great location, TLC and clarity needed on what property your getting
The location of the property was brilliant right next to tram stop and a few stops from city center.

The pictures are very deceiving. The listing is for multiple property's around 74 photos over all with the first 46 photos showing a much better furnished home and garden area then what we had. The sofa was tiny and uncomfortable only seating two at most. The garden also had a good amount of the bark missing from the garden leaving majority of the tarp underneath exposed. The kitchen could have been better equipped. overall the property needs updated furniture and some tlc down stairs and in the garden, to meet the standard of the other properties shown. we booked on the belief that we would be staying in property to the standard shown in the first 2/3 of the listing.

In general the whole house was good, had all the amenities you need along with on property parking and in a good location to walk all around Nottingham.
The big thing that let this property down and really lowered the score massively was that all the beds are extremely uncomfortable the mattresses had no support and felt like the springs had given up completely, the sofas where also uncomfortable. when you go away the main thing you do in a property is sleep and all 4 of us could not get a good nights sleep on any of the nights due to be beds being that bad.

Fantastic location - close to city centre and station as well as a local park and convenience store. The 2 bedrooms suited my family and I who stayed there.
The cleanliness/state of the walls and floors in most rooms were not up to a standard I would have expected. Also, although we did not use it due to the weather, the garden was not a space I would have wanted to spend time in if we could. Some astro or a paved area would have been more pleasant and some nicer outdoor furniture. Finally, we did not cook any meals in the kitchen, (only used to make cups of tea and for breakfast for my 2 year old nephew) but the utensils and pots etc were very sparse.

The property itself needs a lot of attention. As soon as we entered we were greeted by an unpleasant smell that we could not locate or get rid of. The kitchen was ok, the front room was not suitable for a family of 4, it has the most uncomfortable sofa that seats 3, the other person either has to sit on the wooden bench or bring a mouldy chair in from the garden. The tv has no freeview channels, just used for streaming only, and the bracket has been fitted so the tv faces the floor. Bedrooms have very ‘soft’ beds and therefore not great for backs, the slats have been taped back together and the sheets were stained. The bathroom was ok but the floor/skirting is stained in places. The house gets very hot too and there are no fans and it’s too noisy to leave windows open at night. The smoke alarm went off twice upstairs in the middle of the night for no reason. Although this property has parking which is a benefit, it’s very tight and made even worse when the neighbours block you in and park opposite the drive. The area itself is not great and I wouldn’t feel safe walking about after dark or letting my children(teenagers) go to the park unattended. Don’t be fooled by the photos, the decor has been patched and needs a full redecoration.

Can't park 2 cars
Location was a 30mins walk from restaurants and bars.
Had confirmation that there was parking for 2 cars this was not the case unless they were both small compact cars. WS advertised as having 2 bathrooms, only had an upstairs bathroom Nd downstairs toilet.No dishwasher tables so had to purchase my own and had to wash saucepan before using as it had food stuck down the outside. Also notified ow er that the toilet sear in downstairs toilet was not secure.

Nice house in a quiet area, parking in front of house is a big plus. City can be reached by foot or tram.
Great location (walking distance into town, also the tram station very close), Parking space directly in front of house (in a safe area), 3 small but separate bedrooms, communication and check-in procedure was quick and easy. We would consider booking again.
The garden and front were bit of a mess; we did collect a bit of rubbish and cigarette ends. Someone already mentioned the Nespresso machine, but no capsules (maybe state that in the info before arrival, then one could bring them). And we were 5 guests (5 official beds) but only 4 chairs to eat in the kitchen.
We were only there for a short stay, so it didn‘t really affect us much.

Good Location, Home Comfort Levels Could be Improved
The location was quiet, really good & quite close to town and with good transport links. Around 5 minutes on foot to the train station. Having a parking space off-street was a big plus.
Host very pleasant, and was quick to respond when I raised a few issues.
The advert for this property, isn't 100% accurate. Whoever rent's it out has multiple properties in the same location.
There are 69 photo's shown, so you have the living room from one property on there (Looks a bit better furnished than where we stayed) Our property was further down the pictures, and is poles apart in comfort.
Felt a bit misled, as you'd be expecting the same standard across all properties. The property we stayed at had two 'occasional' chairs which were very uncomfortable, you could feel the four chair legs digging into you when sat on them. Sofa not very comfortable either, but OK compared to the chairs.
Could do with a bit of TCL overall, there weren't many forks in the cutlery draw and a damaged plug in the living room.
The TV was buffering when we tried to use a streaming service on it. The four of us had to disconnect from the Wi/Fi for it to work.

Disappointing but had some positives
The house had free parking and was an easy walk to the big Sainsbury's etc and having access to two bedrooms with the option of a double or two single beds was helpful and having a bath for little one.
The oven was old and incredible slow to warm up. The sofa was the most uncomfortable sofa we've ever sat on. Needing to feed my baby became a challenge because there was nowhere comfortable to sit

Comfortable house in a great location, everything was clean and worked, the photos and description are accurate and I had a good stay. Would stay again.
House could do with some maintenance such as a coat of paint and the shower head holder repairing. Hosts forgot to ask for a deposit until I was leaving.

Horrific experience
Nothing. The property was awful, dirty, furniture was broken and one bedroom was not usable within the 2 bedroom property due to 2 broken twin beds.
The sofa in the lounge was completely unusable and dangerous with sharp metal sticking out of it and all springs gone. A complete traumatic experience staying here.
I have attempted to contact the company to look at a refund for this stay due to us not being able to use one bedroom or the lounge and the filthiness of the property and was offered £31. This did not even cover the cost of the cleaning which doesn't happen anyway or the 'non refundable damage fee' which again is not used as plenty is broken in the property. Beds and sofa included. We were travelling for a family event with a baby and this whole experience was awful.

