Location of villa was close to a wonderful and cheap convenience store and restaurant.
We were extremely disappointed with our stay. From the moment we arrived, things went downhill. Our driver couldn't find any staff on site, and we had to wait around 10 minutes before someone showed up on a scooter. The staff were not overly welcoming nor accommodating and there was no positive energy or hospitality throughout our stay.
The instructions provided were unclear and unhelpful. When we entered our rooms, we were immediately hit with a strong smell of mold. The rooms did not appear clean — there was visible mold in the sink, the showers, and even on the ceiling. The smell made it extremely unpleasant to sleep at night.
Throughout our stay, we repeatedly asked the staff for assistance with a lockbox that wouldn't open, but they showed little interest in helping us and were often dismissive.

really like the location where the pool overlooking the rice fields, beautiful rooms, everything else was excellent. I really recommend the place. we had a fabulous stay even if just for a night.
there’s this patio at the ground level, a bit slippery, my sis in law had fallen when she took a step supposedly to take pictures but ended up on her bottom instead. i think it was the morning mist so the ground patio was a bit wet and it became slippery but otherwise everything was great.

The location and the villa were both stunning. It truly felt like a spot of paradise, especially after visiting Ubud town. I was surprised to find the unique layout of the house, which is open air, all except the rooms. With that and the beautiful furniture, the stay was fantastic. There were also several restaurants to choose from. The staff was polite and helpful.
The only things I didn't like was the breakfast and the abysmal internet. The cooking was poor, though I know they tried there best, and there was minimal options. The internet was spotty at best.

The place needs a bit of a makeover or tidying - mouldy shower curtains, basins, old towels, sheets that didn't fit the bed, etc.
The toilet stopped working upstairs.
Breakfast was ok - not fantastic. Pancakes very thick and stodgy. Better go for Indonesian food.
I could not work out how to turn the lights out, some instructions on check-in would be good. This meant because the windows didn't have curtains, it was bright in the bedrooms all evening.
No offer to help get around - via car or bike. We sorted it ourselves next door at another villa or used grab.

This was our first time in Bali, and we chose to stay in Ubud to truly experience the authentic beauty of the island. We booked this villa on Booking.com because it looked stunning and immersed in the jungle — and while the pictures were beautiful, seeing it in person was even more breathtaking.
I arranged our airport pickup with Jimmy, the villa owner, and Gusty, our driver, was absolutely fantastic. Not only did he pick us up, but he also became our tour guide during our stay, showing us all the best spots around Ubud. He really knows his stuff and made sure we experienced so much of the area. What a lovely guy too — thank you, Gusty, for being the best driver and tour guide we’ve ever had! You truly made our stay unforgettable.
The villa itself is incredible, with four beautiful bedrooms. The villa staff cleaned daily, made our beds, prepared breakfast every morning, and even washed our clothes! I’ve never stayed anywhere as wonderful as this.
A big thank you to Jimmy, the owner, for such an amazing stay. Your villa is breathtaking, and your staff is exceptional. I highly recommend this villa to anyone visiting Ubud!

Overall size was huge. So many rooms and furniture.
Kitchen not hygienic. Food material not properly stored. Sauces bottles don’t look safe to use and all breakfasts were made out of them :(

Except for the friendly staff, it was a very bad experience. Immediately upon checking in we submitted a request to Booking.com that we would like to cancel the booking but no one ever responded.
The place was full of lizards, cockroaches, spiders and geckos. My kids were so horrified they refused to stay here but due to no response from booking.com, we were forced to stay there. the kids couldn't sleep all night. Since the villa is completely open the whole kitchen benchtop was full of bird poo when we woke up in the morning.
Also, we had communicated our dietary needs well before booking the property and I was assured of a Vegetarian hot breakfast. However upon checking in they didn't know what vegetarian option they could offer. I had to explain how to make cucumber tomato sandwiches and some french fries to get a decent breakfast.

its in the 'jungle' of ubud.. open living room open kitchen area.. so you need to be aware that there might be some animals inside. super quiet area
of course as it is open and there are animals . its hard to keep everything really clean but yes was nice & worth the stay

The view of the ricefields was excellent. The living area and pool were amazing. Thee staff was helpful, they got us a car for the day to go around ubud.

There is no coffee and tea making machine + lighting some of them do not work + the refrigerator is shared + lack of privacy in the place and entering the rooms after closing them with the key and reopening the closed rooms after you appear from the place and closing the adjustment and lighting + the internet is very weak + the toilet is not clean + breakfast is not very satisfactory + there are many insects I

This is a spacious house in a beautiful setting. Extremely good value for money. It looks like it’s incomplete with the build. Some sort of empty pond around the entrance. Cleanliness was a 6-7 out of 10. The breakfast was average. Noodles with too much black pepper, you couldn’t taste anything else. No options for Tempe or tofu with it had very little veg. I would definitely stay here again but eat out.

