cute little wild bunnies hopping around in the yard.
The only thing that wasn’t great was that there was construction happening on the building during the day but that’s really a non-issue since you don’t go somewhere just to stay in the room.

Location and cleanlinessa
Beds lacked comfort. Insufficient number of pillows, thin and Insufficient pillows that were present. No shower gel in shower. Milk in communal coffee machine was rotten and thus was the case for more than 12 hours. Welcome pack was Insufficient to meet even basic needs, sweets were so old they had melted into each other and were disgusting. No fridge in room. No real facilities beyond kettle. Rooms were clean but drafty. Was like staying in a poor quality university halls of residence. Staff did not answer the contact number until the morning of.departure and we saw no.staff at any point during a 3 day stay.
