Location and breakfast.
Staff inattentive, miserable, very poor service all round from check in to leaving. Dirty mattress in the car park, glass broken in the window in the room, bathroom radiator filthy looked like urine stains. Holes were filled in on the walls and not painted looked shabby. Wardrobe nob fell off in hand when opened. Was asked to call the night porter to gain access after 11pm which we did at 11:55 he was rude as we had woken him up, came down to let us in wearing just boxer shorts and didn’t speak just stormed off ahead of us.

The room was across a flooded car park. The room was claustrophobic and over hot even with windows open. It all seemed a bit ‘tired’ and in need of an update.

We loved the characterful room across the courtyard to the Inn. The dining room was lovely for both dinner and breakfast.
Evening meal was delicious and relaxed.

The pub is ideally located in Oakham town centre. The rooms have recently been tastefully upgraded. The dining and bar areas are comfortable with open fires. All staff were friendly, helpful and responsive. There was an interesting breakfast menu and portions were very generous.
It was difficult to find the car park without specific instructions and post code from the pub staff. Whilst the room was very comfortable, the door didn't feel very secure and you felt somewhat exposed to people looking in and so it was necessary to have the curtains closed the whole time.

Car Park was tricky to find … room was chilly as Radiator needed bleeding so got screwdriver from car and bled radiator … radiator in bathroom didn’t work at all but main one, once bled was sufficient

Lovely period property with the rooms in character with the building, it was clean with quality bedding and condiments, breakfast was also a highlight.
Not a dealbreaker, but the TV worked and it was big enough to see, and there was parking on site.
The pub was also lovely inside with a great choice of food and drinks and a cosy atmosphere.
It was all great.

Hotel was located perfectly, The pub was lovely and welcoming, all the staff were great. Great breakfast.
Rooms were not clean and very disappointing. Cob webs, grout missing and a filthy fan just a few things to mention.
Not sure if there was a staff room above our room but there was loud creaking floorboards from people walking around before 6am

Our room was at the front of the property it didn’t have black out blinds and the street light shine in the room all night.

The food and service were excellent. Made to feel welcome and management were at pains to confirm closing time and an emphasis of keeping noise and fuss to a minimum.
The room was above the bar and overlooking High Street so you'd expect some noise. Given the point made by management earlier it would be alright, right?
However, when an owner of the venue decides to reopen the bar, play loud music and hold loud conversations to rise above the music and continuing until way past midnight could be construed as quite inconsiderate to paying guests.
The room and bathroom itself were large enough. The bathroom didn't have a bath (not made clear so best to check) and the shower, whilst hot, lacked power.
The room itself was not as a good a standard I'd have expected for the price asked.

The room I’ve stayed in a couple of times most recently Dec 25 on a business trip . The mattress is old and was uncomfortable . Made noises when in bed sounded like old springs disturbed sleep .

The location is perfect, shops and restaurants on your doorstep.
The hotel has a lovely vibe. Warm , friendly and cosy with the roaring fire.
Our room was small but comfortable. The shower was great.
All the staff were very friendly.
We arrived at 3pm to be told there were no parking spaces! We had to park the car out at the front of the hotel in a one hour parking rule only. We had to keep nipping out to make sure we did not receive a parking ticket! A parking space did not become available in the hotel car park, we were lucky we did not get a parking fine ! You do state free parking and that’s what your guests should receive.
Breakfast took 40 minutes to arrive. It was just warm and dried up… looked like it had been left under heat for too long which was a shame because it would of been delicious had we received it when it was freshly cooked.

Lovely room and beautiful food, both in the restaurant for dinner and at breakfast.

The location in the centre of Oakham was ideal. We were in rooms to the back of the building so it was really quiet. James and the other staff were very welcoming and professional. The food was really good. We had dinner and breakfast and both were equally tasty.
