BOOKING PROCESS
Once we received your request to book, we will email you our rental agreement for an electronic signature. Once it has been filled out/signed by you and agreed to by us, we will then charge your credit card for the down-payment of 25% of the room rate and confirm your booking. No money will be held or charged from us until you filled out and signed our rental agreement.

CANCELLATION POLICY (PLEASE NOTE IT DIFFERS FROM VRBO)
25% of the room rate will be due upon reservation (once the rental agreement has been signed). The remaining balance will be due 30-60 days prior arrival (depending on the length of your stay). Once paid these amounts are non-refundable. You do have the option to purchase travel insurance. We will send all details once your booking is confirmed.

GREAT LOCATION
Welcome to fun in the sun in beautiful and sunny Mission Beach, California! We are located just steps to the warm waters of Mission Bay and the beautiful blue surf of the Pacific Ocean!

This home is suitable for up to 8 people (6 adults max). These numbers include any potential day visitors. We do not differentiate between overnight guests and visitors.

HOUSE DETAILS
Located in a 2 unit home, "Pacific Sands #824" is a sun-filled three-story home with 3 bedrooms, 3 bathrooms and a patio (shared with the other unit). This beach town-home is just a 15 second walk from the bay and a minute from the ocean!

GROUND LEVEL
The ground level offers a shared patio area with a gas grill and comfortable seating. This area is perfect for warm summer nights. It also features two bedrooms. One room offers a queen bed and has tile flooring and French doors that open up to the shared patio area (seats 6), the other offers a twin and a double bed and has wood flooring. This area also features a bathroom and a kitchenette with a small fridge, microwave, sink and plenty of cabinets.

2nd LEVEL
The second floor offers a light and comfortable living and dining area (with window AC), a small balcony as well as bathroom and a fully equipped kitchen. The kitchen comes complete with dishwasher, refrigerator, microwave, coffee maker, blender, toaster, pots and pans, all utensils and everything you will need for your family meals. This middle level with its open floor plan is bright and airy and offers comfortable seating on two leather sofas. Lots of windows make this home let in the sea air and the sun - perfect for your vacation! The balcony is a perfect place for sipping your morning coffee and relaxing to the serenity of the 'bay-side of life”.

3rd LEVEL
The top floor is a fabulous master bedroom suite with wood flooring and a private 100 sq.ft. balcony viewing Mission Bay. This room offers a wall AC, a queen-size bed, closet and a full bath with tub.

PARKING
Parking, which is at a premium in Mission Beach, is no problem with our two-car tandem garage. Please know its narrow and measures approximately 7'10" W X 30' D X 7' H. For those of you with SUVs, please verify your car's dimensions as we do not have alternate parking.

AMENITIES
Enjoy the luxury of 2 TVs in the house, high speed internet, window AC in living room & in Master bedroom as well as laundry in garage. Linens, towels, beach towels, blow dryers, iron, iron board, boogie boards, beach chairs, high chair and pack 'n play are provided for your convenience.

SUPPLIES
The house offers everything you might possibly need, including supplies such as: laundry, hand, dishwasher and dish soap, toilet paper, paper towels, kitchen sponge and of course all fresh, spotless and clean linens and bath towels. Please note we do not replenish supplies.

LOCATION
Located in the heart of Mission Beach, it is within easy walking distance to great local restaurants, shops as well as to the Mission Bay Aquatic Center.

PLEASE NOTE
For "friend"/"adult only" groups we can agree to 6 people max and all must be over 35 years old. We absolutely do not want to rent to anyone that is intending to party at the house.

Please know there are a lot of steep stairs in this house. Not suitable for small kids.

We have a NO smoking and NO pet policy.

Kindly understand that at rare occasions we might not be able to move forward if a time frame requested does not fit well in our calendar. In this instance we will ask you to shift your dates or offer you alternatives if available.

DAMAGE DEPOSIT
We require a $500 refundable damage deposit.
