Lovely jungle stay close to some good restaurants and central to all the Ubud attractions.

Loved the communal area… made for a lovely space to reunite with family from all over the world.

Beautiful stay with amazing staff

The staff were so attentive and answered any messages immediately. They were so kind and we felt very safe in the villa. We loved all the plants and greenery surrounding the property and the pool felt very clean. The rooms felt clean and the staff coordinated with us to come in and clean when we were out. The location is great as it isn’t too close to the loud busy streets but close enough to walk to shopping stores.

Loved it!

The property and facilities are beautiful! Even though you feel like you’re in a secluded oasis, you’re only a short walk to Ubud centre, and we managed with 3 kids. There is a pool bar across the forest and the music plays in the afternoon/night but we weren’t bothered.

Chill vibes

Staff were fabulous, location was also great, pool and jungle view absolutely lovely. Great open air villa.

The villa is looking tired - needs to replace some sheets, the canopy in the main bedroon is ripped; and the railing leading up to the main bedroom is broken (which was a bit dangerous). Some of the art in the kitchen is also looking a bit sad. The main bedroom had an infestation of ants on the bed and canopy and therefore we couldn't sleep in there.

A slice of serenity just outside of city centre

Beautiful and peaceful villa with all the necessary amenities. A short walk into town and surrounded by plenty of food options if you don’t want to travel far. Waking up to the sounds of the jungle was amazing. The indoor/outdoor living provided and authentic Bali experience. The pool was divine and the pool club across the valley did not disturb us (we were travelling with children). Would stay again 100%

Beautiful place, wonderful hosts.

Beautiful location, wondeful warm host, great breakfast. It really is a wondeful place. Bathrooms amazing and bedrooms were great, live living in the great outdoors.

We were aware of this before booking, opposite is a very noisy club, loud clubbing music from about about 10am to 11pm. As we were on trips and travels around we didnt mind, but if spending a whole day in the villa would be annoying. That said the place is amazing.

The worst stay in an accommodation my life

The living area and 2 of the bedrooms

The Master Room has old timber look, but the smell of old mould made my stay very unpleasant, photos look beautiful. The smell I could not stand so I cut my stay by two nights . Also just my husband and I who spelt in the master room got very sick .

A Gem of a place in Ubud

A Gem of a place In Ubud. Beautifully decorated, calm oasis just a walk away from Ubud centre. A perfect place to come back to every evening. Gusti our host made everything so easy.

Nothing really - it was lovely. If there was one thing is that the kitchen needs a bit of updating but who cooks in Ubud with so many amazing places to eat and also food delivery available.

Mama Gusti was truly an amazing person with a beautiful soul!

The Villa is simply amazing! What you see on the pictures is what you get. The location is quiet and peaceful outside of Ubud’s main busy streets. That said, it is very accessible and easy to go to the main streets of Ubud and there are cafe’s nearby. Mama Gusti was such a lovely person! She arranged many activities for us during our stay with local friends. She even arranged the taxi drive to Sebatu Holly Water with Putu (a driver friend) and we ended up having a private guided tour as well as a praying ritual experience with locals. Mama Gusti makes this Villa worth visiting!

Villa is as advertised in the photos, very pretty and clean with a sort of modern take on a classic Bali style. we liked the location, close enough to the action of Ubud Center but far enough that the street felt more relaxed .

A comfortable, tranquil place to stay.

Cooked breakfast was tasty but limited options. Location quite good, a 10 minute walk to main part of Ubud. Host friendly and helpful. Villa has a lovely jungle view and feels peaceful and isolated. Decor is pretty.

No cushions on deck chairs so these aren't very comfortable.

The property was gorgeous. It was a lovely setting in amongst the jungle.

There is a school over the other side of the creek, meaning that during school days noise carried across quite easily at times. The staff sometimes engaged with us over breakfast a bit more than we would have liked.

We loved our holiday in Villa Niyamas. The Villa was really beautiful and Gusti (the house keeper) was super friendly and helpful. We organized our trips through her, which was perfect. The breakfast was also great. She is such a sweetheart and surely helped to make this stay as comfortable as possible and one to remember.

Amazing, memorable and we will return.

The villa is very traditional, with modern comforts and a relaxing vibe. The amazing, and very private, back garden overlooks a rural setting and is perched on the edge of a valley with a freshwater creek. An abundance of flowering trees and wildlife compliments the villa. All the beds are of a high quality and very comfortable. The pool is clean and inviting. The location is perfect as one can walk into the heart of Ubud, but the villa itself is in a quiet back street away from the hustle and bustle. Across the road is a venue that hosts regular ceremonies, and we enjoyed the gentle sound of the balinese music in the evenings. The friendly staff were a delightful surprise and the breakfasts we were cooked were some of the best Indonesian meals we had on our whole trip. We would love to return to Villa Niyamas, and will also recommend your place to our friends.

Nothing, we loved everything. Travellers should note that there is some building works across the valley that can be heard during business hours, but for us, who are in the construction industry, we had no issue with this impacting our enjoyment of the stay, in fact we felt right at home.

Stunning and deserves 5 star

we liked absolutely everything about the property! it is stunning, peaceful, exactly as shown in the photos and more. In addition the care taker “Gusti” is amazing, she made sure our stay was comfortable at every level.

Nous avons passé un séjour globalement très agréable dans cette villa. L'équipe est sérieuse et professionnelle. Les petits-déjeuners étaient bons, conformes à la description. La villa est très propre et bien entretenue, ce qui est très appréciable. Sa localisation est un atout, malgré quelques bémols (le bruit/musique lié au clubs environnants). C'est un bel endroit, idéal pour explorer les environs.

Petit déjeuner cher et pas super Trop cher pour la prestation : beau mais pas tout confort Équipement sanitaire bas de gamme (jet faible de douche, ...), plusieurs ampoules grillées (miroirs salle de bain, piscine ne s'éclaire pas, ...) Environnement bruyant, avec un club Med juste en face Loin du centre à pied, mais déplacement en voiture compliqué car la ville est toujours saturée de bouchons !

Su limpieza y amabilidad, y sobre todo la atencion del personal. Esta a 20 minutos andando del centro de ubud.

Te avisan que hay algo parecido a un beach club con musica cerca, pero s nosotros no nos molesto el ruido.