Comfortable, clean and a good location. Its in a quiet area but close very close to the city and an easy quick walk to the tram if you dont wish to drive.
Staff were not very polite and caused more of a hassle, can defintely be trained more in customer service especially when already receiving payments.

Beware you get what you pay for, property needs a lot of attention, patio doors did not open like previous comments and it was never addressed whilst we were there despite mentioning it, beware this isn’t a booking directly with booking.com and they’ll charge a £50 no refund deposit, despite all the issues being on their side. It was a nice enough property but the pictures are old and do not depict the true property

The location within the city was great and also the fact that we had a space for parking.
Also the cleanliness was good.
The building, its equipment and furniture are of basic quality and show quite some wear and tear, despite the building being relatively new.

Disgusting property and service
Absolutely disgusting property, bedsheets were stained as well as cracked walls dirt stains on walls and carpet. The prooerty pictures are desceptive as its in a rough area of nottingham.

Lovely houses in good location.
Houses are in good location near to train station and the city is in walking distance. Also, few meters of accommodation is tram stop with service every 10 min.
Despite fact that houses are very well located there is very complicated check in service. You need receive link to pay deposit and check in. To check in you need complete forms with many questions. All this after fee for accommodation in paid same time with booking.

For the plus points. Parking. Close to town. Washing machine. Tea and coffee. Downstairs loo (although the seat was broken).
Designed for pretty photographs rather than practicality. Mirrors in the entrance way would be better replaced with coat hooks. The large dust covered plastic plants in the living room take up the space where comfy chairs could live, which could be used to sit around the coffee table for holiday conversation instead of sitting Simpson-like, four abreast on the sofa
The décor is ‘tired’, with holes in the walls, chipped paintwork and stained carpet and unidentifiable grime on the walls. There was an open can of G&T in the bathroom. Some of the saucepans needed cleaning before using them and dishes in the cupboard had been put away wet which is a breeding ground for bacteria.
We had to hoover the dirt off the sofa bed. The fabric was ripped and stained and very uncomfortable. We looked for the bedding for the sofa; apparently under the sofa or in the wardrobe. Nothing. We were told to recheck. Finally on day two of three days we were asked to check under the double bed. I had to haul up the double mattress to look. To be fair, there was the bedding; you really couldn’t make this up. We had dragged one of the upstairs mattresses downstairs to make the sofa bed tolerable but this had exposed the state of the mattress which wasn’t pleasant. If you like a hard mattress, this is not the place for you.
The dining table was in a tiny nook. We had to move the sofa to the far end of the room to allow diners to squeeze their way onto a hard wooden bench. There is no light above the table so you are dining in gloom. The clock above does not work. We were only given crockery and cutlery for four so the dishwasher had to be run after every meal. Bring lots of dishwasher tablets! In fact, bring rinse aid and salt as these were also lacking.
There is a HUGE tv but you cannot watch terrestrial TV, only catch up and streaming.
The outside space could have been lovely and looked great in the photos. Unfortunately, the weeds had taken over and the BBQ grill was in need of some TLC.

The online photographs were obviously taken a number of years ago.These houses need some care and attention. The carpets are filthy, place needs repainted. The kitchens are stocked with mismatched crockery and cutlery - some of it not very clean. For a house that sleeps 5 no24 had 2 pint glasses and 1 wine glass - no other glasses. Lounge furniture is uncomfortable. TV in no23 only works if you sign in to a service you already have - basic channels are not available. The garden of 24 is overgrown with weeds.

This property does not look like the photos. Do not be mistaken by photos taken when the property was presumably first listed. It is riddled top to bottom in filth and the house is falling apart. It DOES NOT have a sofa bed. It has a hard sofa which lays flat, but this by no means a bed. This has also not been cleaned in months, maybe even years.
I complained to this property and booking.com - they did nothing about the fact they falsely advertise. I had to seek a refund via the bank.
I wish I could upload all the photos for all to see but I can only select a few - utterly utterly foul.

This property was perfect for the length of visit we had, really comfortable beds, and easy location to get in and out of the city, felt like a friendly neighbourhood.
The only thing worth noting was number of glasses in the cupboard was a bit short, there only seemed to be 3 in total, we ending up using mostly mugs for drinks and would have been really useful to have a baking tray for oven cooking.

House was lovely; great location, had allocated parking, rooms were good sizes, beds were cosy and other facilities were good (TV, washing mahine, iron, vacuum, hair dryer etc). Nice and warm esp during this cold winter streak. Communication was excellent, too. Would repeat staying here.

Quiet location and very clean house.
Very clean and warm on arrival. Parking right outside front door. Located near to tram stop, 2 minute walk. Problem with internet but was quickly resolved after contact with owner.
A proper settee instead of a sofa bed in the living room. Only 1 wine glass. Pictures on website refer to several houses not just the one we booked. Central heating boiler lost pressure resulting in cold radiators. Some obvious wear and tear in some areas.

Self Check in & check out was very easy. Public Transport was very easily accessible & was very close to Nottingham train station.
Beds were very comfortable.
There was only 2 of us but if there had been more guests there wasn't much sitting area or enough cutlery or bowls.
Being close to the tram system it did get quite noisy, which you especially noticed at night.