- Two toilets did not work. We asked to fix it but they broke down again.

- At night the entrance is a bit dark and some of the statue lights don't work. It would be more beautiful if it would work. Also the pool area at night is very dark.

The Villa itself was amazing. It was even more stunning than the photos show. It was clean, well equipped and had everything we needed for our stay. Beds were comfortable, air conditioning worked well and showers were the best we have had on our travels.
Short drive to downtown Ubud. Would be a lovely walk if the weather allowed.
The staff were friendly and helpful, and the breakfast was lovely.
Jimmy was also fantastic, he organized day trips, taxis and transfers for us whenever we needed. He was very responsive on WhatsApp for any questions or problems we had.
I would absolutely recommend this Villa for a group in Ubud.

it was all amazing, the staff was so nice and you could ask anything from the manager and he made it happen like massage right at the villa or renting scooters or a driver. breakfast every morning was good and got to choose yourself what time.
unlimited supply of drinking water and ice. daily cleaning if you wanted. totally recommend the place!!

The host, Jimmy and his staff greeted us at the front and show us to the private villa.
My in-laws meet us there so it’s a family gathering for our little ones 2nd birthday. We got the in villa BBQ it was really nice, didn’t have to go out for dinner.
Also my daughter loves the pool so it was great.😆
Ants all sizes everywhere and the all different types of 🐜 insects. But it’s what the family wanted to be out with the nature.😅😅
Also if the living area have aircon will be great , but at least all bedrooms has good aircon.

Lack of customer service: No greeting, no check in procedures, no one available to ask questions, unprofessional.
Significant cleanliness issues: Towels don’t smell fresh, sheets appear unchanged/stained/dirty, drain grates filthy and full of hair, fridge not clean, benches not clean/crumbs, kitchen chopping boards black and covered in mould, floors stained and filthy, dining chair cushions mouldy, upstairs bedrooms smell smoky, breakfast supplies in fridge not covered and unappetising
Maintenance issues: No toilet paper in one bathroom, two toilets didn’t flush, black mould growing on all upstairs ceilings.
Notes about the property: Staff reside on site in a room next to guest room with open windows. Staff alarm woke us up at 5:30am. We could smell them smoking, hear them spitting, and hear what they were watching on devices. Their dog followed them into the villa and sat in the kitchen and dining area during breakfast. It wasn’t clear from the photos that all living areas are open and exposed to the outdoors which we didn’t mind. One of the downstairs bedrooms has large open slats which let in insects, sounds and smells.
Staff attempt to deep clean: It took 5 staff over 8 hours to bring the property to an acceptable standard
After considerable persistent complaining about our dissatisfaction we were offered a driver for the duration of our stay which was handy given the remote location. Our request for a discount or refund were flatly refused.
After our experience we saw that had been recent reviews outlining issues with the property and feel disappointed that action had not been taken prior to our arrival to rectify.

Spacious house with a room for massage (with 2 massage beds), a big pool, nice view of rice paddies, attentive staff.
The house was not so clean. The toilets were broken( couldn’t flush) but the staff came to fix as soon as we asked for. Not enough light in the pool and area around the pool so it was quite dark to swim at night. Less varieties breakfast and the quality was not good especially sausages.

Nice rice field view, the pool is big enough for the kids to swim around. The villa is spacious, comfortably fit everyone with their own space. Breakfast was good.
There was not enough parking, if you bring your own car, be prepared to constantly move your vehicle in and out,or asked for others to move their cars when you want to go out. There was so many wasp-like bugs that swarm the place at night ( expected reasonable amount of bugs considering the area, but these ones could stink). Staffs could be more accommodating.

It was better in person than in the pictures, very luxurious and spacious. Jimmy, helped with any travel plans and the staff that made the breakfast were lovely. We were able to have massage therapists come to the villa each day to give us massages.
If it had rained around by the pool and on entrance into the villa it was very slippery. They could maybe jet wash regularly.

Firstly, this stay is hosted by Jimmy who is all things wonderful. He's so humble and sweet. He drove us around when his people were not available. He even took us for a drive on his jeep. His family (including their dog) also took good care for us. Their hospitality is something you must experience :)
To add, the villa is spacious, with a good view and supporting staff. The pool is very huge. There are good food options around the area. Also, the Ubud centre, a good dance studio and good yoga classes are at a close distance to the property . Overall, I highly recommend this property.
