A gorgeous property and a perfect location that is guaranteed to give you the vacation of a lifetime. With 4 beautifully decorated bedrooms and 3.5 bathrooms, your family will have sweet slumbers, night after night. And should you have a guest or two, there's plenty of space! Most bedrooms have flat screen smart TV's - (no cable - just smart features) and the entire unit features local photographs of the Balboa community. The layout is spacious yet provides privacy as multi levels lead you to all areas of the unit. If you like to entertain, you'll love to prepare your dishes in the spectacular kitchen and enjoy the meal in the amazing sunken dining room. On hot summer days, you can cool down with the AC and on cooler summer nights, sit by the gorgeous fireplace in the living room. Should you have to wash some bathing suits and towels, there is a private laundry area inside the unit. And don't forget about the location! The patio is a beautiful extension of the home with sweeping views and access to the fire pits out on the sand....a Balboa tradition! The pier, with shopping and dining galore, is just a quick walk away. From the moment you drive up to the property, to the first time you open the front door, you will know this gem of a home was a brilliant choice!
**Beach Access: please note that beach access for both units is through the downstairs front patio. Lower unit guests agree to allow access and keep pass through area clear for upper unit guests.**
General Info:
Minimum Age Requirement: In accordance with Newport Beach Municipal Code 5.95.045 the minimum age to rent this unit is 25 years old and the guest of age must be present and reside in the unit for the duration of rental. Each reservation requires a completed guest portal which includes ID verification and a signed rental agreement.
**All reservations are subject to owner approval**
Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.
Parking: 2 car parking - This unit provides 2 car tandem parking - one carport and one garage - not shared. Tight alley! Larger vehicles may not fit.
Bedding: Blankets, mattress pads, bed spreads, sheets and towels are provided!
Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.
You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, etc.
Jacuzzi Tub: The Jacuzzi tub in master bathroom is not operational.

This house and location was perfect! It was just as advertised. Communication was great, plenty of extra pillows and blankets, kitchen was well stocked, and it was very clean. Parking is a challenge if you are driving a large SUV, and you need to bring your own beach equipment. We will definitely look at renting here again!

The best part about this place is its location for sure. It’s right on the beach/trail, with nearby fire pits, volleyball court, and pier. The balboa island ferry is also easily walkable. The house is spacious, kitchen fully stocked, plus 2 parking spaces (note: very narrow and fairly hard to get into however, especially for bigger SUVs). The main downside here keeping it from 5 stars is that the WiFi is not good, especially in the bedroom areas. We were only sometimes able to stream Netflix on the tv in the living room. Anything beyond basic web browsing was a challlenge. We also noted that the units above and next to us had many people in them (probably around 20 people each), which made it a little louder than we were expecting outside, but luckily they didn’t stay up later than us and we couldn’t hear them much inside. Overall I’d stay there again, as long as they get faster WiFi.

We rented this property to celebrate Mother's Day weekend and it was the perfect place for it! We were able to walk to the pier, restaurants, and ice cream shops nearby. The volleyball courts were directly across from the house so the kids were able to play games and lay out on the sand. The house also has a bbq grill land fully stocked kitchen, which made it very convenient for us to cook. Thank you for having us! We definitely made some memories with the family this weekend!

Beach view was incredible. House was clean, mattress were ok comfort wise. House was clean, communication and check on excellent. I drive a Pallisade and wasnt comfortable trying to park in the driveway but found street parking ok.
