We stayed at the Roslyn for two nights over the Bank Holiday weekend with our five-year-old grandson, and it was an absolutely fantastic value-for-money break. From the moment we arrived, we were made to feel incredibly welcome. The host is warm, cheerful, and genuinely friendly — more like being greeted by an old friend than checking into a B&B.
The property itself is spotlessly clean, very comfortable, and has a lovely welcoming atmosphere throughout. Breakfast was excellent and set us up perfectly for the day ahead. Our triple room was comfortable and thoughtfully equipped with extras you would not normally expect from a traditional seaside B&B, including a hairdryer, iron, ironing board, and even a fan. The ensuite shower room was compact, but having a private shower, toilet, and hand basin was ideal for our stay.
The location is perfect — just one road back from Preston seafront and literally a two-minute walk to the beach. There is also a pub serving food right at the end of the road. Alternatively, you can leave the Roslyn, walk through the car park and park area, and be on the Esplanade within just a few minutes.
We thoroughly enjoyed our stay and would not hesitate to return. In fact, we are already hoping to book again later in the summer. Highly recommended for anyone looking for a clean, comfortable, welcoming, and affordable seaside stay.

We took our grandson scooter with us and he was thrilled to find a skate park just a few mins walk away. It’s well used but we went with him after breakfast and he was the only person scooting then which was absolutely fantastic!
Nothing. There is car parking on site. But it is limited. If you are not lucky enough to get free parking at the property there is a massive council car park adjacent.

The bathroom. Shower and toilet were in a wardrobe. That was the only thing I didn’t like
