I was not clearly advised BEFORE committing to the booking that renovations were on-going. Keys did not work on arrival as the electronic unit on the door was in pieces. Temporary reception desk was not always attended. Waited 15 mins to check out. Dusty and barren.

The staff are wonderful and an asset to the hotel .
Unfortunately very run down though was told being updated due to new management , I’m an ex Burnley resident and years ago this hotel was the most beautiful place . The building is stunning and has fantastic potential when it’s been totally renovated .

See below- The Breakfast Muffin or sandwich, which was best ever! Needs adding -with a choice of different fillings- to the Dinner menu.
Also the staff were fantastic.The lady from Farnworth and her daughter were lovely, going out of their way getting me my favourite Tea-`Yorkshire.` Again this tea should be added to room provisions as standard. All in all, slept well and a Fab getaway! Dog was n`t a problem either and room more than accomodating.
limited food available on dining menu.Not the best choice at Dinner.HOWEVER, Got to be the best Breakfast muffin ever! Thought i`d have a change in the morning and forego the full english,for a breakfast muffin or Barm with bacon and egg on it.Just what the doctor ordered, and i recommend you make this more available,say at dinner, only with a choice of fillings- it would have gone down well(literally).

We were very disappointed with our stay :- our bedrooms were to hot and the radiators wouldn’t turn down so we had to use fans in one room three fans
The plugs didn’t fit in the holes so couldn’t have baths there was only two plug sockets in each room
One bath had to be cleaned out as there was pubic hair in it
The door keys on one room kept running which was a problem having to go back to reception
And we were going to be charged five pounds a head for swimming with 12 in our family it would have worked out very expensive after a little moan it was agreed to not pay as I had paid in full before the hotel had changed hands
I have stayed there twice before and I was very disappointed with the extreme difference.

Our room was really comfortable and the bath was exceptional. Breakfast was the best we have ever had and we were looked after at breakfast by Dave who deserves a very special mention for the service he offered us on behalf of the hotel.

I booked a room with 2 beds and was put in a double room
The base of the bed was broken and on looking at the base saw the mattress and OMG, filthy
The room smelt and there was no complimentary toiletries for price
The pool was ages and tiles broken. There’s an added fee to access the pool now £5 per person
The bathroom was dirty and the shower tricked
Moved to a room with 2 beds and it stunk of damp dirty washing
Bathroom in second room was dirty with no complimentary toiletries.
The whole building needs to be updated as it’s shabby, warn and dirty

The restaurant was decent with a very hard working and friendly waitress.
The interior is very tired. Beds need new mattresses. There was a bucket in the corridor collecting dripping water which looked like it had been there a while.

While swimming in pool a lady poured in a liquid from a jug with warning signs on, so had to leave pool immediately. Also extracharge for pool didn't make sense...we had to change door card every night as it wouldn't work.

Being told at checking " there no restaurant open to night because no one was checking in ! So had staff issues sent kitchen staff home" I looked at my friend as we checked in and said

There was a memeber of staff called Dave who was incharge of breakfast, he was truely a gent and gave us some amazing recommendations of places to go visit. The breakfast food itself was also good. There was also the lady -did not get her name who was working on the Sunday 21st and Monday 22nd who was also very nice and served me a lovely G&T. The night porter gave us a bit of history about the actual building too.
The actually building itself is grand and the main lobby os very pretty.
The pool area is nice and the staff managing this were nice too just ashame we had to pay when on booking.com it states it is free.
The place is very run down, leaks everywhere and a panel on the window in our room actually fell down on my hisband, luckly it was only plastic. The bath leaked which was annoying and there was a repair of just masking tap which seemed silly and did nothing. There was no mini fridge or safe in the room which I would expect as a standard.
On booking.com it states that the use of lesuire facilities including the gym, pool and sauna are free if you are staying there however we were told we have to pay per person for the use. This was a bit cheeky in my opinion, as it seems they had new management who changed this, well in that case make sure booking.com is up to date. Luckly the price was not too bad and was value for money in the pool etc but we only used those facilities the once due to it not actually being included.
Lastly the place has a resturant and the night we wanted to have dinner we were not able to due to there not being enough staff on. I understand this can happen but we had traveled back from our day out to have dinner back at tje hotel especially. Would have been nice if they had let us know especially as it was literally just us and one other couple in the whole hotel.
Its a shame as I think this place has a lot of potental and history but it feels very much like they have no money and would not be suprised if this place goes under. Some other staff I feel lets the place down as well. Some were very friendly and one lady at reception on the Tuesday, Wed and Thursday when we checked out had no interest in our stay at all, mininmal customer service, just a thank you when we checked out and that was it. Same for the guy on the bar on the Tuesday, he very much looked like he did not want to be there and again minimal customer service.

the room was clean and comfortable with every thing but a fridge
as a dog owner needing a room we were located at the very rear of the hotel at the end of a long corridor which felt like we were underground it a small window with no view and little natural light It was a long way to take the dog for tiddles especially in the night

It is a good location and great gardens etc. I loved the stained glass window.

Overall I probably would plump for a Premier Inn if I was to stay in Burnley again.

The staff were super friendly and helpful. There was a leisure club with a pool and sauna, etc. Sadly, we had no time to use them, but they looked good.
The basin sink drain was a little clogged but the staff were very grateful we told them saying they wouldn't know these things unless guests told them - so only a small negative.
