Come experience a true Balboa gem! This unique and highly upgraded lower vacation unit in a duplex is located right on the Balboa Boardwalk! A gorgeous property and a perfect location that is guaranteed to give you the vacation of a lifetime. With 4 beautifully decorated bedrooms and 3.5 bathrooms, your family will have sweet slumbers, night after night. And should you have a guest or two, there's plenty of space! Most bedrooms have flat screen smart TV's - (no cable - just smart features) and the entire unit features local photographs of the Balboa community. The layout is spacious yet provides privacy as multi levels lead you to all areas of the unit. If you like to entertain, you'll love to prepare your dishes in the spectacular kitchen and enjoy the meal in the amazing sunken dining room. On hot summer days, you can cool down with the AC and on cooler summer nights, sit by the gorgeous fireplace in the living room. Should you have to wash some bathing suits and towels, there is a private laundry area inside the unit. And don't forget about the location! The patio is a beautiful extension of the home with sweeping views and access to the fire pits out on the sand....a Balboa tradition! The pier, with shopping and dining galore, is just a quick walk away. From the moment you drive up to the property, to the first time you open the front door, you will know this gem of a home was a brilliant choice!
**Beach Access: please note that beach access for both units is through the downstairs front patio. Lower unit guests agree to allow access and keep pass through area clear for upper unit guests.**

Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed.
**All reservations are subject to owner approval**
Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.
Parking: 2 car parking - This unit provides 2 car tandem parking - one carport and one garage - not shared. (see floor plan for measurements)
Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!
Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.
You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc.
Jacuzzi Tub: The Jacuzzi tub in master bathroom is not operational.

What a wonderful stay! Perfect location. I chose this home due to reviews about location and being able to accommodate a large group and I can say I was not disappointed! Now the driveway to garage is extremely steep, but parking was no problem. Plenty of lots and or public parking. Everything was wonderful and will choose to stay again!

My daughters had a 3 day weekend so we planned some beach time. It was important for us to be right on the sand, and that we were! It was easy to bounce between the house, sand, water, firepits, and volleyball courts throughout the day. Parking on site was too tight for my Tesla to fit but there was ample street parking available during the off season and the parking lot is just a few steps away for convenience. We walked to the fun zone and to dinner each night so didn't cook at all but enjoyed spending some quality time together. The place is very large with plenty of room for everyone. Beds were comfortable and the place was clean. It would have been nice to have beach gear, coolers, or bikes provided so I didn't have to lug so much stuff to the house and back for just a long weekend but we made it work!

The property was very nice. Unfortunately there were some areas that need attention: 1)Carpet is extremely dirty 2) window sills and frames and screens very dirty 3) broken screens 4) They say it's for 13, however not enough plates or silverware for 13. 5) Only a broom to clean, and no mop. The vacuum did not work. 6) The sheets were very thin and cheap. 7) we were there for a whole week and no cleaning products provided, only dishwashing and dishwasher detergent. No toilet scrub brush even.
