Kings House is a Grade II Listed Townhouse with 6 double bedrooms (3 double and 3 twin rooms) and 4 bath/shower rooms with a large contemporary kitchen, separate dining room with seating area and table for up to 12, sitting room and a separate playroom/snug. The main lounge has a large flatscreen TV with Now TV including Sky Sports/Sky Entertainment, The Snug/Playroom and master bedroom have flatscreen TVs with freeview. At the rear is a secure, attractive mediterranean style patio garden with raised seating area and table for 8, bench and small further table, 2 chairs and barbeque. The house overlooks a small green. Guest parking permits are supplied for visitors who can park outside on a first come first served basis. Scarborough Railway station is only a 5-10 minute walk away making the house a great option for anyone wishing to travel by train. The house is close to several pubs, shops and restaurants and a short walk to the town centre, foreshore, Rotunda Museum and Stephen Joseph Theatre. In the Summer months Scarborough Open Air Theatre hosts a fantastic range of live concerts featuring some of the biggest artists from both the UK and the World. The house is only a short walk to The Spa which is a popular conference and entertainment centre. Whitby is a 40 minute drive away and the historic town of York an hour away. The beautiful North Yorks Moors National Park with great walks and scenery is on the edge of Scarborough itself. Crown Spa Hotel is 3 minutes' away and offers full spa facilities, massage etc - perfect for a ladies' pampering session. The house is not suitable for hen or stag groups or parties of exclusively young people ( under 25). Our changeover day is generally Friday (and we cannot be flexible on this in school holidays) so unfortunately any request for a 7 night booking to start on a Saturday for example is likely to be declined. Outside school holiday periods though we welcome short break bookings of 3 nights typically starting on a Friday or Monday. As a special promotion we are now offering an extra night free in addition to your chosen 3 nights for anyone who would like to take us up on the offer (subject to availability) - please message us in advance to ask about this and where possible we’ll be happy to send you this special offer. If you would like to book the house please provide some information on your booking request regarding your group e.g. family holiday/friends' reunion.

MASTER BEDROOM & ENSUITE SHOWER ROOM
Contemporary 4 poster bed with superking pocket sprung mattress and contemporary matching bed linen. Barcelona mirrored bedside tables and dressing table, large wardrobe, chest of drawers, flatscreen TV. Grand bay window and side window with views over the town and small lawned park area below. Ensuite Shower Room with toilet, wc and shower (1st Floor)

Mahogany Sleigh Bed with kingsize pocket sprung mattress and contemporary matching bed linen. Mahogany double wardrobe and matching twin bedside chests, chest of drawers with mirror over. (2nd Floor)

SNUG SITTING ROOM: Small sitting room with sofa, chair, 32" flatscreen LCD TV with built-in freeview and selection of games, toys, lego etc. Our old PS2 is there with a few games for you to use or bring your own games console. Great for the younger visitors (please do not leave small children unsupervised however!) or simply somewhere to watch a different TV programme. Small library of books and DVDs.

PATIO GARDEN
Small enclosed patio garden with steps leading to back gate and back access road. Secure area for your dog or child (but be aware of steepish steps). Attractively landscaped in a Mediterranean style with a large bench seat, concealed lighting and fountain. Raised area with teak table and 8 chairs. Small metal bistro table and 2 chairs outside the back door for your morning coffee! Charcoal barbeque available.

Kings House is perfect for a large group, we were a family group of ten, the bedroom layout was perfect and there is more than enough social space, so we never felt crowded. The kitchen is well equipped and having two fridges and two dishwashers was a great bonus. The parking permits worked really well and we never had a problem finding a space, we had three cars with us. Communication with the owner was excellent. We would definitely recommend Kings House.

Lovely spacious property over-looking a small park. Set over four floors. Lots of rooms, lots of bathrooms, fabulously well equipped kitchen. Five minute walk to the beach or train station, 10 minutes to the town centre. Well decorated, lots of hot water and good pressure in the showers. Would stay again.

A superb house in an excellent location for both the beach, gardens and the town itself. Set on 4 levels, it appeared nothing had been forgotten to help with our stay. The kitchen has to be seen to be believed with a lovely kitchen island ideal for any meal. There was plenty of room to cater for 3 generations of our family whilst we stayed there. I would thoroughly recommend this property as an excellent place to stay.

We had an extended family stay for a family birthday.. The house is beautiful, spacious and well equipped. Plenty of space to be together or have a bit of space apart with 3 separate living spaces Easy access to the sea front and town as well. It was perfect for us and surpassed our expectations. Thanks
