Disappointing and unacceptable around cleanliness of lounge area.
Location and overall size and layout of the property were good.
Good kitchen facilities.
The lounge smelled badly of dogs, there were throws on both sofas which were smelling of dogs and with dog hairs on them.
When we had to take these throws off, the settees had hairs on them.
The odour was bad enough to set off my chest - we are previous dog owners so anti pet - badly allergic.
Floor boards upstairs need attending to - very noisy.
Overall it was hard to settle into the property due to dog odour still being around - even after our 4th day with windows being opened etc.
It spoiled the stay.
For the record, we rarely leave bad reviews and where we stay away for work around 50% of our working time.

A nice property but the creaking floorboards upstairs are an issue
The property was generally exactly as described, the kitchen and lounge were good, and plenty of off road parking
There were unfortunately a couple of issues. The bathroom hadn’t been cleaned very well, and the floorboards upstairs and on the stairs creaked very loudly which meant my friend and I woke each other up if one of us needed the loo in the night or had to get up early. The wooden bed in the second bedroom also creaked which meant I didn’t sleep brilliantly.

Can't fault anything - lovely cottage, spotlessly clean, comfy, quiet, in a lovely location. We will definitely stay here again.

Wonderfully equipped house, incredibly peaceful location, great town nearby, EV charging available
This is probably the most well-equipped property we've ever stayed in, being very thoughtfully and usefully equipped right down to a cool bag for going shopping!
The "welcome food basket" was amazing, with delicious local bread, milk, plum cake, chocolate digestives and a local delicious cheese and a local soft drink. Our dog even had a welcome pack, and there were even dog towels and water bowl! So thoughtful. The house was very clean too.
The location is incredibly quiet - almost silent at night, with virtually no traffic at all, and no main roads within earshot. It's the definition of peaceful... on our first night, it was so clear and still that we could hear owls while star-gazing. For the first time in decades, I could see the Milky Way and saw a shooting star! Stunning.
Woodhall Spa is a lovely nearby town (5 minutes away) with several really nice cafes and a few good pubs and restaurants. The curry place is rather average (to be polite) but the nearby Village Limits hotel/motel/restaurant does really good food which includes a curry option, so we'd have gone there instead had we known!
We couldn't find the advertised shop 1 mile away but Woodhall Spa is only 2.5 miles away. It has a few electric vehicle chargers there too, with 2 hours of free parking. Coningsby is not far away and has a reliable BP 50kW rapid charger at the Co-op and some 7kW destination chargers too.
The owners were also kind enough to allow us to put a cable out of the utility room window to charge our electric car too, at a very fair price of £10 - thank you! Secure, off-road parking is also very reassuring.
The garden area was beautifully maintained, and there are great dog walks directly from the cottage in both directions. Ostler's Plantation is close by and offers hours of wandering around a forest which still has concrete bases where wartime aircraft were stored.
Overall this was a great house in a great (for us) location. Highly...
I think the heating controller is broken - the heating runs 24/7 even when set to "timed". (I'll report this back directly to the owner too.)
Like all 7kW electric showers, it was ok rather than great, and would be better simply connected to the combi boiler hot water pipe. Nit-picking though!
The house was chokingly full of air "fresheners" when we arrived, but it was ok once we'd turned them all off or covered them up and ventilated the house completely for a few hours. Again, nit-picking maybe, but for an asthmatic it could be a genuine problem so it would be worth having a few less.

This property is about a five minute drive outside woodhall spa which is where the convenience stores are for any shopping needs.The code for the lock box was emailed before we arrived, the house was very clean and welcoming, 2 good size bedrooms a family size bathroom and a well equipped kitchen for any cooking needs,the welcome basket in the kitchen was fantastic bread and biscuits,crisps and a drink, cheese and milk in the fridge, as we where visiting a sick family member and didnt have mush time for shopping we definitely made use of the basket thank you very much.In a seperate utility room is a bigger fridge freezer washing machine and a seperate dryer all very easy to use washing machine products provided if you forget yours. Beautiful gardens and on site parking. This is a definite home from home stay.
