The dining area includes a bamboo octagonal table with seating for eight, complemented by matching chairs, a sideboard buffet, and a tea cart. A pass-through granite counter connects to the kitchen for easy entertaining, while sliding doors from both spaces open to the front patio, creating a seamless indoor-outdoor flow.

Additional conveniences include garage access and an outdoor shower, perfect after a day on the water. Please note: regularly scheduled gardening maintenance takes place throughout the property, including the courtyard, on Mondays.
KITCHEN & AMENITIES:
The chef’s kitchen is thoughtfully designed and fully stocked with dishes, utensils, cookware, and bakeware, featuring top-of-the-line appliances including a refrigerator, dishwasher, stove, oven, and microwave. A butler’s pantry with a secondary fridge/freezer adds extra convenience and storage, while windows offer a pleasant view out to the courtyard. Guests are welcome to bring their own food, beverages, spices, condiments, and additional paper goods, with essentials like salt, pepper, olive oil, and coffee provided to get you started.

GUEST ACCESS:
Guests will have private and exclusive access to the entire two-story 4BR/4BA residence. This includes all interior spaces, the bayfront patio, and the interior courtyard. The property boat dock and the gazebo are off-limits to guests and are for the sole use of property and boat owners. The rear upper 1BR/1BA apartment is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. There are several public boat docks throughout Newport Harbor, including one right near this property, which is especially convenient for picking up your guests on a rented Duffy electric boat or other watercraft. There is no overnight docking on public docks. For longer-term docking, mooring, or anchoring, please call the Newport Harbor Master for locations and pricing.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans have been provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located in the utility area next to the kitchen. Please note that guests must provide their own laundry supplies.
Parking: One space in double-car garage accessed via rear alley, standard-size vehicles only. Dimensions: 18ft deep x 17ft wide x 6ft high.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
