Excellent breakfast (diverse, good quality, fresh smoothies, child seats) and spacious breakfast room (option for room service); enough parking space even for a minivan; big balcony with table and chairs ; confortable pillows; large family room and bathroom, big dressing; good cleaning; well equipped room (small fridge,coffee machine with tea/coffee, boiler, hairdryer); enough towels (often changed); warm indoor swimming pool (great for kids); beautiful outdoor pool; indoor playground next to the restaurant (ideal when you have kids); outdoor playground for kids; tasty food at restaurant for both adults and kids; wonderful roof bar with sea view; available bikes to have long riding by the sea ; good location (5 min away from shopping centres, 15 min away from Viareggio (where there is a huge park with play areas for kids, free beach and a brand shopping walking area); 1 hour from the Pisa Tour; 1h30 from Florence; 45 min from La Spezia to visit Cinqueterre); lift; nice decoration, beautiful lobby area with available computers; good wifi; gentle staff; nice walking areas around the hotel, even a tennis court; good sound isolation; the music from the bar is not loud in the evening and outside lights turn off by midnight for a good sleep. The checkin was easy. You have light blocking curtains for a good rest (especially for kids siestas).
To access the sea you have to cross the street and then you have to pass through the gate of nice private beaches (no free access to the sea). Off season, we didn't pay to go to the sea (but we couldn't use the transats). If you want an open beach, you have to drive or to ride a bike. When you arrive sandy from the beach there is no foot shower at the hotel gates to take the sand off. Some plugs in the room might be reviewed. Might be useful to have a small step stool for kids to reach the tap.

one more coffee machine at breakfast is essential. a microwave in the rooms would be handy,

Wonderful stay, very welcoming and helpful staff, we got upgraded to a better room on arrival. Super nice food in the restaurant, we had a lovely conversation with a man serving us. Breakfast area not crowded and with very nice choices of different types of food and drinks and nice music. Bikes available for guests and quite good quality. Super lovely surroundings, lots of greenery and just across the street from the sandy beach and lots of restaurants.
The only thing I could complain about would be that there had been not information that the rooftop bar/restaurant were closed due to the renovation works - we truly had been looking forward having a cocktail while watching the sunset...

The facilities and location
The hotel needs to be renovated, the bathrooms are very overused and old, same with the furniture.
Also cleanliness is not that wow, they clean fast without checking. They dont swipe the floor or anything they literally make the bed and remove the trash thats it. No changing of tissues, floors arent cleaned.
